Excellent Service over 3 years of a London rental

Thank you John D Wood for providing a fantastic service for the last 3 years when I rented a flat from one of your landlords. From the first inquiry, viewing, communications and paperwork, the process was smooth and easy. I didn't feel pressured or rushed, but supported by the Wandsworth Common branch (initially Olivia). The team were proactive to provide any paperwork I asked for. JDW provided their end-to-end management. Any requests, issues or special requests were accommodated for quickly. Thank you to the maintenance and operations team in Nottingham for your initial introduction, quick responses and support throughout the contract. When an engineer visit was required, the contractors you used were professional, friendly and respectful. And when the assigned property manager moved into another role, he proactively contacted me to let me know and introduced my new point-of-contact. These little but important touches make all the difference. I felt at home. So did my 3 kids. After the first two years, I then extended the contract - which again was an easy process. When the time came for me to leave, Tom (Wandsworth Common) was helpful and friendly - Thank you, Tom. The inventory check/deposit return took a little longer than I hoped but all the paperwork, outstanding queries and matters were cleared up very quickly by the Richmond office (thank you, Armela for your attention to my account and your updates - much appreciated) Overall, very happy with the service I received and in 11 months time when my current tenancy agreement ends, you'll be the first agents I get in touch with.

J D Wood lettings corrupt liars

Just to update my last comment - as a landlord I'm now told by J D Wood that I am tied into them and therefore paying them until my tenant leaves, whenever that is. My excellent tenant will have to leave in July and start again to get away from this un professional company. Unfair on him and his family as I'm a good landlord trapped by an appalling, greedy bunch. Landlords beware - even if J D Wood don't pay you in timely fashion you are tied to them, so they claim. I'm taking this to Radio 4 You and Yours because I just want nothing more to do with them. Being a trusting person I tried to negotiate an amicable agreement but the greedies kept lying to me! Turns out when I checked T and C’s that they have actually being lying to me and I can release myself from the contract by giving 3 months notice. I have a recording of Bea Piazza telling me I’m tied in until my tenant leaves even after this was pointed out to her. She is a very greedy liar, lied constantly to me about the contract T’s and C’s and also about my client. This has caused an immense amount of stress and wasted a huge amount of time. This is obviously company policy - you have been warned…

JDW LETTINGS DEPT HIGH ST WIMBLEDON - AVOID

The head of lettings in Wimbledon High Street cold-called me for months promising me she had corporate clients for my property, this was an untruth. From October to December, she tried to coerce me into dropping the price, advising me the 'market was particularly quiet' (old gem used by agents trying to scaremonger you into submission' I made two formal written complaints about this lady AC, and they were to respond to as per JDW's website statements. AC then tried to force me to accept two out of four tenants whose references were sketchy (one has only joined his company and the other was a Temp). AC then tried to coerce me into accepting tenants and rush through a gas safety cert which the company JDW recommended failed on my property (this later proved to be a false failed GSC). Out of the blue, I was asked to make my complaint to AC who responded to a complaint about herself!!!!! She then sent me an invoice for the rent for four tenants who have never entered the property and had failed references that were turned down. AC is. a bully whose sharp practice is supported by Ms Haskins another employee who is trying to coerce money from me on false pretences. I am outing this company. Normally I would respond.. however it did not end there, AC’s dept head from JDW HQ then started to bully me demanding I pay them one years rent even though no transaction or tenant was supplied ( due to FAKE references). The bullied me to the point of a breakdown! This company knowingly lied to me- tried to brush over trying to take 12 mo the fees and simply kept badgering me up to recently.

Individual excellence let down by lazy communication and poor tenant management

While there are pockets of excellent service and friendly staff at JDW, overall our tenancy management experience was “hands off” at best and irresponsibly poor at worst. We had multiple managing agents throughout our three year tenancy, but nobody bothered to inform us when our point of contact would change, I only found out when emails would bounce. The landlord even switched away from agent management and nobody bothered to tell me that either. When I’d call for tenancy queries our initial managing agents were helpful, but others almost made me feel as if I was inconveniencing them. This isn’t to take away from great letting agents and certain great staff, but overall experience and keeping tenants informed leaves a lot to be desired.

5 Star Agents!

It started on a viewing with James who was different from other agents, he wasn’t pushy and didn’t try and sell me the property we viewed, even though it was clear I liked it and subsequently made an offer - James was disarmingly honest and knowledgeable and booked me in with Jake for an appraisal on my own house. Jake, the Wandsworth branch’s manager, was very impressive. Unlike the other big agents who also appraised my house, Jake was more interested in my situation and helping me achieve what I needed, than just getting me to sign his sales terms and sell as quick as possible! This I found refreshing and I chose to instruct Jake based on this and his obvious ability. Once I had instructed John D Wood to sell my house, the service I got was second to none! Whenever I called there was always someone charming on hand to speak to and although my situation was not at all straight-forward and I am sure I was quite a difficult client for them, I was always made to feel like the centre of the property universe. When it came to results John D Wood were very driven and did not let a tough market stop them from sourcing me a great buyer. Shae, another member of their sales team, was a complete star in sourcing my buyer who, to put it simply set a price per square foot record on my road! More importantly than this, Shae's buyer was perfect for my house and I know they will have many years of happiness there.Overall, if you are selling or buying in Wandsworth, Jake, Shae and James should be your first point of call.

The Battersea Team were brilliant to deal with in the sale of our property. Fred in particular was fantastic to deal with throughout the sale process. As we were immigrating to New Zealand during the sale process and had departed the UK after accepting an offer but before exchange of contracts, Fred was exceptional with providing feedback and assisting us when opposite time zones were a challenge. Jaw-droppingly useless

To describe the agents of the Wandsworth branch of John D Wood as 'incompetent' is to do that word a disservice. Their inability to do even the most basic elements of their job would be hysterically funny if you were not the one to bear the brunt of their idiocy. From the moment I moved in as a tenant to when landlord sold the house, any interaction with John D Wood would leave me agog at how utterly useless and unnecessarily aggressive they were at their jobs. They treated us tenants as though we were pests and an annoying inconvenience. Their bias towards our landlord wasn't hidden, and we were lucky that we had a good relationship with him that CCing him into our communications with John D Wood would lead to a solution to whatever we were trying to sort out. They surpassed themselves in incompetency when our landlord sold our house. "24 hours notice for viewings? Nah, we'll just turn up with interested buyers when we want." I came home early from work one day to find viewers ALONE IN THE HOUSE who said that the agent had "just left". Said agent also insisted that we allow the eventual buyers bring their family around on a day to view that we had said multiple times that we could not accommodate, making a viewing appointment and not turning up to the viewing, leaving me to deal with the frustrated would-be viewers. But a standout communication from this agent was when we emailed our concerns about potentially not being able to move should a national lockdown occur and being told that we were "being unnecessarily hysterical" and being "ensnared by media speculation". Upon that, we decided to leave sooner than we had planned, which turned out to be a couple of days before lockdown happened.There is also no internal communication between agents and a lot of buck-passing from what I can gather. TL;DR John D Wood's agents are incompetent, useless at their jobs, aggressive and dismissive to tenants, will not reply to communications from tenants, but will harass tenants almost hourly if they want something done "ASAP". Avoid at all costs if you are looking to rent, and be wary if you are a landlord/looking to sell.
