If there was an option for zero stars it would be that. I have lived on the Linden Homes estate in Radstock for 2 1/2 years and had no contact from Linden Homes to the changes of plans for the road etc. The Road works have been contracted out and the lovely men completing the works have kept the street up to date of changes. This is not good enough Linden Homes!The road plans have changed, I have checked with BANES, we have not been informed by yourselves. The road is meant to be a two way road, however you can only fit one car down at a time. You have not met the legal requirement for two lane road... what are you going to do.Also stop ignoring the feedback and comments your customers are leaving. The Bristol office have not been helpful, and are refusing to contact any of the property owners to discuss options. All we ask for is communication.My first ever home and I would not buy from you ever again - not worth the hassle.

Having been in our house in Truro now for 3 years, the house is good quality and a really nice design, just make sure you get them to fix any problems as soon as you possibly can as time goes by as they loose interest the longer you leave it. Make sure to check every screw, fixing, hinge, downpipe, french windows etc... in the first couple of weeks of use and keep on at them until they turn up. AND when they do turn up make sure you are there to make sure everything is fixed.

I was told that my home would be ready winter 2019 they was very pushy in me signing my house over and everything then to have a letter saying my house is ready but roads and stuff are not and that my house wont be ready till January to July 2020 I needed a quick move y I went down this route now I regret and wish I bought another house as this would of been a quicker option for me I would of been waiting over 18 months for a move since I bought this house. To a recent Reviewer saying "this is a genuine review" all I can say is how naive to give a 5* rating just over a month after moving in. Encouraged to leave a 5* review so soon yet who, in their right mind, gives 5 stars then goes on to list multiple things wrong !!!!! If they were genuine I'd have thought 3 stars at most would have been more appropriate. Snags having to be done multiple times, getting contractors back not once, not twice but 3 times. This reviewer does realise, surely, that when giving a review against Linden that does include their contractors 🤔 so complains or admits faults yet still gives 5* 😂Let's see if they still want to give 5* when they've been in 2 years or when something major goes wrong and Linden doesn't want to know. Maybe this reviewer should Google 'Portsmouth news woman suicidal" and see the contempt Linden really treat its customers with.How anyone can give 5* to this abhorrent, unethical, bullying, cowboy of a builder is beyond me.

All very well someone below saying "stear clear of witch hunts and spouting off on social media" but for most of us, we only TOOK to social media because of Linden Homes' attitude and appalling bullying and mishandling of our claims. Easy to be a part of the "blame" culture when it's not you who has had your life ripped apart. If you want the truth, read my reviews, not someone who has one way or another been incentivised in giving a good review... and who in their right mind reviews a company highly when admitting it has taken the 2 year warranty period, almost in its entirety, to get the house they were lied into believing they would get! If you bought a car that didn't run properly for the first 2 years, are you telling me you would find that acceptable and give praise just because it got fixed just about within the 2 years. How absurd. Linden walked away with my keys after changing the locks and tried to have me thrown out of a rental property whilst withholding the keys to my house. Not only have I paid more than £54,000 in mortgage payments on a house "unfit for habitation" but I've paid out more than £20,000 to live elsewhere in temporary accommodation too and have lived in 4 hotels and 3 rental properties in 3.5 years. Packed and unpacked 10 times so please, don't anyone tell me it's about relationship building with these unethical bullies. The TRUTH about Linden Homes lays in mine and the other 77% of unhappy, ripped off and abused customers reviews.Strange how these so called 5* reviews pop up after several scathing ones! You don't fool us Linden.

