GoogleBe careful when doing the check out, they will blame you for defaults that was there before you move in and make sure you do the check out in the evening so you have time to dust everywhere in the morning or during the day. If there is a bit of dust left, they will try to charge you for cleaning the whole flat. I wish to add that I was instructed by the agent to purchase a key (£2.50) to access the electricity meter cupboard and was told to arrange reimbursement afterwards. Despite requesting the refund, I never received it. The amount is small, but I was disappointed by the lack of follow-up and customer service.

GoogleAttempted to bounce and guilt us into a purchase where our surveyor said was structurally unsound, even kept persisting when our solicitor said she could not provide surity to the lender Seems to work just to get a sale through and their commission, at any cost . . .

We always find situations like this frustrating because I want to understand where we could have done better, learn from and feed that back to the team. I found our conversation very productive and I appreciate the honest feedback you gave me. Having reviewed everything on the file alongside our discussion, I do still feel that the one-star review is a little unfair. Based on the records we hold and the objectives that were in front of us throughout the transaction, communication appears to have been consistent and the team worked hard to keep all parties informed. I completely accept that your decision was not taken lightly to withdraw and that you lost trust with seller, solicitors and Bracketts. The withdrawal caused you loss of time, expense, stress and I understand why that has shaped your overall experience. Equally, having recently resold the property and seen the transaction complete without any issues being raised regarding the matters highlighted in your survey, I can appreciate why that has left you feeling frustrated. That said, I was genuinely pleased to hear that you were able to secure another home without too much delay. I hope you are now settled in and I wish you every happiness in your new home. Best Wishes

GoogleRecommend Bracketts for surveys. Excellent communication and service throughout. We used Bracketts for a Level 3 RICS Survey in April 2026 for a large house. The survey was arranged quickly, very extensive in content and clear in the photos and descriptions, capturing everything needed for us and the sellers comfort and protection.

GoogleKim was a complete star. Selling a house for two nonogenarians who were not tech savy and needed a lot of hand holding. Kim handled everything and kept Dad informed of every viewing and any progress. He was friendly, clear and completed the sale in just over 3 months. Perfect in these difficult times. He also kept me (the daughter) in the loop and we handled any mishaps (a leaking fridge) without fussing the parents. Great service with a good sense of humour. Thank you

GoogleWe used bracketts for our level 3 RICS survey on a house purchase recently. I dont often leave reviews, but this was exceptional! The work was incredibly thorough. The write-up was incredibly clear, with non-technical explanations and path forward with repair suggestions. We then had a followup call after reading to clarify even more. It’s a nerve wracking scenario buying a 140 year old property, but I do believe the work done by bracketts is great and I have high confidence in the survey. Thank you

GoogleI have just used Bracketts to sell my house. While the team were fine during the initial stages of marketing the property, once I went under offer in January 2026, there was hardly any contact from them whatsoever. They did not support with the conveyancing process whatsoever. Emails to the team went unanswered. On completion I had absolutely no communication from them, which felt disappointing given the amount of money I have paid them.

I am sorry to hear that you felt unsupported and that our communication did not meet your expectations following the sale being agreed. After speaking with you directly, I appreciate the additional context you provided. As discussed, you conducted the viewing that ultimately resulted in the successful offer and once your husband connected directly with the buyer via social media, communication between both parties became very proactive. While this undoubtedly helped progress matters, it also meant that many of the updates that would ordinarily come through us as agents were already known to you before we had the opportunity to relay them to necessary parties. That said, we fully accept that this should not have impacted your overall experience of our service. We always aim to provide consistent communication throughout the entire transaction, including through conveyancing and completion and I am sorry that you felt this was lacking. We appreciate your positive comments regarding the marketing of your property and are grateful for your business. GoogleBracketts surveyors produced a highly inflated dilapidations report of £105,000 in favour of the landlord. The report appears to be based on assumptions rather than evidence. There was no Schedule of Condition prepared before the lease, and no photographs were taken at the start of the tenancy. Despite this, they produced a report claiming extensive dilapidations without any proper baseline to compare the property’s condition. I contacted them twice by email requesting clarification, but they never responded. Due to the lack of transparency and communication, I have now submitted a formal complaint to Royal Institution of Chartered Surveyors (RICS)
Good afternoon Roshni Please note that all actions undertaken by Bracketts LLP have been in line with the Dilapidations Pre-Action Protocol for Claims for Damages in Relation to the Physical State of Commercial Property at Termination of a Tenancy. The matters associated with dilapidations are being dealt with by the relevant legal advisors for each party and we recommend that your communication remains within that pathway.
