Stay away from this agency

Stay away from this agency! I rented from them for about 4 years, payed rent on time. And all of a sudden they decided to increase my rent from 800 to 1250. I called them to let them now that i will move in one month, handed over the keys and they still claim that i have to pay one more month even if i no longer live there and they have the keys. Not to mention that my last contract was signed in 2020 for the duration of 12 months

Appalling

Appalling, arbitrary, unfair treatment of a tenant. They withheld my deposit for literally no reason.

Very unprofessional letting agent

Very unprofessional letting agent. Did not send me full quarterly reviews with pictures advising of work that needed to be done. Didn't tell me the state of the flat. Had work done that was unsatisfactory e.g. fitting heaters and leaving the old heaters in the kitchen. Excessive leaks in the kitchen and bathroom that I wasn't informed of and no update that decorating was due. When challenged, Richard was patronising and unhelpful. When the tenant disappeared, I asked for a set of keys and he sent all the keys in one envelope with no number and road on the address. This meant I waited weeks for keys. Had to continually chase them to get the relevant legal paperwork so that we could enter the property and their recommend insurance wasn't worth the paper it was written on. On top of all that, they offered us a meagre sum for the cleaning bill that had arisen because of their lax attitude. I would not recommend them at all to any landlord in Macclesfield.

Worst estate agent…

I only put 1 star because I can't put none. If you want nothing to be fixed ans emails to be ignored this is the agent for you. I have never known such bad service from an estate agent

Not interested and just after money

Used belvoir Newcastle. Found this lovely flat in the area we wanted so obviously I was really happy! Originally kept pushing back the date we could move in because there were 'problems'. The charges are quite high here but I assumed that meant I was dealing with a more professional company. When we first went in, there was quite a few things wrong with the flat but nothing we couldn't fix such as deep cleaning. The whole flat felt very cheap. The door handles broke off within a week, you controlled the fridge and freezer with one dial which meant that one was never the right temp, freezer door seal was rubbish so we lost most food we put in there. One of the wooden planks on the balcony splintered and stuck up at s dangerous angle causing quite a few small injuries. Seal around the washing machine came lose, the vacuum was broken and other bits and bobs. Reported all of these and not a single one was fixed. I lived there 2.5 years. I took the tenancy with one lady who then moved to another city so someone else moved in to take her place. Since I never left, I still had to pay full admin fees, was re referenced and a new deposit. At the very end of the tenancy they tried to keep my full deposit claiming they needed to re carpet the whole flat and pay for rubbish removal and professional cleaning. The carpet had stains on from when we moved in and before they returned my initial deposit. There was no actual damage other than stains, no rips, tears, etc so no need to fully recarpet. I managed to argue the amount down and settled on a massive reduction but still annoyed that they had the audacity to charge us anything. Customer service is nonexistent. They all say they'll be right back, they'll let me, they'll do their best but I honestly believe they just sit in their office laughing at all those people who are struggling in their properties. Don't be fooled by their nicey nice approach, they'll screw you over

Incompetence personified

I am the guarantor for my friend’s kids and even just as a guarantor i have had terrible experience with them. They pretend to be award winning, but are the least possible competent people in that business… the person i spoke with tried to talk her way out of it, using posh talk and pretending she knew what she was talking about but when i really made my case she was speechless and did not know what to say. As the guarantor. Should have gotten the moving in inspection report. Even after requesting it twice i still have not got it… called again and they said “all the guarantors got it”. Well no!!This the THE estate agent to avoid if you are in brighton!

Other negative reviews are genuine it seems.

Called up the Dunstable Branch to discuss a property and was told to go on the website and submit an enquiry, so they can't even speak to you about it or take any details over the phone. My wife left an enquiry and they denied having it and she left messages and they didn't bother calling her back. They send repeat replies, which tells me they don't even take notice of who they're talking or replying to. No etiquette in their emails, no "Hello", "Thank you" or "We're very sorry to let you know", just blunt replies with no friendliness, no professionalism.

Liars that don't fix issues and they try to get your money in any way

I started renting a property with them on November, and due to changes on circumstances of the landlord, on March they informed me that they were selling the property. In the first few weeks I pointed out some issues of the property, and as consequence they set an inspection on February, 4 months later, meaning I had live with those issues at least four months. The day of the inspection, I showed all the issues and raise concern for my safety due to the broken gate in the back garden. Two weeks later I haven't heard anything from them so I sent an email. Another couple of weeks have passed and they contacted me to tell me about the house being sold, ignoring all the issues I mentioned. Those issues were broken blinds, oven light not working, the outside light broken, the garden backdoor and some small others. When they first told me that the house was being sold, they also told me not to worry since it may take 6 months to sell the house, plus they need to give me 2 months notice at least. They also told me that I would get the last month as refund for the trouble. 3 months later they sent me the notice to leave, which seems weird since they said 6 months and only 3 have passed. They also went back on their word where I would be refunded the last month of rent, saying that I need to pay all. This cause me to rush finding a new property quickly, and I had to settle for one that does not satisfy all my needs. Also they never even offered me help to find something new. When I left, I paid a professional cleaning company to do the job, which they did properly since I was there when they finished and I was able to check and took pictures showing the job, but still they are asking me to pay for their professional cleaning, which I will definitely going to dispute. They sent me a report showing missing lightbulbs, wall fillings, and other issues that were there before I moved in, and they wanted to charge me for those too. When I first moved in, I took away their lightbulbs and used mine ones, and when I left I put back the ones they gave me, and I never damage the walls, I don't even put nails in those, in order to not damage them. They also complain about the co2 alarm not working, which never worked. When I spoke with them to the phone about that, they clearly didn't care about anything I was saying. I rented in Scotland for the past 8 years, and I had problems, but never this bad. I don't know if it is because I am in England or they are just the worst company ever. Anyway do not trust them.