My wife and I purchased a Linden Windsor in October 2017. We have had our fair share of issues from drainage problems to the usual snagging such as creaky floor boards and settlement cracks. At first there was a problem with communication between the customer care team and my wife and I but Linden made changes internally which inturn helped in building a good relationship between Linden and ourselves . We will have been in our house 2 years in October and the issues are coming to a close within the 2 years builders guarantee. The best way to approach issues with house builders is to build good communication and a relationship where both parties respect each other and the same end goal within a realistic time frame. I have been in the civil engineering and construction industry for 22 years so can relate to being the contractor and the buyer. My advise is to steer clear of witch hunts, spouting off on social media and concentrate on sorting your own home and all will come good. My family are now enjoying our Linden home almost issue free.Hope this helps anyone only reading the bad reviews.

Development - Wilford Fields, West Bridgford. My partner and I visited many developments in the West Bridgford area before deciding to buy a new home with Linden Homes. From the initial meet, the sales team really stood out in terms of friendliness, approachability and passion. They helped us choose the home and specification that suited our budget. They were very good with updating us on the progress and actually expedited the build so it was ready for my partner's birthday which was lovely. All of the punch list items were resolved quickly and the build quality is excellent. My father owns his own construction company and commented on the quality of this house and the development. I would really recommend this company and several reviews below would have put me off but I'm glad I made my decision based on merit, which was to the sales team.

I’ve never known such a untrustworthy company in my life!! Poor workman ship!! Bad attitude off staff mainly managers!!!! Never admit liability or fault for there mistakes!! I’ve never cried as much in my life as I have while dealing with awful company!! We’re now stuck in a awful situation with them as we’ve spend thousands on furniture/ blinds etc all ready to exchange to find out we’ve been miss sold a house with false boundaries and were being blamed because we’ve only just noticed 😂 “sorry for trusting in the company!! More fool us!! Over a meter width we’ve lost to our neighbours!! To be told they will compensate us with a dishwasher and washing machine 🤦♀️ There refusing to move the boundaries now as the other house is occupied! So now we have to have the property re-valued again!! And basically start from scratch!! I want to pull out of the whole thing but there refusing to help cover our money lost!! My advice stay clear! There frauds!!!

This is a wholly untrustworthy, unreliable, dishonest and poor quality builder.I purchased a new build executive property from them ( £0.6m - 2.5 years ago) and am still trying to fix it, it breaks quicker than can be fixed!)Properties are built entirely by sub-contractors, to low standards, without adequate quality control or supervision. The output is shocking. To make matters worse, post sale support is nothing short of offensive. It can only be described as a fight to get your home into a suitable, merchantable, standard.The home builder ( if they eventually accept responsibility for the defect), just pass the issue to the sub contractor, no engagement, no supervision, no project management ( if the issue needs more than one sub-contractor you are in real trouble). I cannot stress how poor this experience is. Please - for your own health and well being, do not buy a house from this builder.. So far I have had 49 days of remedial ‘home’ days where I was needed to be available for contractors. This truly is an awful company with an attitude to match...shameful human beings who have no conscience.

I wish I could rate it less than one star. I am completely appalled at the experience my partner and I have had since purchasing our house.When we came to view, everything was perfect. The sales exec was friendly, chatty, we build up quite a good rapport. We got our keys, everything great. During our “snagging” visits over the first 4 weeks, the sales exec kept reminding us that when we receive our customer satisfaction survey that if we “recommend” them, he gets his bonus. Until the day that we submitted that survey, everything was great. The DAY we submitted it, they’d received all of our money, our survey, he had his bonus, they stopped caring. Our snags didn’t get sorted. The shower fan extractor is fitted too close to a loft joist so the tubing to get the steam out of the vent tile doesn’t fit. Our loft is filling with steam which is sitting and soaking into the insulation and loft joists. Our patio door locks have failed, leaving our house insecure and voiding any home insurance, not just once but THREE times. THREE times we have had to call for an emergency locksmith and each time they have said we need new doors fitting. We report this back to Linden and each time get no response. We have a dodgy kitchen drawer and they’ve told us it’ll get better the more we use it. We’ve been here for 7 months, it’s not getting any better. The quality of the fitting of the floor is atrocious. There’s dents and holes in the plaster on the walls where builders have leant on it, or probably just punched the wall. There’s chips in the skirting boards. The sealant around the sink is a mess. The fittings in the house are cheap and nasty. For the money we paid for this house we are extremely disappointed. As first time buyers we feel we have been taken advantage of, as young buyers we feel we’ve been taken advantage of. We have contacted the on site sales team, customer services, and get no response.In short, Linden Homes will be your best friend and make you feel like they’re as invested in your house purchase as you are, but the second your money is in their hand, and the second you’ve submitted that customer satisfaction survey, they will drop you and they will, quite frankly, not care at all about you or your house. My only advice for anyone purchasing with Linden would be this: DO NOT SUBMIT YOUR CUSTOMER SATISFACTION SURVEY UNTIL ALL OF YOUR SNAGS ARE RESOLVED.

