Above and Beyond - Sam Turner Is an Absolute Credit to Wards

We first met Sam Turner around 9 years ago, when she was the agent who sold us our home, so it was quite lovely that our paths crossed again recently during our house buying and selling journey. Sam has been absolutely incredible throughout. She has gone far beyond what was required or expected of her, stepping in to help wherever she could, even when it wasn’t necessarily her responsibility to do so. She is exceptionally kind, professional, knowledgeable and genuinely supportive, and you always feel that she actually cares about the people she is helping rather than simply doing a job. Buying and selling a home can be incredibly stressful, and having someone like Sam involved makes such a difference. Nothing ever felt like too much trouble, and we are enormously grateful for all the help, advice and reassurance she has given us. Sam is an incredible person and an absolute credit to the Wards Kings Hill branch. 9 years after first meeting her, she is every bit as wonderful as we remembered. We genuinely cannot thank her enough!!

Wards of New Ash Green

My wife and family have lived in Kent for over 40 years, and every house that we bought or sold, of which there have been many, has been through Wards of Kent. They have always been an efficient and business-like agency. We trust them. Recently, we had to sell a second house in the village of New Ash Green that we were renting-out for over a decade. This was because of the changes in the tenancy laws. The house was vacated by the tenant in March this year. It was well marketed by Wards and attracted a reasonable number of viewers over many months. Although there were a reasonable number of viewers and some price reductions no firm offers were received. This was because the market was already saturated with similar houses in the area; and our house had not had any major improvements compared to the opposition. The months were passing by and it became imperative for us to sell the house before the winter came. Being vacated and empty of any life and furniture in the winter would have rendered it sad and cold. This would have increased the problems of saleability and insurance cover. Also, we wanted to avoid an approaching new fixed term mortgage rate, which was likely to triplicate due to the enduring pressures from inflation and high cost of borrowing. After a few months, the manager of our local Wards branch in New Ash Green was replaced by a new manager, Steven Sanford Steven Sanford did not waste any time in assessing our situation and familiariseing himself with the New Ash Green scene. He came up with some novel solutions. It was obvious that sale by private treaty, which is the normal way, had its risks as many potential buyers might be picky and might demand price reductions or pull out at the last minute; thus causing us much frustration. Steven proposed a new idea, which involved a modern method auction of the house. This had the benefit of finding a reliable buyer and using proven in-house experts and conveyancers; all aimed at the promised securing and shortening of the sale process Steven and other colleagues in Wards had a good understanding of this new modern type of sale. They gave us the confidence that it would work; and in fact, it did work. We were able to sell the house reasonably quickly, without it languishing empty, for months. Yes, the house didn't reach the price that we had originally expected, but it was very possible that this price was completely unrealistic; due to the conditions that were prevalent at the time. So, in particular we would like Steven Sanford for all his care and attention during the sale. He is a very likable and efficient person, and we wish him well in his new post. Peter Davies

We had a fantastic buying experience through Wards of Larkfield. We found our dream renovation property and had our offer accepted. Unfortunately the buyers of our property pulled out and we needed to find another buyer. Jane reassured us that we could have 14 days to find another buyer and after this time, we could come back to the seller and see if we could have more time. Luckily we were able to sell our property within the time period. Any time we had an enquiry and we called Wards, someone was always happy to help. I have to give a special thanks to Richard - every time I called the office and asked if he was able to do something, he carried out the task within 5-10 minutes and called me back every time to say it had been done. I was really impressed with the speed and professionalism. It was lovely to finally meet the man in person on completion day and he was really friendly and congratulatory in regards to our new home. Avoid at All Costs! Unprofessional, Misleading, and Utterly Inept! If I could give zero stars, I would. My experience with Wards, and in particular James and Richard, has been nothing short of appalling. From start to finish, their handling of our property transaction has been riddled with incompetence, miscommunication, and what I can only describe as deliberate obfuscation. They failed to provide basic transparency around fees, misrepresented key terms, and left us chasing updates for weeks including a two-week delay just to confirm an offer in writing. Calls went unanswered, emails ignored, and when they did respond, the information was inconsistent and often contradicted previous statements. Worse still, it appears they intentionally delayed issuing the Memorandum of Sale to push their own mortgage and conveyancing services, prioritising their commission over the interests of their paying clients. This agency has clearly breached multiple sections of the Property Ombudsman’s Code of Practice. My formal complaint was answered with dismissive tones and I will be taking this up the chain. If you value your time, money, and sanity, steer well clear.

Urgent release of tenancy deposit required

I have tenants who are experiencing financial hardship and who are moving out of one property I own into another. This required releasing the deposit on the first property to make it available for the second. It transpired that the release request had been sent to the wrong email address and this was the reason for them not having received it. With only 3 days until they moved into the new property and need the deposit, we called to see if we could chase it up. I spoke to Sangeetha who quickly grasped the problem and contacted both her accounts team, the tenant and myself and managed to quickly resolve the issue and get the deposit to the tenants on time.
