We can't praise the staff at the Morley office highly enough. Lynn was our first contact at valuation and was brilliant in helping us sell at the right price and walk us through the contract and process. They are reasonably priced and all through our sale they have been fantastic. Of particular note was Melanie Domanech, who gave us sound advice and a no nonsense, honest approach, even helping us out with difficulties arising outside of the estate agents remit. She was just brilliant - can't praise them enough. Thanks so much Ladies- you are stars.

Even not 1 star. Our first home from belvoir. Amy was a wonderfull person and i stay 2 years in the same house and some months i paid my rent even earlier. 5 months ago we want to move out and we think that we know them and we agreed with them again for another apartment. But this time they made everything to made me crazy. My daughter tried to fix everything all her alone and they can't help ,even they made worst . They said we have to choose our energy provider and we did and paid and after 3 months they said we need to pay another energy provider another amont! £1200 unbeliavable!!!!!! They always called , mailed and wanted to come to house for check. Even water tank doesn't worked for weeks. Finally i called renters act. Never ever get house from them. Never!!!

Stay away. Unprofessional, ghosting managing agents when you need something from them. Weeks to respond if you need something, pray works better. Problematic communication with the landlord or so they said. Hot water not working, thank god I had a baby and EON put me on emergency, else nothing would happen. Worst experience was the deposit reclaim after the end of tenancy. Jennifer of Watford was deliberately hard to reach and ghosted us. At least we got away.

Really poor service & communication. We had booked a viewing for a property with an agreed time and date only to find that the property had been removed 2 days before our viewing. We phoned on the day of our viewing to find it had been let agreed with no follow up communication from the agency. They would have let us to turn up to the viewing unaware that the property was no longer available!

Loughborough office - Absolutely terrible. Helped move a new tenant into accommodation and received a parking fine of £100. This would have been avoided if the estate agents had registered the vehicle prior to her moving in but they gave no warning of this when keys were handed over. The car park gave no warning of who to contact to get permission to park a car long enough to unload possessions. Totally unprofessional and uncaring. Shocking. Also the carpet in the rental property was tucked and worn on moving in despite them saying they would refurb the property in advance. Do not use them.

Overall my stay at the property was actuall not a bad experience everything was smooth. No issues with the company until leaving I have had too wait over 2 months almost for an overpayment, just kept getting ignored, been in enough times to request ny money back but jusy fobbing me off with regulation. Pay me my money back out of your own business funds rather than making me wait for your client to respond. Ive been made homless twice in this period. And to have to keep waiting is a disgrace get it paid!!!!!! Ashton under lyne belviour dont make me keep waiting.

They took my number and said they would call back they never did so I filled in the all the forms again for the house and now I have received nothing. A couple of years ago I was renting with them. Circumstances changed and the landlord decided to sell the property. Initially they told me I had at least 6 months before they would tell me to leave and they would have give me 2 months of advice, so I would have at least 8 months. 3 months after the first notice I was told that they couldn't sell because I was in so they gave me the two months notice forcing me to leave 5 months after the first notice instead of the initial 8 months they told me, and I was also forced to rent a property that wasn't right for me, but due to lack of time I had to get it or be homeless. I left the property on July 2024 and I recently learn that they actually sold it at the end of 2025. So they blamed me for not selling the house in three months, and it took them over an year to sell it after I left, meaning I wasn't the reason for the property not being sold. I was also promised a month refund for the trouble when I left, but I never got any refund.

Do not pay them a holding fee that is not supposed to be used as payment for a credit check as that's what they have done and stolen the money because per the 2019 renters act it is illegal for an agent or landlord to charge a potential renter a fee for a credit check and I made them aware of the legislation so now it's with trading standards and the ombudsman and just imagine how many thousands of pounds of people's money they have stolen

If you have or get talked into a sole agreement to sell your house read the small print and get out of it as soon as possible. I got stung because I let someone else sell my property and still had to set up a payment to belvior. The company had me on their books for months and didn't sell. The new seller sold within a month. So belvior just sit on your property untill you get sick of waiting then when you go with someone else and they sell, belvior still want paying for doing nothing.

0 should be an option. Constant construction noise since September with workers working outside of their jurisdiction. Power drilling at 7am on a Saturday morning. I paid £1000 for a parking space, I was then told in 1 months time the entire road would be dug up to lay pipes and I had to move my car. My complaints have not been taken seriously and renting with them was the worst decision I have ever made. AVOID AT ALL COSTS

Belvior Wrexham Branch - took £85 from the deposit to clean some curtains as there was little bit of cat hair on the bottom of them. For the same replacement was £40 for brand new. We had paid for bulk collection from the local council due to the damp in the property which caused mould to grown in the living room furnishings. The skirting board had began to rot away due to the damp (this was an ongoing issue for over 12 months nothing sorted). There was a big damp patch on the outside of the property which was raised but they confirmed that they won’t fix until it damages the inside. Ruan their employee has been rude in the phone calls and emails. We have now had to ask him to stop contacting us as due to his attitude. We have done everything we can. The contract (tenancy) July 27th and deposit has been returned so there is no reason for them to continue with the harassment.

Very terrible company… they are always looking for ways not to pay you back your holding deposit… even after email conversations asking for repairs and bringing their attention to an issue, they ignore and turn a blind eye just because their focus is on your holding deposit. in my case, upon entry, they gave me an inventory containing some pictures that clearly showed damages to some items but upon the end of my tenancy and when I moved out, they now claim those things where damaged by me and now asking me to pay for it… this can never happen as I still have the initial inventory pictures sent to me upon my renting this property…

If i could put 0 stars i would, absolutely the worst tenancy agency i have ever had to deal with. They don't answer the phone, it literally rings and hangs up. I was overcharged on my electricity bill and they couldn't do anything because the apartment was privately owned so they were blaming the billing agent who also couldn't do anything because they management company didn't receive a notification from belvoir that my heaters weren't even working. Stacey was the one who i was in contact with and she was literally ignoring my emails and replying back as if she was using a template to respond to my emails. if i could describe in one word on my experience it would "shambles". DO NOT RECOMMEND AT ALL.

Their Corby and Kettering branch is being taken to court by us. They refused to repair damages in the property for more than 6 months,until we reported them to Corby Borough Council. They then began lying and discriminated against my wife, who has had two operations, which they knew about. Despite this, they decided to throw us out of our agreement with a dishonest landlord, the owner of a roofing company in Kettering. This heartless person decided to make us homeless this Christmas, even though we filed an official complaint with the Home Office. Beware of these people and this agency. If anyone else has similar problems, please write and contact us, as we will be filing a group complaint with the courts, newspapers, and the BBC. What they are doing and how they treat people is reprehensible, and others need to be warned about their unlawful practices and not become victims.
