The front of house team at the Cocoa Works, John, Simon and Tonmoy are fantastic. They are friendly and approachable and create such a warm and welcoming environment. In particular, a recent concern I had was responded to by John and Simon most helpfully and timely which I am so grateful for. They truly go above and beyond to provide support and try to ensure that this is an enjoyable place to live. They also bring so much to the life of the place and make it feel like home. Thank you!

UB routinely ignore service & repair requests from leaseholders, even those marked "urgent" by their own system. No response yet to my most recent issue raised over a month ago (intermittently leaking ceiling for 2+ years causing mouldy carpet in common corridor) despite sending 4 follow up messages. Our service charge is well above the regional and national average, and in return UB give us worse than the bare minimum. Recurring issues include the aforementioned leaky ceiling & mould, collapsed ceiling panels, dangerously loud and invasive false alarms, broken lift, building door not automatically locking resulting in unauthorised access. Our 2023 service charge breakdown contained an entry charged to leaseholders for communal window cleaning. Our building has no communal windows. Why are we paying for things that don't exist while issues that have existed for years are being ignored? I can't help but wonder how much more of our inflated service charge is fiction. I expect our charges to be used to make repairs in such a way that they don't recur, but UB instead seem to patch over them and falsely tell us they're fixed only for them to re-emerge a few months later, billing the excess to leaseholders. When CS do respond they come off disinterested, defensive and unwilling to resolve the issues raised. If you want a property management company that takes you, your money and your wellbeing seriously I suggest looking elsewhere

Agent replied · 16 April 2026

Hi Jamie, We're sorry to hear about your frustration and the issues you've experienced. We've reviewed your concerns and can confirm that the roof leak has been repaired, and our team has been in contact with you regarding the carpet and mould concerns. Ceiling panel replacement will be scheduled once the leak investigation is fully complete. Regarding the communal windows charge, this was a historical entry that has since been removed from the budget following updated regulations and Director requests. It should no longer appear on your service charge. The lift has been operating correctly with no recent faults reported, and the building door issue was traced to the emergency release button being pressed inadvertently. We've now installed protective covers to prevent this happening again. We've responded to all your emails and are currently awaiting a contractor's report on outstanding matters. We understand you may not agree with some of the responses provided, but we want to assure you that your concerns are being taken seriously and addressed. If you'd like to discuss any specific concerns further, please do get in touch with us directly. Thanks from urbanbubble

Substandard property management services from a company that clearly prioritises its bottom line over the basic safety and maintenance it is contracted to provide. While the vehicle gates have finally been fixed, they were previously left wide open for months due to poor maintenance, which almost certainly contributed to recent break-ins at the Castle Irwell development. It is staggering that a company collecting over £13,000 a month in service charges originally cited a lack of funds as the reason for the delay. The issues are still endless. Although they provide a portal for logging maintenance, there is a consistent failure to follow through on what they say. As a homeowner, I feel like I constantly have to remind them to do certain aspects of their responsibilities. Offensive graffiti in the park remains for months, equipment stays broken, and litter picking is substandard. They have also been incredibly slow to deal with residents disposing of bulky items despite there being a nearby recycling centre. Their only suggestion is to send letters, yet they refuse to affix signage to deter the behaviour. This lack of action has led to my personal garden waste bin being used by others for general waste when it has been left out for collection. We are being nickel and dimed with separate charges for their own management app and confusingly itemised bills for staff pensions that should be consolidated. Furthermore, we are being charged a general property management fee alongside a separately allocated property manager fee, which is entirely nontransparent. Currently, the shared bins are overflowing as shown in the photo, which is just the latest example of their failure to manage the basics. Avoid this company if you value security and transparency. Why should we have to live like this?

Agent replied · 16 April 2026

Hi Alex, we're sorry to hear about your experience and the frustration you've felt with the management. We understand the concerns you've raised around the vehicle gates, bins, waste disposal, litter picking, graffiti and broken equipment. We are working hard to address them. We've appointed a contractor to remove the excess waste and address the overflowing bins as a priority. Litter picking is being improved with clearer responsibilities and routine checks. The vehicle gates now have a specialist contractor maintaining them to a higher standard, and we're working to resolve the graffiti and equipment issues. Regarding service charge transparency, we're happy to discuss the breakdown of charges with you directly if that would be helpful. Please get in touch with us if you'd like to discuss your specific concerns further. Thanks from urbanbubble

Had a decent experience in the build up to our move, especially with Ella when moving into one of Urbanbubble's BTR properties. She is always on-hand to answer any questions, patient and understanding when we ran into some delays in the pre-move process, and friendly. Admin work took a while to get going, but once the process started we were able to move through the different steps fairly easily. I can't speak to how they are once you're actually in the property yet, but so far the processes have been fairly smooth.

Appalling management company! They all know to issue invoices, chasing money and applying late fees despite all the concerns raised with them. Complaints not being acknowledged or responded to, you have to chase them constantly for a response and they are incapable of checking internally. Increased management fees without even saying the reason why, still waiting to see the accounts from 2 years ago, never mind last year. AVOID at all cost, it's just a rip off!