Glued together carpet in the bedroom , broken windows, bulging walls, no silicone around the bathroom floor and downstairs toilet. Patio doors had to be attended to 10 times......just a snippet of the shoddy crap this company dishes up.Boundary issues as our house boundary has been put in the wrong place. Nearly 2 years on still have mold on our bathroom ceiling as the extractor vent was installed incorrectly. Back garden covered concrete in orange tarp then 1 inch sod on top slimy mess of an uneven garden. Never get any response from customer service in the 7 days. Asked for it to be pushed to head of customer service. Still waiting for a response. !!!! Aarrgggghhhh they are despicable. Once they have your money they dont care.

It has been 16 month since we 1st reported our faulty banister. They came out today for the 6th time and once again wrong parts had been ordered. Our banister is now bare wood and screws sticking out from where they tried to take it out before checking the parts they had. We have been told once again, the parts will be ordered. They are presently building more houses round the corner, surely they have bannisters. We are also waiting for a replacement weather shield for the front door, of which they brought the wrong one. The plaster finishing at the bottom of the staircase which has been missed. The patio doors still letting in draft as apparently they have put in the wrong sized doors.

Let me start by noting that I visited this very page, read all the bad reviews and thought to myself "only people who've had issues complain" , "other developers will probably just be as bad" and that our development would somehow be different. How wrong I was I regret the decision to purchase a Linden Homes every single day. We've been in the house for nearly five months and they have not completed all the defects. The defect/snagging list had over 100+ items. Some included unsafe electrical wiring, not installing drainage, not installing a compliant DPC, not installing extractor fan ducting, defective brickwork etc. They've been to the property on numerous occasions to sort issues out and on some occasions have told me it has been sorted when it clearly hasn't. The ducting to the extractor fan is still not connected properly despite being told on two separate occasions it had been sorted (from initially being missed completely off).If you purchase a Linden property, you will receive no value for your money. They are constructed as quickly and cheaply as possible, and their hope is that you don't find the issues which are present.Avoid at all costs. Don't make the same mistake I did (in reading these reviews and thinking somehow your dream purchase will different. It won't. It will be built to a terrible standard and they won't care).

So firstly, we moved into a 3 year old Lindens home on an established estate. We have heard of others on the estate having issues with their homes, but (and i think this was down to a change of project manager after ours was built) the house we bought is actually lovely. We overlook a 5 hectare nature reserve and are at the bottom of a privately owned cul-de-sac, and the estate is bright and airy and it has a great feel.So, the nature reserve is the point of my words of caution. This space is beautiful. We have hawks, owls, bats, and many other forms of wildlife that live here. It is prohibited to access from the public, and only license holding specialists are allowed to tender this land. According to some of the original residents on the estate, the marketing team sold their houses with the promise of never being able to build on the nature reserve, and those houses that overlook the nature reserve came with a premium on like-for-like models of the same houses on the estate. The nature reserve is home to some protected species such as the Great Crested Newt and barn owls, and they are protected by EU and UK law. This did not stop Lindens putting in a planning application to build 30 tiny terraced houses on it 3 years after leaving the site.Luckily with the mobilisation of the estate, and with the help of our local Councillors, independent experts and ecologists and with the help of the surrounding neighbourhoods, we collected nearly a hundred objections. With two months to go to the decision date, Lindens withdrew their application. If we hadn't had done so much hard work in the objection, our house would now be looking at tiny little terraced houses instead of open, natural shrubs, ponds & grassland.We contacted Trevor Dempsey of Lindens Midlands, asking for them to hand over the land as promised after the last house was sold, only to be told that they would be keeping it indefinitely.So my words of caution are....be very careful when talking to their marketing team before you buy. ANY promises of keeping any public land free from future development work is not cast in stone. Especially if you see any clauses in the title deeds concerning withholding land from handover.My advice is get everything in writing from their teams. If they will not send an email or a letter stating said public land would be free from development, and you progress with the purchase, do so at your own risk. Your pleasurable view over open fields and countryside may not be there in a few years time if they apply to build on it at a later date.

