The Best Residential Estate Agent in Tunbridge Wells Kent !!

I would have no hesitation in thoroughly recommending Maddisons Residential. I did not consider any other Agent in TW, when I first began to explore putting my apartment for sale in November with a January launch date in my mind. Within hours of my visit to their Pantiles Office, I was contacted by a Director, who made an appointment for her visit the next day. Another Director visited the day after with suggestions on decluttering (!!) and how to prepare for the photo/video shoot, which was arranged during this visit for a few weeks away in early December. The photo/video shoot was painless and in fact I quite enjoyed it. Launch took place on 2 January, offers were made after the first weekend and another Director was involved in discussing with me the offers made and my responses, making me feel in very capable hands. One the agreement for sale had been agreed by me and my Buyer, the Sales Progression team are the primary point of contact. The two person team are fantastic and provided weekly updates of how the chain was growing in both directions (!!) and when it was necessary in the later stages, worked with my solicitor and other Agents to find out the real story behind NO PROGRESS somewhere in the lower and upper chains. When difficult decisions needed to be made about withdrawing or setting explicit fair deadlines for other parties to meet, a Director was always involved. Again making me feel very comfortable receiving their balanced professional experience, presented to me for discussion with a simple decision for me then to make. In the end I had to make the decision to move my furniture out into storage before a contract of sale was signed, but I was comfortable doing it and it gave me the flexibility to now be a cash buyer for a newbuild, as my purchase chain then collapsed on the date of sale contract exchange (( THANK YOU Maddisons team and wishing you continued success in the future with your highly “differentiated” service for discerning clients; involving high quality sales preparation, a five star pro-active marketing launch and probably the most important aspect for a Seller, as it goes on the longest, the “Sales Progression” function (the tireless grind to keep on top of the real facts behind the inevitable slow progress of other parties and their professional advisers !!

Amazing

Maddisons residential were absolutely fantastic from start to finish. I cannot praise them enough. From the day they came to value the property to the day of completion they were profession, friendly, enthusiastic and most importantly efficient. My chain seemed to have some hold ups along the way and without Maddisons I would have been in the dark and loosing patience, but Jane and Milly were constantly updating me and chasing the solicitors. Sale of parents bungalow

Thank you, thank you, thank you. Having to sell my parents house after we had been granted probate was not the normal happy process that selling a house usually is. however, Deborah and her team were very sensitive and professional throughout. They staged the property and conducted the viewings. We were kept up to date with the feedback of potential buyers and progression of sale. I would not normally leave 5 star reviews but it's difficult to find fault with the team at Maddisions. The. response time to the initial enquiry was outstanding and for me showed a local company who wanted your business and played to their strengths Vs national estate agent brands , whose structure is to contact you via a centralised appointment booking team 24hrs + later. The suggested going to market strategy was clear and marketed the property immediately rather than suggestions of testing the water that other agents presented and the subsequent presentation of the property video tour were excellent. Advice on how to dress the house , organising block viewings all happened seamlessly . At some key points of the sale progression negotiation. between buyer and seller was guided expertly and to top it off a lovely team of people to deal with. Thanks for the help and in this case local seems best!

First time buyers

Maddisons is very much recommended. Why? Maddisons provided an excellent estate agent service for our first house purchase. The viewings were arranged swiftly and our guide, James Richards, was able to answer all of our “first time buyer” questions - or able to find out, if unable to answer on the day. During the purchase, we experienced some delays. The staff at Maddisons (esp. Milly Stedman) were particularly good at keeping us updated on any developments. We believe she went beyond the call of duty and appreciate her efforts, we particularly liked the structured weekly updates on progress by email. Upon completion, Maddisons provided an excellent aftercare service through a series of follow up emails to ensure we were comfortable. They even provided us with a sweet little new home gift! Overall, a friendly and supportive agency based at the heart of old Royal Tunbridge Wells, which seems to have a great team who actually like to work there, this clearly shows in how they treat their customers.

Friendly great service with efficient means of keeping us uptodate

My husbnad and I purchased our beautiful home through Maddisons last month. All the way along Maddisons were a delight to deal with, not something I had ever expected to say about an estate agent - especially when being the purchaser! They we competent at keeping the deal moving at a good rate and sent all parties a copy of the progress report each Friday. This was great to see what we had made progress on, what was outstanding and where any progress had stalled. This was all distilled on a useful A4 table. They also sent us a useful check list for moving from my own flat that I sold. Something I certainly didnt have from my own estate agents! I would very much recommend Maddisions as an estate agent and I fail to see how they could have acted any better. Thank you for all your help, we love our new home.

Size does matter

It has always been our experience that personal recommendations are usually the best introduction. We had been impressed by two friends, separate, accounts of Maddisons. Both had suffered at the hands of big national brands and had decided to give a ‘ maller' outfit a go and glad they did. Their accounts were so impressive, they were surely too good to be true. We had nothing to lose by meeting with Maddisons and hear what they had to say. We were immediately impressed by their enthusiasm, straight talking, refreshing and sometimes candid advice, all combined with their impressive track record. From the moment we handed them the keys to our home they never missed a beat. Accurate valuation, amazing photography and styling, constant updates and reviews, features in local papers. All whilst, dealing with friendly staff who actually seemed to care (and listen). With their inventiveness and knack of putting genuine buyers and sellers together, we had a ‘cash’ buyer within no time. Who, for very personal reasons, we decided not to run with. Undaunted, Maddisons got back on the case and soon found another buyer, who’s generous offer we accepted. From then on in, Maddisons took the strain, holding our hand throughout, taking us over the line in no time. Zero stress… unbelievable. Always contactable, endlessly patient, attractive fees and delivering on their promise. They genuinely cared. It’s worth adding, that from their excellent photography and styling creating such an irresistible offer, a passing journalist’s head was turned by their shop window and our loving home was subsequently featured in an edition of “25 Beautiful Homes”. We can't speak highly enough of Deborah and her team and have been singing their praises ever since. Our relationship with Maddisons was captured in a single image… upon selling our house, the sales board outside was updated and read “Spoken for”. So many friends commented on that little detail. We believe it was all about size and caring. However, as their reputation grows, no doubt will their size will too but we sincerely hope that they manage to do what others haven’t and that’s not lose what makes them so special.

Purchase of apartment

I bought an apartment through Maddisons and was most impressed by the kind attention paid to me at all stages of the purchase. They could not have been more friendly and helpful had I been the seller of the property and paying their fee! They followed up my queries (some of them quite complicated) even after the purchase was completed. The only reason for the slightly less than perfect assessment of their communication (generally excellent) was that they gave incorrect information about my allocated parking spaces, which caused me some embarrassment and anxiety when I parked incorrectly.
