TrustpilotCondescending, unprofessional and slow
Avoid this company at all costs!!!
I had to chase Ben German multiple times to prepare a basic tenancy agreement after converting our sale into a rental. Although the urgency was made clear to him, he could not have cared less and cost us around £1000 as a result. His response when we chased him was he was “doing us a favour”. I thought he was (politely) being asked to do his job. Perhaps the Head of Lettings was a volunteer…
Rental payments were excessively delayed by their accounts team without reason or explanation; the tenants had paid on time. No statements were issued and I spend months chasing for these.
I complained to their Area Manager, Emlyn. Initially, we had a productive conversation. However, he later went back on the majority of what he said. He became rude, condescending and had a total lack of interest in the stress his actions have caused. Finally he resorted to threats.

GoogleWe recently purchased a property through James at John D Wood Wandsworth and we were really impressed by the level of service. James was polite, responsive, helpful, reassuring and communicative throughout the process and has even put us in touch with contacts and recommendations for future projects on the house. Thank you James and John D Wood for all your help and assistance. We are very happy house buyers!

TrustpilotMice infestation by a John D Wood managed property
I strongly recommend doing your due diligence before renting a John D Wood-managed property on Courtfield Road.
I was a tenant at the property for two years and am sharing my honest experience…
Repeated mice infestation
During my tenancy, my young daughter and I experienced three separate episodes of mice infestation, including mice regularly appearing in our living space and kitchen.
Despite repeated requests for help, I was at times ignored for weeks. On one occasion, pest control attended to remove a dead mouse from our kitchen. They advised that entry points needed to be properly sealed to prevent recurrence and that the landlord had been made aware. Despite this, the landlord chose not to act, so we continued to cohabit with mice.
P.S. The pest control agent told me they had previously attended the flat for exactly the same issue during an earlier tenancy and it had also not been addressed.
Living through recurring mice infestations with a young child, when preventative measures had been recommended, was totally unacceptable. The way the landlord chose to handle (or not handle) the matter was completely (insert your own adjective here).
Which, quite unsurprisingly, led to the even more ridiculous handling of my deposit…
Deposit handling
I was not contacted for over two months, despite repeatedly trying to contact the responsible person, James (listed as Kieran on their website), by email, telephone and attending the branch twice. On one occasion I even saw him in the branch.
Yet James denied receiving any communications from me despite clear evidence and witnesses. I eventually made contact only after escalating to his seniors.
When communication resumed, I was presented with several deductions I considered totally unreasonable and disproportionate, including a £390 cleaning charge despite the property having already been professionally cleaned, as well as proposed replacement costs for “wear and tear” items which, in my view, could reasonably have been remedied and should not be used to fund refurbishment of the property.
When I disputed the deductions, I was repeatedly asked for further evidence and explanations, including proof of professional cleaning and detailed recollections of how alleged damage occurred, which I provided in good faith.
Despite this, my evidence and explanations seemingly went unnoticed and the landlord’s position remained “firm and unchanged”. I couldn’t help wondering why they asked for this evidence in the first place, if not simply to make the process more drawn out.
Then, after approximately two and a half months, I was informed that the landlord’s position had changed again and additional charges, including possible carpet replacement, were being considered. I was also told their cleaning contractor had been asked to attend again to update the cleaning quote, and I had to wait for details needed to escalate to TDS, further extending a process that had already taken months.
At this point, returning a tenancy deposit appears to have developed into a considerably more complicated project than dealing with three separate mice infestations ever was…
Jokes aside, I was a tenant for two years, paid my rent, including increases in line with inflation, six months upfront at a time, and caused very little difficulty throughout my tenancy. I was consistently accommodating when it came to problems with the property and landlord.
It is unfortunate that the same flexibility seems to disappear rather quickly when there is money to be deducted from a tenant’s deposit.
So, to anyone considering renting in South Kensington / Gloucester Road, and particularly this property: please do your due diligence, document everything and keep every email. I sincerely hope your experience is better than mine.
As for my deposit, perhaps one day it too will successfully find its way out of Flat 9.

TrustpilotGreat experience at Beckenham Branch
Great experience at the Beckenham branch of John D Wood - Lisa and her team go above and beyond to help. Friendly, attentive service every time - highly recommended! I’ve also called Lisa for advice on other general housing matters, and she has always been incredibly helpful.

GoogleJames and Stewart and the team at John D Wood did a great job selling my unusual property, and they navigated exceptionally well through a rather tricky set of challenges. Their extensive experience, knowledge and contacts made the process much less stressful, and I felt like I was in safe hands. I would definitely use them again, so I would recommend giving them a call.

GoogleJust utterly abysmal.
9 years ago I wrote a review about how great the service was. The Wandsworth office managed a property for me for almost 10 years. I’ve dealt with many great people there over the years.
The current setup is so unbelievably poor by comparison it’s hard to find the words. From the front office to the back it it’s a horrid mix of unprofessional, unresponsive, out of touch with the market and generally seemingly could not give a damn.
It’s hard to understand how this has happened to such a previously strong franchise.
The reality is there are much better agents out there. If I never have to deal with this office again it will be a day too soon.
Save yourself the pain and go elsewhere

TrustpilotProfessional and helpful
Molly and her team at the Parsons Green office were very professional, helpful and pleasant to work with. From advising on the appropriate asking price, arranging multiple viewings and securing couple of offers in the first two days of the property being on the market. They were knowledgeable and assisted in navigating a stressful process, dealing with unexpected matters that came up during the conveyancing, which I really appreciated. I would highly recommend the Parsons Green office for selling a property.

