Johns & Co. were a fine property management company to work with. However, as a tenant, I often found them disorganised and lacking in their attention to detail. Nonetheless, Bryony Bowyer did a great job as Johns & Co.’s agent. She was easy to work with, reasonable, and she managed to get things over the line such that I was able to get the entirety of my deposit back (which is rare in London). She’s a star!

TrustpilotMoldy Apartment - Won’t Return Rent Money
I wish I would have listened to the 1 star reviews before renting with John’s & Co. I figured they had so many 5 stars, how could it go wrong?! Well it went very wrong and is costing us £50K+!!!John’s & Co. doesn’t seem to care about the properties they manage, or the people renting them. We signed a 6-month lease for a “luxury” apartment via John’s Co, which we were unable to see in person due to being abroad, so we went off of a video an agent sent us. We sat on it for a while, but he soon came back pressuring us to take the place, indicating another tenant was interested, so suggested we put in an offer ABOVE asking price in order to get it. So we did, and got the apartment.Upon arrival, there was massive water damage and mould in the master bedroom - which apparently has been going on for 3-4 months, but John’s & Co neglected to fix. They did fix the leak upon us asking, but instead of removing the mould, they wanted to paint over it. We hired an independent mould inspector, who ran lab testing and found elevated levels of two types of pathogenic mold in the apartment, and declared it hazardous to human health. The inspector recommended removal and replacement of the ceiling (the source of mould) and a thorough assessment and cleaning of the AC unit, as the mold levels go up when the AC is on, indicating there is likely mold in the AC unit, too. Painting over the walls would not get rid of the mold, and it would only get worse over time. Because they never told us about the water damage prior to us signing the lease - which we have multiple pieces of strong evidence indicating they were aware and ignored it and omitted telling us - and the fact that the apartment is full of mould and hazardous to heath and they won’t properly renovate it, we tried to break the lease, but they are being completely unhelpful. We had to pay 6 months in advance due to this being a short term rental and we’re not UK citizens, and they don’t want to give us our money back, so we’ve had to hire a lawyer and will be taking them to court. We never moved in and have been staying (and paying) for a hotel until we find something else. Do not rent from Johns & Co, they are an unscrupulous company.

I had quite a lot of dealings with Spyros during check out period. He was also a really nice guy, really helpful and always responded in messages really quickly. GoogleThis is a scam company. After we paid the holding deposit, they didn’t respond to our messages for an entire week. The real estate agent assigned to us, Sarah, lied about the previous tenant’s move-out date to pressure us into moving in early. When we caught her deception, she provided a suspicious email, possibly fake, claiming it was communication with the landlord. Later, a person named David, who introduced himself as the manager, threatened us, demanding that we pay the full deposit within two days without providing a signed contract. When we questioned this, they gave conflicting excuses, first saying the landlord wouldn’t sign until receiving the money, then claiming the landlord had already signed, yet they refused to show us the rental agreement.

Absolutely a horrendous bunch of amateurs. Do not ever rent from them, you will end up bringing the case to TDS and to Court. They are incapable and useless in trying to take advantage of tenants and have 0 interest in tenant rights. Go elsewhere. Btw a month after moving out the deposit is still not returned not even discussed. Endlessly delaying while they are benefiting on interests.

I knew it could be done but all agents I spoke to said it couldn’t, except AB. Safe to say we did it (with a few days to spare) couldn’t recommend him any more!PositiveQuality, Professionalism
