Legally Questionable & Untrustworthy

To rent a property through Peter Alan is to place your head willingly on a chopping block and wait for the axe to fall. From the get go they were totally unjustified in their treatment and handling of our Assured Shorthold Tenancy. They demanded six months every six months for a moldy and crumbling studio flat that they knew was compromised by poor structural integrity. Thusly, a £350/month studio flat turned out to be over £2100 every six months without due consideration of personal circumstances or reasonable changes to living costs, etc. We have always been good tenants with a clean credit history and tenancy history. We had always paid on time and taken responsibility for any issues within reason. But the way that this agency treated us you would have been forgiven for thinking otherwise. We even repainted the walls in the same colours but with special sealant to prevent the damp after getting permission and put a lot of time and effort into making the flat livable. There was no appreciation for the lengths we had gone to just to justify them taking six months up front. After three years paying £2100 every six months we politely asked them to put us on a rolling contract. By this time we had been renting with them for 2 years and had never given them nor the landlord any cause for concern. Our request was met with disregard bordering on viscerility. We were told "it's always been this way, all our other rentals are the same and there will be no negotiation." Hence why I have formed the assumption that Peter Alan must always harass their tenants a month early for the next payment of rent with texts in capitals and strongly worded letters through the door. The way they will actively pursue rent before it is even due is repulsive and is testament to how they treat all their tenants. But try doing that to them and all of a sudden they are dragging their heels. Our boiler broke and we were left without heating and hot water for 3 weeks. This is illegal under The Housing Act but with our rent paid up front we had no footing to negotiate. They gave us every excuse under the sun e.g. "the landlord does not have the money", "we're having trouble processing the maintenance request", etc. It was upsetting at first to simply be treated like cash cows but then to have our basic human rights thrown into jeopardy is just pure insult. After the laws changed last year they sent us a letter stating they would now require 12 months rent up front! Nobody can afford to pay £4000+ up front for a place, no matter their employment circumstances, etc. That would have surely bankrupted us! Needless to say, we informed them we would be moving out. We have now found a larger and far nicer property for the same monthly cost with an agency that treats us like people. Needless to say, having cleaned that place from top to bottom, and with hindsight from other tenants in our situation, any attempt to deduct will be taken to court. I will not hesitate to point out the shear audacity and thoughtlessness that they market as care and consideration for tenants.Peter Alan are most deserving of this review. They treat tenants like cash cows, they do not consider your health or happiness, they knowingly breach contracts when it suits them and I can safely say they are the most repulsive, lazy and unhelpful agency I have ever had the misfortune of renting with. Avoid like the plague.

The Tenancy has gone through as…

The Tenancy has gone through as expected. The original market rate based on their analytics was significantly below the rental achieved - which was closer to the local properties. Peter Alan also switched the utility supplier without my knowledge which is now causing a heap of issues. Readings at the date of cutover are to be supplied - not sure what were given by Peter Alan as it was three weeks prior to the tenant moving in.British Gas seems to think I supplied the request to change over - I did not. It's an erroneous transfer which I am now taking up with British Gas, and OFGEM if required. I will also complain to Peter Alan about this practice which I think is unethical and if not happy I will contact the property Ombudsman.

Cannot rate Peter Alan enough from…

Cannot rate Peter Alan enough from start to finish they have been an excellent estate agency. Arranging visits to view properties were done quickly and arranged around a convenient time for us. Communication was made via email and over the phone which made contacting the estate agents easy with any queries answered within a few hours. All staff were extremely helpful, however Jess was our main point of call who was informative and very helpful. We chose to go with Peter Alan’s solicitors which were Howell’s solicitors which I believe was the best move as it enabled the process to move quickly and smoothly. Within less than 4 weeks of us putting in an offer, all paperwork is complete and we shall be receiving the keys in the next 2 weeks. We cannot believe within the space of 6 weeks we will have become home owners!

Poor communication, pushed their recommended conveyancer but didn’t say about the extra cost this would entail. Cost me an extra £500. Will not use again nor recommend.

