TrustpilotWithholding deposit despite contract terms, Avoid.
Terrible experience with the move-out process. Our contract states the deposit must be returned within 10 days. It has been over 20 days and John D Wood still refuse to release it because the landlord "hasn't replied." They are completely passive and take no responsibility for enforcing the contract they signed. We are now having to fight for our deposit through the TDS. Unprofessional and unhelpful.

GoogleA very disappointing office. Poor service both to tenants and landlord. I had poor experience from start to finish during my 3 years with this office. No support during the tenancy, they made it difficult to add my partner to the tenancy despite full support from the landlord (just lazyness), hard to reach for any issue, made key return difficult just for personal convenience, respond when they feel like it and cannot even manage a fluid deposit return. It has been a month that I have left, the landlord agreed to return my deposit from day one and I am still waiting. Just to show their professionalism: for the last 6 months the out of office of an agent like Tom has the wrong call numbers... pray you don't need to reach the management team The only time they are diligent (and even intrusive) is to arrange visits because it is financially interesting for them I am raising a claim against them and will seek that landlord co raises with me If you are an expat, AVOID. I asked my company to avoid using them for expats you should do the same

I had a really good experience working with Paris Merico from John D Wood & Co. while looking for a flat in Notting Hill. He was super quick, practical, and always easy to reach, replying straight away to calls and messages and really trying to sort things out fast. To the Management Team, I am writing to formally lodge a complaint regarding the unacceptable service we received during our move-in process. My brother secured this tenancy by paying the security deposit and 12 months of rent in advance. Despite this significant financial commitment and the fulfillment of all our obligations, the agency failed to provide the keys on the agreed-upon date. We were left without access to the property for four days. To make matters worse, upon finally receiving the keys, we discovered there was no hot water in the flat. This meant that after a four-day delay, we were still unable to live in the property comfortably. This level of negligence is unprofessional and a clear breach of our rental agreement. I expect a formal apology and a pro-rata refund for the four days we were denied access to the property. Unbelievable service!!! Would definetely not recommend this agency....

GoogleAvoid this agency, especially if you’re moving to the UK from overseas. Easily the most disorganised and borderline unethical letting experience I’ve had. The whole process was a mess from start to finish. They use KeySafe Tenant Referencing (check their reviews and you’ll see why that’s a red flag), and instead of helping when things went wrong, the agents consistently made their mistakes our problem and refused to take any accountability. They’re disorganised, unprofessional, and completely unwilling to take responsibility for their constant screw-ups. After being approved AND paying our holding deposit on May 15th for a May 31st move-in, we didn’t get our tenancy agreement until 4 PM on May 29th, barely a day before moving. We signed, thinking things were finally sorted, only to be told the next day we’d all failed referencing (despite 3 of us being new to the UK, which they knew). The software they use couldn’t recognise international bank accounts or income properly, and no one followed up to ask for additional documents. To make things worse, we were told the landlord was happy to proceed anyway. However, then less than an hour later, that changed, and we were asked for six months’ rent upfront or UK guarantors. No apology, no plan, just pure chaos. They left us completely stranded the weekend we were supposed to move in, sat on over £8,000 of our money, and tried to pressure us into withdrawing the agreement so they could keep our holding deposit. They only refunded us on June 5th. Get *everything* in writing and prepare for them to deny anything that doesn’t suit them. Absolutely disgraceful experience.

It has been already two days since signing the rent agreement and paying upfront the full rent for a year yet the keys not released. I don't recommend to use JDW's services for real estate rentals. It is a total disaster and frustration. Day 3: The cupboard door is broken and there's no hot water in the house. My disappointment is at its peak. Andrea and Prue, whom I was in contact with during the rental process, unfortunately haven't responded to my calls or messages. They always had an excuse. They haven't inspected the premise once for any defects before renting it.

I had a very positive experience with the team at John D Wood, Wimbledon Village. Although they were acting on behalf of the seller, they were consistently supportive and professional throughout the entire process. From the initial bidding stage through to completion, they helped me navigate each step clearly and efficiently, even with a challenging seller involved. Their communication was excellent, and they made what could have been a stressful experience feel much more manageable. I wouldn’t hesitate to work with them again, and would certainly consider using them if I were to sell my own property.

We had an excellent experience working with Charlie! From the very beginning, he really took the time to understand exactly what we were looking for, and it showed in every property he recommended. The flats he showed us were spot on, exactly what we had in mind, which made the whole process so much smoother and more enjoyable. Charlie clearly has a great instinct for matching people with the right homes. He’s knowledgeable, attentive, and genuinely listens, which made us feel confident we were in good hands. We never felt pressured, just well-guided.

Terrible experience as a buyer, felt scammed by this agency particularly the agent called Fee. I was told various lies to try and drive the price up (which I later found out she was trying to get me to pay a further 100k to the offer they had but led me to believe the other buyer was offering similar) I was also the highest offer and last minute told they had another similar offer. Just a mess and would never go near this agency again.

We are currently in the process of selling our flat through John D Wood, after previously being listed with another estate agent and receiving little to no communication about how our property was progressing on the market. The customer service we have received from John D Wood, in Beckenham, has been fantastic. We have been kept in the loop throughout, regarding the traction and interest online, given honest opinions and advice on pricing, and found they are very knowledgeable on the current market in our area. They make every step of the selling process as smooth as can be, by planning viewings around our schedule and assisting with surveyor access when required. The team have since found the right buyer for our lovely flat, which we are thrilled about. We have also viewed properties with John D Wood and found them to be very helpful in either having answers to our questions or finding the correct information from the vendors. All in all a very positive experience and have already recommended to others wishing to sell their property.

GoogleWe brought a property recently through JDW. Initially when we were searching for property’s JDW showed us one which we were interested in, then when asked to view other properties they told us not to waste our time. Sensing they wanted to make an offer on the first one. We had to speak with another agents at the branch to try and make decisions slightly easier and view more properties. When putting in an offer they had the property well over valued, based off of our own market research and also a valuation from an independent surveyor. Which made negotiations very long and tedious. We did secure the property, and have moved in, but subsequently we just received a flyer through the door with our property on it. Telling the local neighbourhood we paid £125,000.00 more for it then we actually did, this is obviously trying to drum up business, but is very much false advertisement.
