Extreme Building Safety Issue

Built my high rise flats with NO FIRE SAFETY - missing cavity barriers, missing fire breaks. FLAMMABLE cladding! I’m now stuck in limbo waiting to find out how much this is all going to cost me (25 years old) as the government fund doesn’t cover half of it! We now also have to pay for someone to walk around 24/7 in case there is a fire due to their awful safety corners that they cut. DO NOT BUY!!!

Heathlands

We love out house at Heathands, Frimley. The location, the environment and the neighbours are lovely. However, Linden Homes offered up the maintenance contract to First Port, who in fairness, inherited a lot of work, but there is a lot to put right. Street lights don't work, grass doesn't get cut in the communal areas, our neighbour at number 3 had to cut the grass in two large areas, as he could not bare it any longer. My Brother in law and my better half, cleared the communal area at the top of Admiral Drive, with 2 strong helpers and 3 large lorry loads of bricks, concrete, metal and other unknowns, as Lindens left it in a shocking state. We cut that communal grass for months and months, a sthe maintenance team before First Port, never showed up. The current gardner's do half a job, the weeds around the edges of pavements are left unless we go out and ask them to remove them. they blow all the rubbish into a corner, which blows out again after they have gone, they don't collect it up! The front entrance to the estate is poor, the brick peers are what remain from the old site and not yet been replaced, the whole sense of arrival is poor, which is shame as the houses are lovely, and they were not cheap!!!

Lovely Location, Just needs finishing off

We were very impressed with the layout of the property and that attracted us to purchase. We have had no problems with the finish other than when we moved in Lindens had carpeted the entrance hallway and we had requested Karndean. Not a problem, they changed it by the time we moved in but failed to change the doors so we now have a 1cm gap between the bottom of the door and the floor. It was on the snag list to replace them but that never came to fruition and has probably been lost now. My biggest gripes are that we have to contribute an annual charge of £600 to the Frimley Fuel Allotment (FFA) for the upkeep of the SANGS area that is open to the public. This was a retrospective ruling by Heathlands borough council of which 4 of the members are also on the FFA Board. We were not allowed to purchase the property without agreeing to this charge. Secondly Lindens have not completed the communal grassed areas and formally handed them over to FirstPort, the management company, who are fast to invoice but slow to do any actual work. Over the summer the sunken garden has become overgrown and the walls are starting to crumble making the areas unsafe.I think the development could be a wonderful place to live and be unique but until the remedial work to the outside areas are completed and regularly maintained it feels as though we are being treated as a cash cow.

Linden Homes re: Heathlands EstateLinden Homes build attractive homes. BUT FAIL MISERABLY on their After Sales Customer Service and honesty, in completing the estate development, as it was sold to the homebuyer. Forget the glossy pictures in the sales brochures, as you may find:Roads unfinished until long after buyers have moved into their homes.Estate entrance left in dangerous risk of collapse, as before construction started.Drains that constantly have to be pumped out due to blockages caused by builders rubble.Street lighting left not installed or left unworking.Spurious power/comms cables, hazardly left protruding from the ground.Communal landscape left unfinished and untended.Ornate garden promised to be restored to former state left unfinished and dangerous.Feature clock to refurbished building left unworking.The list goes on and were the issues above addressed by Linden Homes or their owners Vistry Homes then I would revise my appraisal, of there, so far, woeful effort to fulfill their promises, laid out in their glossy brochures.

we purchased a 3 bedroom house last…

we purchased a 3 bedroom house last year (2019). We absolutely love our house and are very happy. We knew being a newbuild we would have a few issues which is why we have the 2 year guarantee and 10 year guarantee, however with the stuff that has needed "fixed" I totally understand but the service for the aftercare is awful. Since buying our house we have had around 4 different companies taken over and everytime we report something it seems to get lost and I continsely have to chase it. Very strange they send a paint and decorator to fix a door, finally after months of chasing a carpenter comes to fix it, admittedly he said it was so badly put in that it will probably be a on going issue... fantastic. In the first few you put a snag list together for them to attend but they also pressure you to fill their survey in, once this is done they honestly don't care. The workman ship is at a very low standard and I do feel sorry for some of the workers when they tell you the wage they are on, however being first time YOUNG owners we feel the after care service is very poor and in the future if we were to upgrade we wouldn't use linden homes. Sadly we have a lot of stuff that needs to be fixed such as flooring coming up and wonky fencing but it is such a hard stressful experience we will likely leave it even though we are in our 2 year warranty. It seems once they have your money you are nothing, very bad considering it's a government scheme. Just first time buyers experiencing bad customer service that sadly has put us off lindon homes.