Truly the most abhorrent company I have ever dealt with. You can tell a lot about a company who don’t claim their Trustpilot name. Firstly - Linden Homes have been bribing customers to complete surveys. I have two previous members of staff who will go on record to say that they received pressure from management to offer bribes to aggrieved customers in order to ‘win them over’ and get them to recommend Linden Homes in NHBC surveys. This may assist in assessing the ‘motivation’ behind some of the 5 star reviews on this platform. *As I write, I am on my third ‘relocation’ in 18 months where my family and I have vacated our property to allow Linden Homes to fix it and make it conform to basic building regulations. The difference this time being that they have a) not paid the money we are owed after they asked us to relocate and offered a reimbursement to cover costs and b) haven’t showed up to do the work. The house is empty with no work taking place because despite months of notice after they asked us to vacate and agreed dates, Linden didn’t mobilise in time. This is just one small element symptomatic of their incompetence.*They continue to withhold a roofing report despite it condemning my roof which is built incorrectly and has previously shed tiles where to this day only 40% of it is secured. *To this day, two of the ridge tiles are held together with adhesive tape. *One of the aforementioned tiles (after a matter of weeks living at the property) struck my wife’s car and cost almost £3000 worth of damage. Initially Linden tried to claim it was an act of God in high winds and attempted not to pay out. *A SAR has revealed some of the work required to the roof. Linden have illegitimately withheld information from the SAR in breach of the Data Protection Act but have failed to respond to my complaint in relation to this. *Despite it clearly being directed that the roof will need to be replaced and Linden Homes previously confirming this to be the case, they have since been caught out trying to carry out a botched repair and denying that the roof needs replacing *They have completed no fewer than 4 surveys of the property which highlight a scope of works. They then misuse the NHBC in order to try and wriggle out of their own list of works knowing that that the NHBC either don’t hold standards in certain areas or that these standards are particularly low. Sure enough, by calling an NHBC inspection they manage to wittle down the list that they themselves have already committed to correct. This leaves them in further breach of contract.*They committed to pay us £7350 to cover the cost of our relocation but have since failed to pay the agreed sum. *We still live with an incomplete kitchen after it had to be refitted for a third time. Linden failed to pay the kitchen fitter who refused to return and carry out any further work for them. *All over our development, the region and indeed the country, there are aggrieved customers who complain of non existent customer service and very basics of build quality being appalling. *Management within the company are incompetent at best but intransigent and entirely unreasonable. They are motivated by profits and bonuses and are not incentivised to build quality nor address the copious issues and defects that they have been aware of for some considerable time. They have a legacy of aggrieved customers.*Senior Management in the company have refused to meet with us in order to address issues. *We have had to challenge the MD of our region due to his dishonesty. A complaint into his conduct got sent to his own PA to investigate him causing me to query how a subordinate could investigate their Manager. My email was ignored. *Calls to Galliford Try to bring this dreadful company into line and deal with their legacy of aggrieved customers were ignored. *I have provided evidence of corruption, cheating, dishonesty, negligence and incompetence to the NHBC and have insisted that matters are taken out of the hands of Linden Homes due to them being completely out of control. I am reassured that their profits seem to have been affected and am hopeful that there will come a time that the company are either closed down or that Galliford Try choose to wind up their operations. Nowadays there is a conception that you should not buy a new build. Let me tell you unequivocally that Linden Homes / Galliford Try are exactly why such an assertion exists. They lie, they cheat, they cover up. And currently, if you properly understand the industry and lack of regulation (something I didn’t before buying from them) you will understand just why companies like these are allowed to function and get away with what they are doing. Lastly, in response to myself and others going to the press, the company respond by spouting the usual rhetoric of ‘we are disappointed that this property falls short of our usual high standards.’ Since being in the press, my wife and I have been quite overwhelmed by the response we have received from Linden Homes customers nationwide. They complain about the exact same issues and the exact same scheming behaviour. ItIs abundantly clear that Linden Homes do not have usual high standards. They are a rudderless ship who continue to cause misery and quite literally inflict mental illness onto decent, hard working families. I am in the process of putting pressure on the government to force Linden Homes / Galliford Try to stop building until they address the vast issues already created to hundreds of homeowners.My parting advice...My wife and I looked at several homebuilders prior to choosing Linden Homes. We seemed to get more for our money - more square footage and an extra room in this case. If I had this time again, I would have opted for the smaller house from the ‘other’ firm. Don’t be tempted by the ‘value’ argument and the need to squeeze every last penny or square foot out of the purchase. Go for the smaller house built by the builder who takes pride in their work. Never, under any circumstance consider buying a house from this abhorrent, dreadful company.

