Great viewing and the agent, Claire was very informative. Then the communication with the office and the agent on my case was very poor, lack of explanation and willingness to help in any way. My case changed agent twice for various reasons but I was never notified, leaving me to send emails to nothing and no one. Eventually, I got the keys from the same agent who gave the viewing, and she was once again very thorough and helpful.

GoogleThis agency is a SCAM!!!! Do not waste your time here! False information provided on the website about the properties with prices not relevant to the actual properties. Extra charges of £334 for a checkup if you are eligible to rent the apartment which they say is non-refundable (WHICH IS ILLEGAL - TENANT FEES ACT 2019).
When we asked the agency about this they didn't answer clearly.
What was also surprising is that the landlord apparently wants to chatge us extra £50 for a balcony and £100 for the car parking (where on the website was said it's included in the price).
The Leef Properties is a SCAM!!!!
We asked residents on this block (Marlstone Avenue, Manchester) how is it living here and those who rent from Leef Properties said we should leave and not even try renting from them as this agency is a SCAM!!!!!!!
BE AWARE OF LEEF PROPERTIES!!!! BIG SCAMMERS, LIARS, SCUMBAGS!!!!!!!!!!

GoogleAVOID IF YOU VALUE YOUR SANITY AND SECURITY
Background: I have rented several properties over the past 10 years and have never encountered a management company as incompetent as Leef.
False advertising - The apartment we rented was advertised online and in person as WiFi enabled by Leef. When our tenancy began there was no WiFi installed and we weren’t allowed to install our own. Leef did not seem to care, as no compensation or workaround was offered for this. We had to buy a 5G router on a rolling contract to work from home. WiFi was eventually installed after a few months, but only after chasing Leef relentlessly and threatening to void our tenancy for their misrepresentation.
Security - The main entrance to the apartment building might as well not have existed. The magnetic lock on the door was constantly broken. Because of this, it became a hot bed for homeless people in the local area. They would camp in the building, bang on doors, and even smoke and defecate in the hallway. I returned home once to find a homeless person passed out with a lit cigarette next to the mailboxes. Leef did not seem to take our complaints seriously until the police and an ambulance were called to attend one night. The lock wasn't replaced until after this incident, several months into the tenancy.
Water Damage, Soon after moving in there was a leak causing water damage to the bedroom ceiling. Water was literally pouring out of the light fixtures, narrowly missing our belongings. The bedroom ceiling was bubbled and stained brown in several places. They only sent a contractor out to look at it after we pressured them because we were concerned the ceiling might collapse. The contractor said that it was fine and any damage won't be fixed until Leef could claim for the damage from the developer who owns the property above ours. It still wasn’t repaired when we moved out.
Poor Finish - After moving in we tried to deep clean the flat but could barely wipe the skirting boards properly because the paint would just come off. If you so much as leaned on the wall dry paint would come off on your clothes.
Lack of Maintenance, A maintenance request for a leaking central heating pipe had not been attended to for more than 8 months at time we moved out. I followed this up several times because it would leak when the heating was on, causing water damage to a skirting board that was becoming moldy.
Other Issues - The immersion tank broke within a few months of being at the flat despite this being new. Water supply to the flat was disrupted several times without warning/not due to planned works. A water engineer came out to investigate one time and concluded that the water pumps had been turned off by one of the caretakers! This was on a Saturday evening with water not being restored until the day after.
Terrible Service - The property manager changed several times throughout the tenancy, presumably they didn't enjoy dealing with all the issues the tenants were facing. If you managed to get through to someone, it felt like talking to a wall. There is no contact for out of hours or for emergencies. Trying to contact Leef to deal with all the problems we experienced in the property felt like a full time job at one point.
Deposit - When moving out we inadvertently left behind a toilet brush (in good condition), as it was hidden behind the toilet. We also had to remove an A4 sized mirror from the bathroom wall, which we put up, as one wasn't provided when we moved in (even though a mirror in a bathroom is an essential fixture!). We would have left this up for the new tenants if we didn't anticipate Leef making a fuss about this. This left some minor marks on the wall. Leef took £125 from our deposit for this even though the paint is poor quality and other painting was required!!! I even offered to collect the toilet brush to avoid the charge and inconvenience to them, but they said no even though no new tenants had moved in.
Leef are entirely irresponsible and unreasonable in my view and I would give them 0 stars if possible.

