I am very surprised at the poor reviews on here as I had an exceptional experience. Using the Wrexham branch, Noah and the rest of the team were fantastic, nothing too much trouble and kept me informed every step of the way. Pleased to say that my house sold very quickly and now looking forward to moving into my new home.

TrustpilotTheir Corby and Kettering branch is…
Their Corby and Kettering branch is being taken to court by us. They refused to repair damages in the property for more than 6 months, until we reported them to Corby Borough Council. They then began lying and discriminated against my wife, who has had two operations, which they knew about. Despite this, they decided to throw us out of our agreement with a dishonest landlord, the owner of a roofing company in Kettering. This heartless person decided to make us homeless this Christmas, even though we filed an official complaint with the Home Office. Beware of these people and this agency. If anyone else has similar problems, please write and contact us, as we will be filing a group complaint with the courts, newspapers, and the BBC. What they are doing and how they treat people is reprehensible, and others need to be warned about their unlawful practices and not become victims.

I had a great experience working with Ellie Dickinson. Ellie was proactive in coordinating with all necessary parties and ensured clear communication throughout. She took the initiative to follow up on outstanding charges, clarified responsibilities, and made the process smooth for me. Her responsiveness and attention to detail were very much appreciated. I would highly recommend Ellie for her professionalism and commitment to resolving issues effectively!

TrustpilotBelvior Belfast Ormeau Road
Belvior Belfast Ormeau Road made me jump through endless hoops for a rental property I was interested in. Two applications, a pre and post with various required references and many many documents from myself and guarantor later my lease agreement comes through in an email the day before I’m meant to pick up the house keys. However, 20 minutes later I receive another email saying the document has been cancelled. I call to ask what’s going on, I get told the lease agreement length has now been edited and changed from 1 year to 6 months. I’m not happy with this but I don’t make a big deal of it. I get my guarantor to sign the new lease, I sign and I submit it. I go for lunch and get a 1 sentence email when I returned “we have been asked not to proceed with the tendency from the landlord, kind regards.” Apparently the landlord at the last minute decided he wanted to sell! No apologies from either Belvior or the landlord for the severe waste of my time and effort to appease them, no offer to help find a new place now that they cancelled the agreement A DAY BEFORE! Avoid them at all costs!

TrustpilotViewing cancelled last minute
Was meant to have a property viewing, had already booked an uber on my way to the location and got a call 10 minutes before saying someone had reserved it so the viewing was cancelled.
No respect for my time or money spent on travel. Unorganised.

TrustpilotAVOID AT ALL COSTS
AVOID AT ALL COSTS! Staff are incompetent, unprofessional and their lack of communication is appalling. They don’t get back to you without you chasing them up multiple times, shying away from responsibilities in the event of issues that they supposed to help you with.

Called this company as they manage my neighbours property. Horrendous experience, for a company who is being paid to manage a property which we have contacted on numerous occasions to advise what is going on inside. Dread to think the state of this place. Advised they check the property 3 times a year, tenant has been in now nearly 6 months, no one has been. Advised last week window is hanging off due to a break in. Still no one has been out.

TrustpilotWorst agent I have encountered in 15…
Worst agent I have encountered in 15 years as a landlord. Leicester Branch are hopeless.Extremely shoddy management. For example, they didn't action a Gas Safety certificate for SIX MONTHS. It is illegal to not have a valid cert in place with tenants in a property. They only arranged the check when I noticed and alerted them. Blamed tenants for their inaction. Same excuse....they don't pick up the phone. Simply untrue and tenants provided evidence that they do reply to emails. I complained about poor management several times and had to pay over 350 pounds to get rid of them due to a breakout clause in the contract. So if you do use this awful company, read the contract carefully! No receipt ever provided despite several requests. They threatened me with CCJ and court action over something that was paid weeks ago. Accused my tenants of calling them saying I threatened them. Totally false and my tenants provided a statement saying they did nothing of the sort. They also ignored maintenance requests by them which I only found about when I took over my property. They compromised their safety by not carrying out gas checks on time.As they were managing my property I had no choice but to ask them to sell it even though I was unhappy. They took FIVE WEEKS to put it on the market and were rude when I asked them why it was taking so long. There were issues which I won't detail here and in the end I got fed up and told them to stop. A 2 bed house was being marketed as a 1 bed flat. They couldn't do anything. And they were charging me a lot of money for such a shoddy service. They were hopeless. They didn't care about anything. They were incompetent. I cannot recall anything positive from them and they were informed about my dissatisfaction verbally and in writing many times. They just ignored that.I would not recommend this company at all and I have evidence to back up every statement in this review. My experience relates to Leicester branch of this franchise. The senior property manager in the Leicester branch is totally unable to either manage property or sell property. She was rude to me and I was a paying client, not someone who was annoyed over a failed viewing. I was paying for a service and they did not give me a half decent service. It was rubbish quality and I have not detailed everything here. They really don't deserve a single star but there is no option for that.