Don’t buy a Linden Property

Linden Homes are a very unprofessional Company to deal with.Our Site at Heathlands Frimley, has not been completed , they have not taken any responsibility for the work which needs to be completed on site.And the maintenance Company appointed by Linden is First Port they do not turn up to work on the site, please read all the comments on trustpilot about the nonexistent Customer Service from Linden Homes and the joke First Port.The only thing they do well is sending everyone invoices for work which is not done on site. Do not buy a Linden Home you will be disappointed and let down but a company who do not care.

Heathlands development- Old Bisley Road…

Heathlands development- Old Bisley Road Frimley - absolutely shocked to see that a new build that has only been completed in Autumn last year is left in such a state. We moved in October last year and we can’t say that our levy has been used in any way to look after the upkeep of the communal grounds. The gardens are in a terrible state. The sunken garden is falling apart and is a huge safety hazard to families around! The main entrance brick work is so dangerous and it could fall down any minute. This is our first time living in a new build and we are very unimpressed with how Linden Homes have presents themselves!! Action needs to take place immediately! Next time we think of buying another property we would definitely make sure it had nothing to do with Linden Homes!

Frimley Heathlands Development

Frimley Heathlands Development. Linden homes finished building the site last Autumn (2019). The communal areas have been left unfinished and unlandscaped. Borders and edges that should have been laid to grass are just a mass of weeds. Some areas that have been grassed are just left uncut. Storm drains are filled with builders rubble and need to be cleared. Despite numerous requests to Linden Homes Management - customer service is very poor or non existent. Requests go unanswered. Lampposts have never been painted and all need some attention.

Do not buy Linden Homes new builds

We moved last year, there were issues that we weren't aware of, especially with the build and they are still not resolved and asking Linden homes to do anything is like playing a waiting game, they never respond I time and when they do there is hardly any outcome. On top, the communal areas of the development aren't maintained at all even though we are charged by a management company appointed by Linden homes. Do not buy from Linden homes, they build poor quality homes with terrible maintenance.

House not finished when we completed…

House not finished when we completed and still having constant issues after a year and a half. No one interested in fixing anything, communal areas unfinished and not maintained (management company won’t take it over as it’s so bad). Been called liars regularly by Customer Service and cannot believe we have had to take 17 days unpaid holiday for contractors to come and do remedial work and still not completed. (NHBC not prepared to help nor the Consumer Code ombudsman, all work on behalf of the builders)NEVER going to buy a new build ever again.

If you are thinking about buying a Linden Homes property, THINK AGAIN..

The house on the Heathlands development in Frimley I bought from Linden Homes four years ago is the fourth new house I have owned. I can honestly say that I have never experienced such poor customer care before. Usually, when you telephone them, they either do not answer or the person you need to speak to is not there. If you email you do not get a reply. When they finally acknowledge that you have a complaint they will eventually send someone to look at it. That person says he will make a report then you hear nothing until you are forced to contact them again and the cycle is repeated.I had a major problem with my balcony which is still not resolved after four years. Numerous different people have been sent to look at it and they all agree it has been built to a very poor standard but nothing gets done. I eventually contacted the NHBC who took the case on and it looks like it will be sorted soon. The contractor they have assigned to the job told me that Linden Homes do not have a maintenance department so they will always drag everything out in the hope that the customer gives up. To make things worse, they have assigned the management of the site to First Port and they are just as bad.

Frimley Heathlands development

DO NOT BUY FROM LINDEN HOMES!!! We opted to do shared ownership through an organisation called so resi (thames valley housing) and did not know Linden homes where the developer until AFTER we had put our deposit down. I think if we had known how poor their standards were we would of looked else where. Not only did we move into a house with multiple “snagging” issues which delayed our moving date 6 times, the surrounding grounds have been left a STATE!!! Even after our completion date being moved serval times, we still moved into an “unfinished” property. Everything had been rushed, the standard is disgusting for the price we have to pay.

Absolutely horrendous, do not purchase from Linden Homes!

We have been living in the Linden Homes development in Frimley for a year and a half and the site is still not finished. The road was left unfinished for the majority of this time along with no street lamps. The entrance to the site is falling apart and looks absolutely horrendous, it is sad to have to drive past this every day. We all pay a large maintenance charge even though the gardens are not maintained properly and parts of it are very unsafe, the entrance is unfinished and unsafe and there is a big problem with the drains for the whole development as we all experience smelly showers and toilets from the inadequate drain system. Despite the whole development complaining they have done absolutely nothing and continue to deliver appalling customer service. My advice would be to stay away from a Linden Home Development.

Linden Heathlands Review

The site I own a property on in Surrey has still not been finished and I have lived there for nearly two years. There are serious health and safety risks around the whole site and linden seem to have down tools and disappeared. The quality of build is rushed and has never been snagged properly 1 year after as they said they would for settlement cracks etc, plus we have had some tiles fall off our house and we are still waiting for them to be fixed.

