I am in the process of buying a house at Kilnwood Vale with Linden Homes, is it a good or bad decisions?

I am in the process of buying a property at the Kilnwood vale development with Linden homes, the property won’t be ready until the end of the year however I have already given them a holding deposit. Are there currently any home owners on the development who can point me down the right direction whether this is a good or bad decision. I am first time buyer and don’t really have a great knowledge of what to expect at the Kilnwood Vale development with Linden Homes.

Kirkleatham Green Forever home 🏡

We were the first family to buy on Kirkleatham Green at Redcar. Danielle who sold us the house was and still is absolutely brilliant. She went above and beyond in helping us find our forever home. Nothing was too much trouble. She is so friendly and approachable. Our house is perfect. The quality of materials used on our property are next to none. Any snags we found were sorted straight away. We can’t fault any of the team. They are all fantastic. Thank you again.

We were interested in 2 properties

We were interested in 2 properties, the first one we went to an independent mortgage broker which gave us an agreement in principle (DIP), as we were told that we need this to book the appointment only later after the viewing to be told that we needed to go via home reach as they were their mortgage brokers and they only dealt with them, so we could not resave this plot. After no communication for over a week from Home Reach we had to complained to get them moving! on the DIP. In the meantime we called the sales staff only to find out that we had lost our first choice, so we started process for the DIP again only to find out that we had lost a 2nd property of our choice - we can reserve one which is not built, they cannot show us on the site as they are still building where it will be etc. so we cannot get a feel for where it will be etc. If we put down the deposit and back out we lose £500. They are rude, don't answer calls when you leave messages, willing to put our name down if we want to be 2nd on the list!! if it falls through. My friend had to complain as she lost her first choice through them - too many sales staff and no passing on messages, they like to use their own brokers and solicitors but don't tell you the process. Don's go there as they have a back hander in everything - you lose out every time!!!

Could their customer service and sales process be managed by broken Robots??

I have been trying for over a week to speak to someone just to get some more information about the homes available etc but so far I've not heard back from anyone yet. Really makes you wonder what their customer service would be like if you choose to buy a home with them... Clearly, all the reviews suggest that they don't have good customer service at all and it seems they're not interested in making that good. I don't get why do they advertise all these properties if they don't want to sell them! Another interesting point to make: one google review suggests that they are discriminatory against foreigners....I am foreign myself and I am really starting to think that it might be true!

Not impressed so far ........

I have rung and emailed numerous times over the past two months to book an appointment to view a new local development. I have heard nothing. Yes, I know we are in a lockdown but the houses are being advertised and their own website is saying they are open for viewings. Even a quick courtesy call would be better than nothing but it seems they don’t want the business. It is certainly making me think twice about buying one of their homes.

Buy a house if you don’t care about your safety

Up until 18 months ago, I would have given more stars. Since then there has been various issues with the drainage system which has meant that the road cannot be surfaced. Finally in the Autumn of 2020 the iron works were raised which suggested the road would be surfaced. However, as of February 2021 this still has taken place. This is causing issues for pram and wheelchair users as the curbs are too high. It’s affecting our cars as you can’t avoid going over the raised iron works. It’s meant that the council can’t adopt the road, so we can’t have a grit bin. We had a letter to say it would be surfaced w/c 1st Feb. Then on the 5th Feb we were told that due to adverse weather it couldn’t take place. However, that week our town had no adverse weather. We were told it would be surfaced the following week, but we knew this wouldn’t take place as we had been forecast snow. Yesterday we got told that due to health and safety of the workers, another meeting is needed on the 1st March. Seems Lindens don’t care about our health and safety....they have our money and now couldn’t care less

Don't care once you've moved in

Linden are great service wise, until you have moved into your house and then they are absolutely useless.We moved into the Manor Park site in December and so far have had 8 different visits to fix issues that should have been dealt with before we moved in. The site team make all the promises in the world but then the trades people don't care and just cause more damage when they come to fix anything.If I could give 0 stars I would