A group of legal thieves

A group of legal thieves! I wouldn't employ the sales team to tie my shoelaces never mind sell my house!I know estate agents have a reputation for charging lots for very little, but this lot take the biscuit! Hindsight is wonderful, but if you are selling a house beware of the contract they offer you. I was stupidly duped into a fixed price sales contract, which worked out at just short of 4% of my house value! Being my first time selling a house I wish I had read up more beforehand! I was also sold a sole seller contract, which meant I'd have to pay the full fixed fee if I was to sell the house with a different estate agent WITHIN 6 MONTHS!They did however, get an offer within a few days of the house being on the market, for the full asking price. "Too good to be true?!" I hear you ask. Well, one dodgy damp survey and a dodgy quote later the magical buyers are requesting 10k be knocked off the agreed price of 70k. Now, having learned a bit of a lesson about jumping in two-footed from the initial contract, I took my time with this one. The "sales negotiator" (a term a use lightly, because I witness absolutely ZERO negotiating), advised me to get a second opinion (something she later denied). So I forked out for an independent survey, showing the surveyor the dodgy report. Lo and behold, the report and quote to repair comes back at a fraction of the price. Now, the "negotiator" wouldn't accept my second survey, and insisted I should drop my price, something I could not do, partly die to the extortionate fixed selling fee.Safe to say, the sale fell through due to the buyers not budging on their 10k request, and not a single ounce of "negotiation" in site. After this, I decided to stay put and take my house off the market. Then came the money grabbing.I recieved a letter asking to pay for an EPC certificate that they obtained as part of the sale (because I pulled the house off the market I was expected to recover their costs). This letter also delightfully reminded me that if I didn't pay within a certain timescale, they reserved the right to add interest onto the requested 90 something pounds. 2 months after I've paid, I'm still yet to recieve the EPC or any other correspondence. On the bright side, I didn't have to part with the best part of £3k for some woeful service.Stay away from Peter Alan at all costs!

I am writing this review to express on how satisfied we are in choosing Peter Alan for renting.There were a number of different letting agents available choose from, and through their network of branches and a trusted brand we went into a local branch.We initially made enquires for rental, then decided to go ahead with a property, and with the assistance and patience from Nadine the service was outstanding and this put a lot of trust in using Peter Alan.This is our first time renting privately and would definitely use and recommend their services.We are very happy in our new home, it has taken a few weeks to get ourselves moved in fully and enjoy our new home and area that we now live in.Thank you very much for your help, support, speed and ease!

Peter Alan was a terrible experience. The agent outrightly told a lie about cash back and thereafter, could not be reached on phone neither would he reply mails. Am not surprised at their rating on Trust pilot. They are such a terrible agency to have transactions with.

3 appointments for one straight forward mortgage . My daughters earns 40k a year better benefits than NHS workers No debt , CCJ’s , clean as a whistle 1st appointment to discuss affordability etc - 1 1/2 hours 2nd appointment 1 1/2 hours ( I feel this should be optional ) looking at the budget/outgoings such as council tax , petrol , food , etc Next , trying to sell us critical illness , life insurance , buildings insurance 3rd and final appointment 1/2 hour, sign the mortgage deal and mentioning all the policies above on numerous occasions. This 2nd appointment procedure may be amazing for some customers , but I feel it should be an independent choice

We are extremely happy with the service that we received from Peter Alan. In particular, Tracy Mason provided excellent guidance on all aspects of our purchase. She was extremely helpful, going above and beyond the call of duty on a number of occasions. She provided a useful link with our vendor which was invaluable in helping us to progress our purchase and eventually complete. We were kept updated and always received a swift response to the many queries that we had. The team at Peter Alan are all professional and friendly. I have recently purchased a house off the lovely ladies at peter alan talbot green. From start to finish everyone at the branch were extremely helpful! Lauren got me a last minute viewing on the property, which I am very greatful for.Zoe who showed me around was extremely lovely, both me and my auntie felt comfortable being showed around by her.Rachel done everything she possibly could to help, they all went above what I expected of them too! Had a mouse infestation in February-March 2024 and the company took 2 weeks for someone to come out and get some treatment started, despite being told a contractor would be sent out within 24hours. I was manipulated by the company and the private company they insisted to go with, with both of them saying it was my fault. I moved into the property in mid-January 2024 and I was blamed for my unpacked boxes attracting the mice. I had to stay in hotels as I had 6 dead mice and multiple live mice in my property, but I wa refused reimbursement and any waiving or the rent. The maintenance team said the property was "not uninhabitable because of a few mice" despite it being a studio apartment I pay £700 a month for. I could not use that flat at all. Now in October 2024 I have mice AGAIN. Instead of fixing the problem, they sold the property to a new landlord to get the blame off themselves. I was then denied a formal complaint and told I didn't have a case. I am absolutely disgusted with this company, specifically the Mansel Street branch in Swansea, Wales. DO NOT rent or buy from these people.

