GoogleMy partner and I had a really great experience in dealing with Darren throughout our house purchase. We previously had a very bad experience with Connells where their agents didn’t take our offer seriously (I guess that lost them a big commission!) and with Simon Miller where they turned up late to house viewings and double booked us. Darren was great with arranging multiple house viewings and was very informative about the property and the current owners, which not many estate agents are. Another touch I also liked was when we were looking at the property downstairs, Darren would move upstairs and vice versa, giving us the chance to look round properly without feeling pressured to move on. When it came to putting an offer in on the house, Darren was extremely helpful in explaining the process to us as this was our first house purchase. He was very friendly, took our offer seriously and made me feel at ease. Once our offer was accepted, Darren again talked me through the process and was great at keeping in contact to ensure they had all the information they needed to move onto the next stage of the purchase. We were really happy with the service and support we received from Darren throughout, and it made our first purchase on the property ladder a nice and easy one. I later found out that Darren has worked in this business for 30 years, and this is evident by his great service. The rest of the team at Wards Larkfield were also all very helpful when I called the office. Special mention to Becky and Callum who were great in answering my (many) questions. They also gave us a lovely card when we moved in. Thank you to Darren and the rest of the Wards Larkfield team!

We had a great experience with Wards, they handled our house buying process efficiently and with care. They were very prompt with replies and Maria in particular was lovely and prompted things along very quickly- especially as we had such a quick turn around. Lila was also very helpful too!

Avoid this dubious, untrustworthy and awful company at all costs. Wards took an alternative offer to a seller after I had instructed solicitors following acceptance of my offer. I should have known they use dubious tactics after I offered the full guide price and Wards quickly suggested the seller needed more money, despite the fact we were the only offer being considered. Following acceptance of the offer, I was asked by Wards to instruct the solicitors they recommended (they receive a referral fee) at the earliest opportunity. Two days later, Wards called and informed me they had taken another offer to the seller, bypassing our sale agreement and demonstrating a complete lack of integrity. The alternative offer was accepted, the sale fell through and I am currently out of pocket as a result of a desperate clamber to boost a senior managers commission. If you want to sell your home, please use an alternative firm to ensure that your home is being sold by people with a moral compass. If you want to buy a home, please avoid going through Wards, as they simply can’t be trusted.

GoogleI will not be using Wards ever again in the future nor will I be recommending them to anyone I know who is selling their house in the future. Feedback takes forever to come back from any viewings. The valuation of my property was over optimistic. This is a common occurrence not just with my property but the majority of other properties I've seen online with all agents, the majority of which have had to be reduced at least once during their listings, many twice. Is it seriously that difficult for Estate Agents to be honest about the valuation of a property, given market conditions with interest rates as high as they currently are, or do they get a kick out of getting our hopes up of might we might be able to move onto once our property is sold, only for those dreams to be dashed, because our property isn't worth as much as what they originally told us it was? If I agreed to a second reduction with Wards when they suggested I should, that would've meant a £50,000 reduction with them, and a £75,000 reduction since I started back in March with a different agent. I'll give credit to Wards where credit is due, they got five viewings through my door during the time I was with them, which is infinitely better than the one viewing I got with a previous agent, but let's be honest, the bar had already been set very low. It is hilariously ironic, how normally Wards have taken days to respond to the majority of my communication in the past but the moment I tell them I'm going to be writing a one star review on their page, they tried calling me within five minutes.

I purchased this house new approximately 17.5 years ago. Recently, during a bathroom renovation, the drywall was removed, revealing a partition made of grey blocks. These blocks appear to be poorly secured to each other, as the partition moves slightly when touched. It is evident that the mortar used to join these blocks does not properly bind them together. This raises serious concerns about the structural reliability of the construction. I recommend potential buyers pay close attention to such partitions and conduct a thorough inspection to avoid future issues.

GoogleWe are really happy with this agency service. In the beginning they booked a lot of houses to see on the same day. Contact with Honi was also very nice and she was very lovely and answered all questions. Only big disappointment was welcoming gift for our new house. Some face masks, hand cream, antibacterial gel and zero alcohol beer lol it looks like they needed to get rid of this. Would be much nicer to get at least some chocolates or alcohol.