Agent replied · 16 April 2026

Hi Elena, We're sorry to hear you've had this experience and feel this way. We always aim to respond to enquiries and concerns promptly, and we understand how frustrating it can be when communication doesn't meet expectations. We can confirm that responses have been provided previously, and our team continues to work to address queries as they arise. Some matters, such as accounts preparation, can take longer than anticipated, but communications have been shared with leaseholders and further updates will follow. We take this feedback seriously. If you'd like to discuss your concerns in detail, please get in touch with us directly and we can clarify any outstanding matters. Thanks from urbanbubble

Really disappointing experience. Went for a viewing and the agent had no knowledge of the property and couldn’t tell us any information regarding any of the typical questions we had. Luckily, the tenant was there who was able to give us the answers. Then when we tried to move forward with this property we were told we couldn’t live there anyway because there were too many of us. The number of prospective occupants had been known to the agent for 2 weeks prior to this viewing and the agents lack of knowledge or any initiative to find out any information regarding the property was extremely frustrating. It seemed the agent couldn’t be bothered and meant he wasted all of our time and efforts. Then the agent has actively ignored any further enquiries we have had regarding other potential properties.

The staff members at High Definition themselves are fantastic. They are always very attentive and quick to pick up on anything we mention, with Magda and Donna in particular standing out for their excellent service and attention to detail. However, there is a lot of room for improvement when it comes to the leaseholder meetings. Despite having extensive conversations and raising important points, there often doesn’t seem to be any meaningful follow-up or communication afterwards to demonstrate progress on the actions and decisions that were agreed. It would be really beneficial to have clearer communication following each meeting, including updates on what has been agreed, who is responsible for taking action, and the progress being made. This would give leaseholders greater confidence that the issues raised are being taken seriously and actively addressed.

We had a few broken things around the flat when we first moved in. We contacted our letting agency and they sent Carl to take a look and fix what was needed. He came back a week later to fix everything, showing us why the mechanisms/parts weren’t working and how he was going to fix it. Very effective, efficient, and a lovely guy to have around.

Don't ever use this rubbish letting agent, I want to give negative starsssssssss! I purchased a buy-to-let flat located in Manchester which was completed in Oct 2022. The developer introduced Urbanbubble / LOCAL Manchester (they basically the same company) as the letting agent. At the beginning there was already a ridiculous story: Customer Service A ask me if I wanted to rent to an overseas student while Customer Service B asked if I wanted to purchase furniture for future tenant, while no one asked if that student wanted a furnished or unfurnished apartment! Finally anyway I paid £1500 for furniture. Then Customer Service C said that they will provide a snag report after the completion while Customer Service D asked me why I made the toilet dirty - it was because I visited the flat to take photos and installed the curtains myself. At that time I already found that the toilet was dirty with no flushing water. I didn’t care because they said that they will check and provide snag report before letting out. But then finally, they thought that I made the toilet dirty!!! What a mess and a lack of communications! And after 1 year I am still waiting that snag report! Okay, anyway 1 year passed. On 29-Sep Friday, I asked the existing Customer Service Adeeb about the contract end date and if the tenant wanted to renew / extend the contract. Then he introduced Raoisa to handle the renewal. She then replied that the tenant didn’t want to renew and will move out on 3-Oct the contract end date. Urbanbubble claimed as an award-winning letting agent and, it is their “professional” way to handle renewal. Why didn’t they ask the tenant 1 or 2 months ago about the renewal? If the tenant didn’t want to renew then they can start the new tenant search much more earlier! I have a serious doubt that if I didn’t initiate the email conversation, they even not alerted the contract end date is 3-Oct! You know if the flat is empty I still need to pay the council tax as the owner, but they never care! Okay, then I immediately asked about their closing procedure, like keys handling, checking of flat and furniture, but Adeeb was day-off until 4-Oct and no reply from Raosia. They kept having no reply until last Wed 11-Oct. Adeeb said that Raosia is no longer working there. So who is handling the new tenant search?! Who knows!! And Adeeb also said he didn’t know if the keys was returned by the tenant yet and also the status of my flat. See! It is their professional way to manage letting property!!! WTFFFFFFF! Actually on last Tue 11-Oct I sent another email to all their related email address I can find that I wanted to terminate the letting service contract with Urbanbubble. But until now still no reply to proceed my request. Yes they are good at NOT REPLYING ANYTHING THEY DON’T WANT TO REPLY. I was an oversea buyer when I purchased this property. But finally I moved to UK and live in Manchester as well. I can’t imagine if I am still an overseas owner how can I get thing solved by this amazing company. At this moment I basically don’t know and don’t have control on an apartment costed me nearly £200,000. I am still thinking what I can do next step to ask for their reply. So please never use them, never

Avoid like the plague! Most of the positive reviews look fake. There is no way anybody who has had to deal with this company will give them any praise. They over charge They outright lie They deliberately mislead you as distraction mechanism to hide dodgy activity The staff are useless and lack skills and training They deliberately hide charges They cannot do basic accounting The MD is cringe worthy with his posts on LinkedIn about how great this joke of a company is and their fake awards. Utter nonesense he is a greedy liar. The company is rife with suspicious activity. To anybody reading this, just reach out to the many blocks they are managing and ask leaseholders for personal reviews. Some apts in the city center are paying 5k/ year in service fees due to urban bubbles failures. Do not believe any of the positive stuff on here, it’s all fake. To the staff at urban bubble, good luck. Eventually the wheels will fall off.