GoogleMy elderly parents rented a bungalow through this company unfortunately mum passed away in 2018 so dad lived there happily on his own untill recently when he was served a section 21 no fault eviction notice in September giving me 8 weeks to find him alternative accommodation. The guy who was manager over his property Oliver Carter although I was really annoyed this man was wonderful he phoned me for regular updates on my dad , he was very supportive with forwarding the relevant information that the local council requested that I didn't have , I felt although it was his job to serve these notices he also had a caring thoughtful side to him and was genuinely interested in how things were progressing with the search for accommodation. Nothing was too much trouble if he could help he would , I needed a few extra days in the bungalow due to problems obtaining keys to new property Oliver contacted the landlord and was granted a further 3 days which I was grateful for.Dad is now settled into his new flat and the agreement with leef has ended ,he's just recieved a call to inform him that he is also getting his full deposit back ,so once again thanks for all the support you gave my dad and myself during the 8 weeks .

GoogleI was pleased by the service at first, Heather was lovely and very informative. However, once we moved into the property things started to deteriorate and the flat was in dire need of repairs. They were helpful at first for a few initial repairs I reported but after that nobody has been since. More significant repairs began needing to be done, for example the roof started to leak causing mold but we were told to 'keep wiping it down' and that the roof would be repaired. Baring in mind we are now well into our contract and nothing has been done, I continue to report issues but nobody even responds anymore. I would not recommend this estate agent at all, we have been taken advantage of as young people moving into our first flat and the way we have been treated is appalling.
Since first writing this I have seen no improvement at all which is hardly surprising. The roof to my flat was broken and let the rain in as we slept, this dripped directly on to us so we had to keep moving the bed. This consequently led to mould and damp. I was told this was reported to the landlord as 'an urgency' but still hasn't been sorted . They're now allegedly doing building surveys which they haven't informed us about until recently, but again nothing seems to have come from this. Our roof was in such disrepair that the tiles began to drop off the roof and nearly hit us and people walking by. When I reported this it was marked as 'loe priority ' even though it fit the category of a emergency repair, again putting our health and safety at risk because they just don't care. Do not use this company, it might look good initially but things will go wrong and they will not help you.

GoogleTHIS AGENCY IS A SCAM. Their properties look polished on the surface, but there are alot of problems hidden beneath the surface that they've covered over with paint and other quick fixes.
There was a sewage backup in several ground floor flats in one of their properties. My daughter lives in one of these flats. Instead of removing the sewage flooded carpets, they are having the carpets "cleaned" and then placing them back on the market for new tenants.
So while the flat you're viewing might look clean and polished on the surface, just know that you're walking on sewage, and soon after moving in you will see the mould starting to grow from all the moisture and structural damages that they've covered over with paint.
As someone here pointed out in their review, all the low ratings are coming from people who have been living in their properties. Also have a look at the low reviews that have posted picture attachments, and the vast number of people that are agreeing with the 1 star reviews. That will give you a glimpse of what you're getting yourself into. So it's up to you to use your own good judgement when making your decision about renting with this agency.

The service from leef is absolutely disgusting.. I've had problems in my flat for months and just get ignored .. I had a leak on my boiler which was flooding the apartment below and they would ignore emails and it took them 5 months to sort the problem .. they will hound you when they want something but when you have an issue ignore you .. I have issues with my fusebox making a loud banging noise constantly and I'm just being ignored once again .. spend 15 minutes waiting to speak to someone for the line to just get cut off