We moved into our Linden home on the Cleeve View estate almost two years ago now and have nothing but positive things to say about it. Yes there were some snagging issues, but there are with all new homes and nothing major. The minor snags we did have were sorted quickly and efficiently by the site team. Any subsequent issues have been sorted by customer services who are always polite and helpful...maybe not quite as quick as the site team but still acceptable.The sales team at the time (Gina and Gemma) were very helpful and pulled out all the stops to ensure we got the plot we wanted and negotiated extras included such as carpets, turf etc. A.J. & Jason who head up the site team have always taken the time to check periodically how things are going and help out when needed. The whole team at Linden Cleeve View have been fantastic and we cannot rate them highly enough.I'm sorry to see that there are others on this review site who are not as happy with their homes. As with any other large home builder I suspect standards may vary from site to site and also can be dependant on sub-contractors standards. All our neighbours have said how happy they are with their houses too, and we have also recommended to friends that they buy a Linden home on this estate.In summary...very happy customers here and we do not regret our decision to purchase a Linden Home.p.s. for the person who claims that Mr Williams earlier review is fake, I can categorically state he is not fake as he's our neighbour who is also very happy with his home. Sorry to hear you are not.

This review relates to Cleeve View, Bishops Cleeve only.I am sorry to see that Linden have got such bad reviews. Our experience so far with Linden has been fantastic. We bought a five bed room house and moved in in April this year. As you would expect, there were some snagging issues but hats off to AJ, they were all rectified smoothly. In fact I will not hesitate in saying that AJ does go out of his way to resolve all the issues. The build quality is ok and plots sizes are more capacious compared to other developers. Customer service so far has been good too as we had a water leak in the roof which was rectified straight away. Although it has been just 4 months, I at this stage will definitely recommend these builders for this site and would expect them to continue providing the same service that they have delivered so far.

Moved in June 2017, currently in August 2019 my flat has still not been completed and building work is still happening on my own flat and the site. The hot water regularly cuts out, there are massive leaks throughout the development, security issues with faulty doors, terrible building work, rude and unhelpful customer services. The sales team lied about first come first serve parking on the site, there is none. The refer a friend scheme is also non existent Linden's will refuse to pay that. The service charge, ground rent are extortionate as well as the power supply you cannot opt out of. It's a car free development meaning you cannot gain a parking permit for the area. It's not gated another lie that has been exposed after tenants have completed. They charge you for pets. This won't be finished until well into 2020 and the building at the front will never be finished as Linden's do not own this. The blue hoardings at the front will never come down giving the look of a building site forever. Overall disgusting company to deal with and should avoid at all costs.