Appalling service

If I could give no stars I would. Such a bad service. Just emailed a complaint but don't suppose I'll get a response from that either. Had to jump through hoops for affordability check even when you know you can afford it. Declined and cancelled our viewing because I cant get Aprils tax return before 5th, even when bank statements and service contracts can be provided and if it take 6-9 weeks to complete I'll have the return by then. Mortgage team were rude and made me feel like I wasn't worth anything and would never own my own home. Lady I just spoke to from Linden after days of trying to speak to someone was rude, arrogant, condescending, patronised me and didnt like it when she got it back from me and raised her voice at a customer! Absolutely appalling way to deal and treat with customers.

To even know where to begin with this…

To even know where to begin with this review is filling me with dread and anxiety and if someone had given me the foresight to avoid using linden homes i would’ve avoided a whole year of heart ache.The houses look beautiful on their website and the face to face customer service is second to none! They’ll become your best friend..... but please don’t be fooled....once you’ve handed over your life savings for your dream home you’re forgotten.... we’ve been here a year now and have had endless problems..... the customer service has been probably the worst I’ve ever experienced in my whole life from everyone I’ve had to deal with.... even the “highest” person in charge.... they really honestly DO NOT GIVE A ****They do not return your calls..... speak to you like dirt and if you do get an appointment for someone to come and repair the ENDLESS problems you’ll face... they just don’t turn up.I can’t tell you the saga that started when we came to collect the keys because I’ve written about it so many times to complain and nothing has even been acknowledged never mind dealt with.... and reading all the reviews on here .... lots of people have all had very different stories but with the same outcome ..... nothing is done to make you glad you bought your house with these people ..... spend your hard earned money elsewhere and save yourself an emotional breakdown

Well!!!!! Where should I start. Bought this property a year ago after one of the other properties on this site fell through, which I found hard to believe as they said it was not affordable to me... absolutely crap linden homes.Had the mortgage in place, so they offered me a 3 bedroom across the road. Talk about not finished, snagging order went in after 2 weeks and to this date absolutely nothing has been done. No attention to detail, they sub contract out to cowboys absolutely terrible. If other houses were missing things this must of been the house I purchased to come in and take what they want. I have a fridge with no shelving only a wine rack where I’m balancing my eggs on, and still not got them.I’m fuming with this company, sales team promising this and that... what a load of crap... all lies.To anybody thinking of purchasing a property from this shower think again... they promise the world, but actually doing it is another thing.Regarding the landscaping... to be honest I’m not even going to go their, again cowboy landscapers.Don’t buy from Kingsgate Development !!!!!!!!

It's just the worst building company ever. Zero quality and Zero Customer service. It's been absolutely disgusting to deal with Linden/Vistry Customer service, so unprofessional and disrespectful. All the care is money coming in and nothing else. If I had an opportunity for a Zero star review, this would definitely be it.

Leaks & Poor Workmanship

We've lived in our Linden home for 2.5 years and during that period had the usual snagging stuff which Linden generally took care of. They were excellent in the first 2 weeks and then asked for a review which we gave happily & positively. Unfortunately, since then we're had 2 leaks which have caused damage to both the flooring and ceilings below. We are still waiting on the main bathroom floor to be replaced.Our latest issue is faulty grouting in the en-suite which has led to water getting behind the tiles causing mould and again water damage to the ceiling below.I started to remove the silicone around the shower tray to replace it but the tiles were lose and literally fell out which was due to the grout failing. At this point we spoke to Linden who's response was:"In terms of your shower, I have spoken to my manager, our NHBC inspector and the NHBC directly who have advised, it is believed that the reason the tiles have fallen off from the bottom row is due to mastic or grout failure in which the area has turned black from water damage.The reason for this belief is there is no pipework present around this area meaning, this damage has not been caused by a pipework leak. I have queried with the NHBC whether the mastic and grout would be deemed a latent defect to which they advised, mastic and grout falls under homeowner maintenance outside of the warranty period. Noting you reported this issue outside of your warranty, I regret to advise I cannot assist any further.Should you wish, please do feel free to contact the NHBC for further advice and support."So they basically said, the grout has failed (in less than 3 years!!) but it's our problem and not theirs.We've owned houses for decades and other than cleaning - grout doesn't need maintenance.So, Linden not interested. NHBC not interested. Insurance company not interested (they only cover leaks and not water ingress due to faulty workmanship).Now, we are left picking up a £2-£3K bill for the repairs.We nearly sold this house and bought a larger one on the same development (Beaumont Park in Ringwood) but Covid put a stop to that - potentially a good thing and we dodged a bullet - more bathrooms = more leaks.As soon as this is sorted out we'll be selling this clown house which just keeps falling apart.