Communication very poor-prospective renters are told the property at 64 Park Ave, Wrexham cannot be viewed in June this year. This property is still not ready to go on the Letting Market. This was dissappointing viewing and total waste of our time.

TrustpilotCan't find the words to express how bad
As a landlord, I believe in being honest with my tenants, as times are hard, and not over price, but when it was time to market my property, it has been difficult to say the least, I gave them a price which to market it at, they added another £10 a month, I gave them a deposit amount, they upped it £150 more. Asked them for find and reference only, and have been bullied into having to use their contract, and all the stipulations that goes with it, I feel totally demoralised and exhausted. I finally snapped, no more.

TrustpilotWonderful company
I don't even know where to begin, from the first to the last meeting what a lovely, attentive, professional company. From Philip and Ethan, with whom I worked on renting this home to Rhys, Daniel and numerous support staff with whom I spoke on the phone everyone was kind, patient and unfailingly helpful.

I used them for renting a house in Colchester for a while. I left the house exactly as I had rented it. They charged enormous amount for cleaning and gardening, which is completely unjustified. I have to go the whole fight process. These people cannot be trusted, would not go with them.

GoogleDo not entertain using this property service! They didnt return my deposit in full only to advertise it again using pictures of work I had previously completed. Then to add insult to injury they are doing the same again. I have walked past the house on numerous occasions to clearly see no changes have been made they just wanted some extra cash. Difficult to get hold of when required, will promise the world and supply nothing and what they do/try to fix is half arsed and shoddy. Save yourself the hassle and look at other property agents these are not worth your time or money...

Was interested in a house they had to rent, i am retired and my son works fulltime, we could easily afford the monthly rent and had excellent references from our landlord and Experian, my guarantor was my mother who is elderly and a homeowner and they said they were not putting us forward as ineligible even though we have the funds and references, this has left us most annoyed with this company!

TrustpilotMaybe great for landlords but awful for Tenants
As first time renters we did not really have much expectations from an agency, but this has set the bar really low. At first the Birmingham Central Office were really accommodating for viewings, replying promptly to emails/queries, really polite and informative. It wasn't until we signed the contract, got the keys and moved into the apartment that we realised we were not told about the electricity supply in the building - we were told 'it was included in the building' but nothing explaining how it works, who to pay; they just handed booklets and booklets of manuals which were out of date. Which then gave us outstanding payment issues due to the lack of clarity of the payment, billing and overall process. The apartment had the previous tenants belongings still in there, even though we were told at viewing this would be cleared out. The oven was dirty with food remains inside which on viewing, again, we were told this was going to be 'professionally cleaned'. The fixtures were falling out and switches needed be replaced which we were told this would be done when required. The apartment had a leak but this was not managed as a priority when reported. The property had many issues throughout the tenancy, Jonathan was the point of call, but could never 'get in contact with the contractors' then disappeared, maintenance issues were going on for longer than 3 months until Major kindly resolved the issue. Now we have left the apartment and ended the tenancy, we have been charged for cleaning, when the apartment was cleaner and tidier than it was given to us in the first place. I have asked for pictures with timestamps to show the concerns, however, now emails are not being replied to and I feel like this is on purpose so we give up and accept the deductions which we have now done. Really untrustworthy experience with Belvior and from talking to other people who have used them - both landlords and tenants, it seems the appalling customer service for tenants and outstanding customer service for landlords.

TrustpilotZero stars should be an option
Zero stars should be an option. Hereford branch owner is useless , They are chancers . As a landlord as soon as problems arose with a tenant they revealed problems that they had let go un noticed due to very poor management , shocking in fact . We had to deal with the situation ourselves and learnt more about the legal side of the situation than all of their office staff put together . They tried to move the goal posts to cover their own backs after a list of failures . Wouldn't trust them to run a bath let alone a letting agency. The case is still ongoing two years plus down the line

Trustpilot0 stars should be an option
0 stars should be an option. Horrible agency managing rental properties. 2 months since initial complaint and nothing done about fly tipping onto my land from the property they manage. Previous tenant also told me it took them ages to fix the boiler in winter time whilst they had no hot water or heating. Only responsive when it benefits them. Also, their complaints process is to send a letter in 21st century. Guaranteed only so they can say they never got it!

TrustpilotBe prepared
Be prepared to pester.we were letting a property through belvoir for a few years and every time we had a problem with the property and needed to get in contact it would take ages to hear any response from them let alone any action. One of our favourites was when our shower developed a leak that was directly over the kitchen light and we were told to not use the shower untill it was sorted (would be acceptable if it wasn't 8 weeks to get it sorted to a poor standard) many other things they wouldn't even bother to respond to unless we emailed them daily in order to be a big enough nuisance to warrant a reply. belvoir Ipswich is such a joke that when it came to look for a new property seeing one rented through them it was an immediate turn off. Avoid like the plague

TrustpilotRENTERS BEWARE!
I have NEVER in my life dealt with an agent with such criminal behaviours working solely for the money focused landlord. Nathan and his team are wolves in sheep’s clothing, happy to drive around in his Porsche whilst he dries his tenants blind. RENTERS BEWARE!
