Bracketts surveyors produced a highly inflated dilapidations report of £105,000 in favour of the landlord. The report appears to be based on assumptions rather than evidence. There was no Schedule of Condition prepared before the lease, and no photographs were taken at the start of the tenancy. Despite this, they produced a report claiming extensive dilapidations without any proper baseline to compare the property’s condition. I contacted them twice by email requesting clarification, but they never responded. Due to the lack of transparency and communication, I have now submitted a formal complaint to Royal Institution of Chartered Surveyors (RICS)

We worked with Tyson, who provided us with a comprehensive level 3 survey. We found the service to be excellent, Tyson was always willing to take our calls to answer questions and provided a thorough and thoughtful survey. We had heard tales of other survey providers phoning it in with areas they couldn't reach, however we found that a justified opinion was always given based on the areas that could be viewed. I would certainly recommend Tyson - and if his work is indicative of Bracketts, then I would recommend Bracketts too.

Louise Martin was great in helping me with my first property purchase. She was professional and knowledgeable about the properties I viewed, in stark contrast to other estate agents I had viewings with. I was very impressed with her prompt response time to my emails and her willingness to help me speed up a sometimes slow moving legal process, even though this wasn’t her job to do. Even though I obviously wasn’t her actual client where I was the buyer, she cleared cared a lot about everyone involved and getting the best deal possible for all parties. Extremely frustrating and stressful experience. Would not recommend this landlord/estate agent to anyone. I’ve been renting from this agency for several years, and I can honestly say it’s been a nightmare. From the very beginning, their attitude towards tenants has been threatening and disrespectful. They constantly try to gain access to your property for so-called “checks,” often with very little notice, which feels more like an invasion of privacy than anything else. Over the past four years, my rent has increased by over 50%. This huge rise, with no real improvements made to the property, feels completely unjustifiable, especially when you consider the lack of attention they give to basic maintenance issues. To top it all off, they seem to be determined to withhold as much of your deposit as possible. Even after leaving the property in good condition, I was hit with charges for "cleaning" and "repairs" that were never needed. Overall, this agency has shown a complete lack of professionalism and regard for tenants. If you value your peace of mind and want a landlord who treats you with respect, I highly recommend you look elsewhere. Renting from them has been an incredibly stressful experience, and I only wish I had known what I was getting into from the start.

I was very pleased with the service we received from Bracketts. They were very professional and pleasant to deal with. The sale went through at a the second attempt after the first buyers pulled out over planning issues. However the eventual buyer has completed the purchase so we very satisfied. I am writing this review to express our appreciation for the excellent service received from Bracketts, Tunbridge Wells. Having been through numerous letting agents who wasn't helpful or even want to entertain us with our situation, we were fortunate to be shown a flat by Rebecca Chapman from Bracketts. she was professional, informative, helpful and friendly throughout the whole process. Not only has she given us a new insight of where we want to make our first home (as we have recently return from aboard) she has kept us updated throughout the process after we had made an offer for a flat near High Broom area. The landlord accept our offer but I know for a fact if it wasn’t for Rebecca we wouldn’t have got accepted. we were near the process of signing the tenancy agreement, even gone through with the referencing. The landlord unfortunately pulled out from the agreement just when we were so near to the final stage. Rebecca knew I was very disappointed after receiving the news. She reassure me it was for the better if landlord wouldn’t take us as tenant. Within a short period of time, Rebecca and the team was very efficient in finding us another property near the area which turned out to be a real "gem" for us. We have now settle in our new home and I can only say we are forever grateful to come across a letting agents who cares about their customer and use their initiative in finding a great home for them.