awful finish

Currently a tenant at the Linden Homes Graylingwell estate in Chichester.... I live in a flat... The finish on these flats is awful. Gaps in the sealant around the bath, in the kitchen and in the bedroom. Linden Homes didn't replace the old roof tiles on this building so we are always having leaks and damp patches in bad weather (not good for flats only build 5 years a go).They also didn't replace the old wooden windows, which are a nice feature, but unfortunately they are not air tight like modern windows and therefore make the flat incredibly poor at keeping heat insulated and also for keeping the sound out. Furthermore, the windows on my flat have split at the frame as wood tends to do over time, this now causes moisture to get into the walls leading to damp patches.The problem isn't completely Linden Home, most new builds aren't finished great and you often have to get the finishing team round to do some snagging etc. It's blatant my landlord didn't, so all these issues might have been solved when these properties were initially build had my landlord bothered to ask Linden Homes to come back.However, of course, if Linden Homes had built these places to a higher standard intially than these issues that are coming out now might not have ever existed. I'm a little upset I can't lie when I first looked at this flat I thought it had great potential and the surrounding area is lovely. Unfortunately over the last year all these issues have come to light and I now see how poor the build quality was from Linden Homes.In conclusion, if you buy a Linden Homes property make sure you give it a proper inspection before move in and get Linden Homes back to finish off all the odd jobs if it's a looking a bit bodged!

Please people stay away they don't seen…

Please people stay away they don't seen to wanna fix anything my flooring and knife marks in it and when they done the flooring all the glue went on the skirting boards and they just left it. I rang the after team up and they did send someone out who done the flooring and this man just came out with alot of rubbish So linden are now saying there is nothing else they can do. It looks like someone has already lived here its that bad

Shoddy workmanship and water ingress

I am one of several shared ownership flats built by Linden Homes a couple of years ago, as part of a mixed development. We have been stunned at the poor level of workmanship since build, many of our flats have had severe water ingress, forcing us to move out, others have had leaking toilets which it turns out were poorly installed, we’ve found rubbish shoved in kitchen voids and under bath tubs by builders, hoping we wouldn’t notice. It’s been a depressing experience and we are still finding rubbish hiding and getting leaks from the windows from when they weren’t fitted properly. Wouldn’t recommend linden homes at all.

We have just bought a new house in ENFIELD ,North London.

We have just bought a new house in Enfield built by Linden Homes and are very happy with our experience.Linden homes has been acquired by Vistry partnership and the whole management team has changed since March of this year.So most of our dealing has been with the new team.All our requests , concerns have been dealt with by them promptly and to our satisfaction.The new site and area manager has been particularly helpful and friendly to us and we feel quite reassured about our purchase.We are actually thinking of investing in another property in the same development.I think that speaks volumes.

Extremely disappointed with the service…

Extremely disappointed with the service I had with Linden home site in Rugby Cawston. Totally unprofessional not even received a single call from higher management, I suppose to move in end of October, I have paid deposit and reserved the plot and signed the agreement!!! After signing the paperwork I have instructed my mortgage advisor to process the paperwork so we can exchange well with in time, I then received a call from sales guy saying they cannot offer me the deal I have agreed and signed also the flooring and carpet I suppose to choose it’s already done without consulting with me. I was very disappointed with this tried my level best to discuss but seems like not getting anywhere, after numerous phone calls messages and emails still no outcome, “ I felt really disappointed and decided to pull out but saga still continues Chapter 2 my refund again I was chasing my money back but only received fake promises”I would strongly suggest to people out there don’t bother with them completely waste of time and most importantly the stress and the hassle I have been through is definitely ghastly.