Ineffective in their primary role

A waste of time if you are trying to let a property through them. They are ignorant and do not respond to emails. I missed a call, so rang back and followed it with two emails direct to the 'agent'. I followed this up with another enquiry and yet another form to fill out against the same property I had shown interest in. Very poor and ineffective company. Landlords, go elsewhere, tenants follow! The other reviews speak for themselves. I am finding it increasingly frustrating that these agencies think they have some kind of control, they should be held to account.

Terrible

Terrible. Woman on the phone was extremely rude and off putting I would advise managers to be reviewing there calls and educating them on basic customer service Estate agents don’t know basic answers to viewers questions and have no knowledge of the properties they’re showing I would avoid at all costs ever listing a property with them and avoid using them to find a property as they don’t have a clue what they’re doing

I had an outstanding experience with Ashgrove Property Services while searching for a rental property. I want to extend my heartfelt gratitude to David and the entire Ashgrove team for their amazing assistance throughout the entire process. From the initial property viewing to finalizing the moving agreement, they were by my side, ensuring a smooth and stress-free journey. What truly set them apart was their unwavering support during a challenging time. My visa application was still under progress, which posed potential hurdles in securing a rental. However, the Ashgrove team went above and beyond by assisting me in obtaining the necessary right to rent shared code from the home office. Their dedication to helping me navigate this process was truly commendable and deeply appreciated. David, in particular, was a beacon of responsiveness and support. He promptly addressed every query and concern I had, providing me with valuable guidance and insights. His professionalism and commitment to ensuring my rental journey was seamless made a significant impact. I wholeheartedly recommend Ashgrove Property Services to anyone seeking exceptional property management and support. Their team's dedication, understanding, and willingness to go the extra mile make them stand out in the industry. Thank you, David, and the entire Ashgrove team, for making my transition into a new rental property such a positive experience. Your service sets a remarkable standard for others to follow.

Who would be a tenant!

I started renting from 2020. When I first got there the property was filthy. Dirty, greasy kitchen cupboards, disgusting kitchen floor and dust everywhere in the house. When I notified the agent he said it would not go against me when I left. I was given notice in September 2023. I was given a section 21 and told it was probably down to the fact that I was late with paying rent on a few occasions. I would like to point out that when I took on the tenancy I was working fulltime but I got sick and had to leave my job. I had to wait for universal credit to help me, hence the few months I couldn't pay on time. Also, I always paid in the end. They had given me one month's notice. I was to be out on December 15th 23. Full of Xmas cheer! I had explained that due to illness it was going to be impossible to pack all my stuff up in that time. I lost my dog then 2 weeks later, my dear Mum on the 11th December. They did give me a bit more time but then there were further issues with me likely to become homeless. I didn't want to stay at the property because I had invested so much love and care into and I just couldn't keep borrowing in order to pay the rent. All in all, I have felt like the lowest of the low and have generally felt so low because of the stress this has caused me. All for being sick.

The worst of the worst

The worst of the worst. Bottom feeding lettings agent that tries to flog 5x8ft rooms with a sink for £175 a week. Absolute disgrace. All these agents and the landlords need to go to hell. The LL wants to profit from the weakest in society, and then the bottom-feeding estate agents want to make a profit on that, and this is how we come to a point where we're living in fishbowls for £200 a week. Too many scumbags who want to make a share in a scam.

tenant in Edinburgh

As a tenant in Edinburgh, our almost 2 year experience with belvoir has been dreadful to say the least. It wouldn’t be hard to say that I’ve met schoolchildren with more professionalism and honesty than the staff of belvior. Numerous complaints about the property will get ignored, looked over and require months of calls and emails to have something done no matter if the issue is dangerous or damaging to health. It’s quite obvious to see that the company has little to no care about anything but the money coming from the property and will do their best to keep their foot in the door scrounging off the income. When challenged upon their poor mannerisms and backtracking they will just brush over it as a little mistake. All this before I’ve even mentioned the demanding emails that seem very questionably legal.Don’t work with belvoir unless it is your very last choice and you have no issues with banging your head repeatedly against a wall.

Booked a viewing

Booked a viewing, went for the viewing after confirming and had to wait for 15-20 minutes in heavy rain( which is understandable as it was pouring, they might be late) and the worst thing is after the person who came to show us the house just entered through the entry gate and then went through the exit gate. No calls whatsoever and when asked about the same to the BIRMINGHAM office, the lady was not at all helpful. Pathetic pathetic service. I had told her I won't be seeing any more houses and she just cut the call on me.