We moved into our new home in December 2018 and being able to spend Christmas in my new house was perfect! The team even brought me round a bottle of wine and a cheese board with a card the entire sales team had signed! Where else do you get that?We bought off plan and it was our first house so we weren't sure what to expect, from the first visit Andy, Hilary and Lorette have been brilliant, they helped us choose our customizable upgrades ( Hilary has great local knowledge so could even put us in touch with local trades people) and gave us great advice on what we should be doing heading up to completion like sorting out utilities and bin collections. What I love best about the team is the honesty, they don't give you loads of sales patter and try to swindle you, they just tell it like it is so you know exactly where you stand and what to expect, as a first time buyer that was invaluable. Before the house was finished Andy and co were on hand practically every weekend to let us go to the site and visit the house, which helped me plan things like decorations which sounds simple but made a big difference. It is also worth mentioning the extremely high quality finish that all come as standard and you don't realise yourself until you're showing friends around the house and they point it out. Once you move in you have a snagging visit where you go round the house and find things that aren't up to your standards, Hilary did mine and she highlighted more things than I did, the team have so much experience and have probably snagged so many houses they have an eye for things that I would never even think of, like the beading around a door frame. All of my snags were done within a couple of weeks except for my front door (which they replaced because it had a slight scratch on, they had to order it in) since I have moved in they've also done some things that are well above my expectations like accept my packages when I've been at work, they replaced my kitchen sink and tap (not because it was broken but because I preferred a different style) they replanted some flowers that I killed off in the front garden. I was one of the first homes on a large site so they are still building on the other side of the estate and all of the builders and site team are extremely courteous, they all say good morning when you're on your way to work ... once again little thingsWe all know that you're more likely to leave a poor review if you've had a poor experience and it is easy to blow things out of proportion, but the fact I am leaving this shows how incredible my experience has been, I still pop into the sales office most weekends for a chat.

The after sales process has been incredibly poor. I decided to get a professional snagger in after noticing things didn’t quite feel right in our home. This was met very negatively by the site manager who continually used the phrase he has to “justify his existence” for all snags on our list. Eventually the site manager stopped bothering to support and left us to more junior colleagues who it must be said endeavoured to support us as much as they could and were far more pleasant and adept at dealing with customers.But unfortunately contractors used are far below standard and we have had issues with flooring, plumbing, and electricians. Our issues are not resolved, and in some cases are worse than before. At my first attempt at applying pressure with a more formal email outlining my issues and how I wished to proceed I have been told to go to the NHBC. Haven’t even bothered coming to look at the details I have outlined and ignored half of my email.The NHBC will now lengthen our continuing issues and we will be escalating our complaint inwards.

Mr Williams - another fake review no doubt...or else if you honestly expect us to believe that the Customer (don't) Care team "occasionally took a day or so" - more fool you....and if it's true you have already recommended this corrupt builder, then you have done a huge disservice to the 80% of people here who have had shocking service from Linden Homes and I wonder how you would feel if your house was uninhabitable and condemned and you'd been paying a mortgage for it to sit empty for 3.5 years?I strongly suggest anyone considering buying a Linden Home, Googles my experience. TrustpilotGreat Experience with Linden Cleeve View Start to Finish
We part Ex'd our old house and ended up getting more than market value. Have been in the new house for 5 months now and all has gone really well. The customer care team have been great and the whole process was pain free. Special mention must go to AJ who was brilliant in getting the little niggles fixed in the couple of weeks after we moved in. Happy to recommend them to anyone wanting a great quality new build property.