Disgraceful customer service

Been trying to arrange viewing for 2 days and no one got back in touch even though message left.Got through to central office and spoke with 'Keisha' (spelling may be incorrect). She was rude, spoke over me and wouldn't listen to me! Disgraceful for someone who should be promoting sales and customer satisfaction.She is obviously in the wrong job!And as for the company...If you want to sell houses have people available to deal with prospective buyers!If a message is left someone should respond to that message the same dayI am in disbelief at the service!!! Atrocious!!

AVOID AT ALL COSTSSome of the worst customer service I have ever experienced. Rude, arrogant and utterly disrespectful. They do not value you as a customer! As other reviewers have posted the communication is terrible. You constantly have to chase them. Their tone is terrible and they do not value you. You will chase and chase them. Building work is at the lower end of the building regs and they cut a lot of corners. They charge you for EVERYTHING. They are the Audi of houses. The standard model gives you nothing! My advice - Don’t go near.

The worst build quality ever, not sure their builders have heard of wall alignment...or a ruler.

So so so soooo bad.Buying our first flat together at the moment, really loved the look of a Linden home apartment on paper - great location. etc. Went to view the property - the build was terrible, no walls or woodwork aligned properly, the whole thing was a bodge job. Huge cracks across the flooring in all the rooms. The attitude of the sales person was clear they just wanted us to handover cash as quickly as possible - boasting about how quickly we could be in. They also didn't own the land either - so they were doing it 'on behalf of a partner'. Which all seemed a little fishy to me - could be exposed to some high rates there. I feel sorry for anyone who buys that place.Anyway thanks for the honest reviews - I really dodged a bullet.

Homes are ok (just) but the Customer…

Homes are ok (just) but the Customer Service is the very worst in the whole industry, two year warranty means absolutely nothing, sent photos of a defect and the response was that in THEIR opinion off a PHOTO it was user damage, contacted the contractor directly who refuses to deal with it as they decide if it is defect or damage so need Linden Homes to provide a job sheet, Linden REFUSE to provide the job sheet even though it is costing them nothing! Why?

The worst customer service I’ve ever…

The worst customer service I’ve ever experienced. You may love a house but think very carefully before buying from Linden Homes (Now Vistry) The communal areas which we pay a service charge for are nothing short of dangerous. Collapsing walls, collapsing car port roofs, protruding wires from the ground, fallen trees, collapsing 9ft tall pillars at entrance to the estate, no street lighting, no road markings, dead plants everywhere. I have pictures of all of it. I’ve reported it and NOTHING HAS HAPPENED. BE CAREFUL!!

They take a long time to fix things

New Brunswick area- My house had lots of snaggs a year on now not yet resolved. Sometimes you go to customer care team with a problem and they pass it onto the sub contractors and then they contact you to fix the thing. It's a very long and tedious process which is inefficient. Lots of stuff has been fixed not always to the highest standard. Still love my first home and I cant complain about the location. Sales team are pushy and don't inform you at all where the annual charge goes to.

Fire safety defects - 6 figure bills!!

Linden homes built my development with completely missing fire breaks, with flammable materials on our balconies, with flammable cladding and flammable insulation - in BREACH of regulations! It was also signed off by NHBC despite all this & now the innocent leaseholders who were MISSOLD their properties are facing bills of £150k- £200k EACH!!! Linden Homes have not offered a single penny to fix THEIR mistakes that THEY hid from us!!! AVOID AVOID AVOID!!!!

BEWARE! - Hopefully you see these reviews before you pay your money.

Customer service is non existent, once they have your money they don't want to know. If only I had read the reviews on here before purchasing. We have had several issues including a leak, windows that don't shut/lock, walls that are not straight and after waiting weeks/months for someone to come and sort it out, we ended up having to source our own workmen for the various issues. All this is whilst they are still on site so no hope after they leave. We like the design of our house and the specific location but the quality of the build is poor. Also be aware of the maintenance charges on top of your standard council tax etc.

Bought a house in borehamwood back in…

Bought a house in borehamwood back in July 2017. Same comments as everyone else, as soon as we gave them money it was impossible to get them back. We have 3-4 doors with gaps from the floor to the bottom of the door of at least 3cm so sound travels easily and it’s a larger gap than NHBC state. Had a huge snagging list that never got finished even after numerous emails. Insulation from our garage is awful so we have had to get someone round to finish properly. Love the layout of the house but incredibly poor finish and quality from Linden. Would never buy from them again or recommend to anyone else. I know there’s not much on the market but their properties really aren’t worth it. Go for a smaller developer who has quality control checks as these guys clearly don’t.