Excellent and professional

We have recently purchased a property from Linden homes at The Oaks Chudleigh in Devon. We brought during lockdown but despite this from start to completion we had no issues all. Move day went well and we were in by 12pm.We have had very minor snagging just trivial stuff, but we were taken seriously and the site team fixed the issues very quickly and willingly.We didnt get to pick our kitchen and bathroom as it was already done- but it was what we would have chosen anyway! But we were offered any custom items and never pressured into anything. We always found everyone on site helpful and professional- they were always there for anything we needed at a drop of a hat although being busy. Covid restrictions and safety were always followed if they had to enter our house and they always left it as if they hadnt been in. We love our home and the quality of everything is great.There seems to be a few negative reviews but i can honestly say we have have nothing but positive things to say! I guess you only feel the need to source these sites if you have had a bad experience so do take them with a pinch of salt. We would recommend Linden homes to anyone so if you love the home you have seen just follow your heart.

You’ll end up buying Stress & Anxiety!

What can I say...First 6 months without hot waterOver year with still poor (Pulsating) water pressure, a drive that floods the front of the house and in to the integral garage when it rains, creating a stream in to the back garden, still waiting for the retaining wall to be built in the back garden to stop it slipping in to the neighbours (Not helped by the flooding), rain water plumbed in to open sewer, unable to heat the lounge and master bedroom due to poor / missing insulation and now a playground built outside my bedroom window and not where it was shown on the site plan, resulting in legal action now being taken but don’t worry this is only a £395k “premium” home. I dread to think what their standard build is like! All I can say is good luck if your buying one.

A constant and exhausting battle

I have now lived on the Linden Homes development, Ashton Rise in Marketing Harborough for 2 years. The pre-sales experience was faultless - our options were made clear, we were not pressured into making a decision and we were guided throughout the entire process. I guess you'd expect nothing less when someone is trying to sell you a £400k property. Since moving in, and for the past 2 years, the only way I can describe the customer care service is unbelievably frustrating, tiring, and neverending. Whilst the team at customer care are friendly and appear to do what they can to resolve issues, there is something fundamentally wrong with how the business is ran.Whilst any new-build buyer should expect snags, it's the aftercare service that should get you through. With a long snagging list and still many issues still resolved (2 years later), we are well and truly and the end of our tether with them. Not one single fix or piece of work that needs doing has gone smoothly. The customer care office, site team, and external contractors are incapable of communicating. I can think of many examples where work has been scheduled and the contractor has either not turned up, not been able to complete the job, or completely misunderstand what needs doing. In addition, what has also become apparent is that a lot of the initial build or groundworks has not been completed to NHBC standards, by which, Linden MUST abide.Whilst I am a patient person and do not like speaking ill of a company, I feel it's important that anyone thinking of buying a Linden Homes property seriously considers whether they are prepared to spend years of constant battling to get your new house built to the standard they promise before you hand over the cash.

Linden Homes. Maybe the worst builders in the world?

We recently purchased a properly from Linden Homes, finches park, and since we moved in we are still fighting for the completion of our snagging items. I need to point out that we had over 100 and some of them were serious, water leaking through the ceiling for example due to incorrectly fitted water cylinder. Customer services have also been appalling as they promise to correct their mistakes but don’t follow through. We just feel abandoned and this is not acceptable. Linden Homes don’t care about the customers’ experience but are happy to take your money in the knowledge that your home is sub standard. They always appear to blame everyone else; contractors, sales advisors, home buyers but never take responsibility that systematically they are running a business by incompetent employees.Linden Homes should have a banner that reads, “that will do” I feel very disappointed and let down by the whole experience.