TrustpilotUnprofessional and frustrating
My experience with this letting agency has been disappointing. Communication was consistently poor, and I often had to follow up multiple times to receive even the most basic updates, whether it related to urgent maintenance issues or my tenancy deposit.
Throughout my time in the property, I found myself repeatedly having to chase responses. There was very little initiative shown on their part, and when replies did come, they were often delayed or lacked clarity. It left me feeling like I had to manage things entirely on my own. Even now, months after the end of my tenancy, I am still waiting for my deposit to be returned, with no clear communication or resolution provided. It's unfortunate to have had such a stressful experience.

GoogleGosh, where do I start?
If you think that all estate agents are the same, you would be very wrong. Stewart and everyone at John D Wood in Wandsworth did everything they could to help us purchase our dream home.
When other estate agents ghosted us, they always answered our calls/returned our calls making us believe we were the only clients they were looking after (even though they were super busy!)
There was no request too small or annoying. We really felt like this was a personal service and cannot believe how above and beyond Stewart in particular went to help us. From chasing the solictor (who ended up working the weekend to get us into our house quickly) to keeping us updated on what coudl have been a very stressful probate (but turned out to be straightforward thanks to all of Stewarts help and hardwork). Of course there was also thier broker who managed to secure us a fantastic rate (who also seemed to work tirelessly to help us) when everwhere else was only doom and gloom.
If you're selling your home, this is the place you want to use - they treat thier customers like family. Now we live in our dream home and will forever be grateful for all they have done to help us.
Just a final note that in the past we have had horrendous experiences with agents who lied to us, ignored our calls and tricked us into doign things to suit "the sale". This was a compeltely different experience especially when it could have been so much more stressful than it was!

GoogleThe most incompetent and quite frankly unethical letting agency I’ve dealt with to date. If you have recently relocated to the UK from overseas, I would avoid dealing with them.
Most of our issues were due to the agency using Keysafe Tenant Referencing (look up their reviews and you’ll see why), but the letting team also constantly made their mistakes our problem and refused to take even the tiniest bit of accountability at every turn. Also communication frequency completely went down as soon as we paid the holding deposit.
We paid our holding deposit on the 15th May after being approved for a move in date of 31st of May. Thursday 29th of May at 4 PM we are sent our tenancy agreement which we sign and assume everything is all good (even though everything up until that point was a headache). Go in to pay on the Friday the afternoon before our move in date and the letting manager tells me we’ve all failed referencing. Throughout the whole process the agents knew 3/4 of us had recently relocated to the UK. The automated software failed us because our uk bank accounts were new, but it only lets you link Europe bank accounts. The referencing agency didn’t think to follow up for any further documentation, just completely ignored our salaries (it calculated my salary as transfers from myself and refunds from Bolt ride share to give an idea of how useless it was).
To make matters worse the letting manager received a call from the landlord while we were there and then told me the landlord was happy to approve anyway and to pay the rest of the move in monies. Then less than an hour later called us to say landlord had changed their mind and we had to pay 6 months rent upfront or get UK guarantors.
The agents left us in Limbo for the rest of the weekend we were supposed to move in on, and then held onto over £8000 of our money until 5th June refusing to give it back, trying to get us to “withdraw” so they could keep the holding deposit.
If you’re dealing with them I’d recommend getting everything in writing as from experience they will deny any ounce of accountability.

GoogleFrom the very start of the process when the team initially visited our property, right through to exchange, Stewart and the team delivered a great service. Let's be honest, house buying and selling is complex and occasionally very messy. To have the team behind us resolving issues and keeping everyone on track was essential.
We had a complex and long chain, which could have broken at several points along the journey. Stewart, James and Victoria were stellar in ensuring the chain remained intact, with the deal eventually getting over the line.
What worked well from our perspective is that we had an honest conversation about things that could be improved about our house 2 months before marketing it. We listened to the JD Wood feedback and made minor changes to the house. This ensured the house was ready to go and in the best possible shape. It also helped to build an honest two way relationship with the estate agent, which helped all the way through the selling process.
We would definitely recommend the team. Especially for family houses in the area. These sales involve a lot of moving parts and having the estate agent team behind you is essential.

TrustpilotNo no-obligation market appraisal
Lisa Knight, Head of Sales in the Beckenham branch posted a letter to me dated the 17th February. It said, “If you would like to arrange a no-obligation market appraisal, please do not hesitate to get in touch..” I rang the office and made an appointment for the 7th of March. I was clear that I was not putting the house on the market right now.
Fifteen minutes before the appointment on the 7th March Lisa rang and asked if I still wanted a market appraisal and I said, “Yes, please.” I am in my 70s and had spent days tidying and rearranging furniture!
Lisa arrived at the door and I took her around the house but she didn’t measure the rooms, which surprised me. She said it was a unique house and she couldn’t give me an off the cuff appraisal so would Monday do. I don’t have an English accent but I have lived in the UK since Harold Macmillan was Prime Minister so I am aware when someone is taking the micky but let it pass. In the past estate agents have valued this house without the passive aggressive tones I’m now feeling.
I said that would be fine. I am not thinking of selling this house right now but at my age who knows what the future will bring? My family were interested in knowing and they will likely be dealing with selling it.
Lisa did not send me an appraisal or reply to the short email I sent her at Monday close of business. She didn’t note anything during the entire visit but I am a trusting soul and thought it would be general.
I get letters all the time from estate agents, including today, as the road is convenient. Countrywide Estate Agents must be very aggressive with their employees if Lisa found my request so insulting.