Avoid Peter Alan at any costs

I rented out my house in Swansea through Peter Alan. I was unhappy with the applicants they found, but they insisted that the applicants had passed all the required checks. It has now come to light that the tenant failed to disclose two of their four teenage children.

sold house on day of viewing

Organised a viewing in maesteg area for them to only call 15/20 minutes before cancelling the viewing because the house had sold. Travelled multiple hours to be disappointed. Absolutely not trustworthy. They also knew we were first time buyers and this is our first ever experience and it's been tainted. I really hope there are trustworthy agents out there.

Worst managing agent I’ve ever have…

Worst managing agent I’ve ever have experienced. After renting properties through another agent decided to give Peter Allan a try as new property was out of area. From day one they mismanaged the property or basically didn’t mange the property at all. After the tenants moved out they missed over £1200 worth of damage then had the cheek to charge for the checkout inspection. So avoid at all cost you will definitely regret it.

before week ago i am taking with my Mortgage advisor wait and finger cross your money back but he try for me everything.so who is the taking responsibility for money back refund ? i lose the money 750 pound officially with non refundable plus they cancel of my offer from peter Alan and second they close for me reviewing, even not return back my money 750 pound, I have mortgage principle with Halifax bank i can go with anytime problem with building, not my money, plus England bank 6 month in your bank account ok even became one years that will be your saving. if no one can do it money back for 750pound ,closed the subject and refund to me as soon as possible, when your guys take from me 750 pound life time mortgage 28//march /2024 now and still i am waiting for refund back people and playing for me around like baskectball?who take the responsibility please to do for as soon as quickly . other way one pound for one day i will do it reviewing 750 time. i found the money not easy without sleeping and your guys saying me you will get mortgage pay the money we will process, now i pay the money where is my services. all close me chapter and taking my money refund to me as soon as quickly HOD people .

A consistently and impressively-poor experience

A consistently poor experience, PA is one of the laziest services I've had the poor fortune to deal with. We've had to chase them every step of the way for processes that had consequences for US - such as them simply never replying to essential emails regarding tenancy renewals.On multiple occasions, we've contacted the landlord directly to simply receive a timely response on urgent legal matters. They didn't send our contract within time for renewal, then proceeded to send it without any of the essential documentation, and later failed to follow up on essential checks.To this day, I'm not sure what PA actually bills for, as we've received only the most scant communication from them and - where that was the case - it was conveyed with a poor attitude, took far longer than is acceptable (e.g. no contract for renewal until the day prior - on a Friday), and required us to force the process at every step.At this point, it's a wonder PA is remotely functional, but I guess that's the nature of property agents who seem hell-bent on squeezing out profits without adding any value to the renting/landlord process. Avoid for renters, avoid for landlords.

Absolutely disgusting company

Absolutely disgusting company. Was prepared for them to be letting agents for my elderly fathers home as he lives in London, they rushed through the procedures. Didn’t send him references until the week of the tenants moving in and then told my father he must remove all of his belongings the DAY BEFORE the move knowing full well he is in London and my dad questioning for 2 weeks about it being furnished!! Told the neighbours all of my dad’s business regarding the rental before even speaking to my father and also don’t ever answer the phone. The agreement has now been called off due to this, the tenants hadn’t even moved in and we are already having major issues! AVOID AT ALL COSTS.

Absolute waste of time showed us a…

Absolute waste of time showed us a property twice through an modern auction witch is an absolute ripoff where you could lose a lot of money before anything goes through and then told us when it came back to a normal sale with them that we had to go through the auction because we viewed it when it was and then to have a patronising on the phone I'm sure the seller would love to know about the fact that they refused a genuine offer. I wouldn't trust them to sell a tea pot let alone a house.
