Kenny has been an absolute pleasure to deal with and has been of help wherever needed. We achieved a good price and sold quickly.Following the sale Kim Batchelor assisted in the exchange process and provided updates and chased the solicitors to make progress, I could not praise Kim enough for the outstanding service provided, a great help at a stressful time.Thank you both so much for all your help, I'm really not planning on moving ever again, but if i did, I'd use you without hesitation.

Professionalism to the highest calibre

Professionalism to the highest calibre. Dealing with letting agents over the years it is not often you come across someone who is willing to take the time to not only fully explain but to also has the patients to find ways of explaining to help me fully understand new legislation especially with all the changes in lettings over the years.Tony Degiorgio is a real credit to Wards and the Lettings industry. I can not recommend Tony and Wards enough. From the initial meeting to the tenant moving, I was made fully aware of the progress with constant updates. It’s not an easy job having to deal with so many aspects from keeping the landlord and tenants happy but also making sure the references are are ok, the compliance is up to date and the property is then ready for the tenants to move in with the safe and legal check that was offered.

Excellent service!

We got 3 different EA round to value our house and Wards were slightly more expensive but we felt they were more professional so went with them. First of all Brendon came round to give us all the info we needed and value our property. We decided to have the Walk Round Video which not all EA do but was worth the money as we think it helped sell our house? Within a couple of days we were on the market and had 12 viewings booked. Brendon was very friendly, helpful and kept us informed at all times. We sold our house the following weekend. Debbie Brewer then took over the sale and was also very friendly and helpful. Everything went smooth and we were always kept informed of how things were going. We would highly recommend using Wards and thank them for everything they did for us during a stressful time.We would also like to thank Blaine and George who came round at the beginning to do photos and do viewings.Thank you so much to you all.

Challenging Times Indeed

Can't thank the Ramsgate Team of Dan, Dani, James and Lucy highly enough for their dedication and support in the sale of my Mothers house. These were extremely challenging times indeed. Not only was the pandemic making life difficult for all concerned but being nearly 100 miles away in Essex we couldn't travel. We relied heavily on the support and dedication of all to achieve a successful sale at a price we could accept. Indeed at one time I was told James spent more time at the house showing prospective purchasers around than in the office - think he became a stranger!!! Valuation was good, costs were competitive and marketing professional. A very friendly team highly recommended, thank you all.

As a first time renter I was apprehensive about the process, especially during the Covid-19 pandemic but Wards Lettings and particularly Lee from Wards Lettings Ashford, was absolutely outstanding in the service that they provided. I’ve had a very good experience with Wards so far, this was especially down to Rhys who has been very kind and attentive and wants what’s best for the customer. I have spoken to a view organisations where their staff haven’t been as helpful and thanks to Rhys I’ve managed to get on the right path to get a mortgage which is best for me by using their In-house advisor Emma Lawton who works for a company called Mortgage Matters Direct. I have received amazing service from both and will 100% be recommending them to anyone who is looking to buy and rent.

My honest review of Wards Faversham Branch.

Back in Aug l invited Wards to value to my property, l was in a hurry to list my house & hopefully gain from the stamp duty holiday. Paul the Manager seemed professional & knowledgeable, he went on to value my property 25k above my expectations. I was slightly sceptical but thought well, he’s the expert, he knows the local market, it’s crazy times so let’s go with it. Marketing photo’s were taken, they were pretty unremarkable, in fact they were as dull as ditchwater, l wasn’t totally happy but wanted the marketing to proceed swiftly, l did ask for some changes to the photo’s but was swiftly told it wasn’t possible. Finally went live to no interest whatsoever for a fortnight, it was obvious to me that the pricing was totally out of kilter, no calls from the office, nothing. I reduced the price without any advise to do so from the office, it stimulated some interest but no offers at that time. A viewing was booked which never arrived, the person had cancelled and the office left a msg on an incorrect number. My property went missing off of all four online portals over a busy weekend, no proper explanation as to why this happened. I then reduced my property again ( without any inducement from the office ) and this stimulated an offer from a prev viewing but that lasted 30mins as l was told the offer had been a mistake 🤷‍♀️.It really left myself & my husband wondering what is happening here ? a long catalogue of errors, none of them ever owned or accepted left us with no confidence that Ward's were capable of selling our property. The twenty week fixed fee contract has ended today & l couldn’t be happier, my feeling is that maybe if my house had been realistically valued in the first place when the market was crazy busy chances are we’d have sold, unfortunately, that boat has sailed.

A Brilliant Team

Having had the sale of my house fall through a total of 3 times over the past 5 months, I had become enormously cynical about the whole process. It just felt like it was never going to ever happen. The team at Wards in Ramsgate, however, were unfailingly positive and approached every new enquiry with sufficient energy and enthusiasm to convince me that a sale remained entirely possible. When I recently received a new offer from someone who was somewhat challenging, Dani and James were quick to take control of the negotiation and in a spectacular fashion, the lovely Lucy Stocker who has just joined them in Ramsgate managed to quickly seal the deal - no muss, no fuss. I don't know quite how she did what she did - getting the buyer to part with more money than they had actually intended - but I ended up a very happy bunny indeed. She's a fantastic asset to an already excellent team in Ramsgate. Many thanks to her and congratulations to everyone at Wards.

I think its really important to get the…

I think its really important to get the right person to sell your house rather than the company as the company will only be as good as your sales person. I had a good feeling about Steve (Kings Hill Branch) when I met him and I wasn't wrong, had an offer within 2 weeks on my flat. Steve was always contactable and even replied out of hours, even when he wasn't obligated to respond. My sale wasn't the most straight forward (things out of control of Wards) Steve stuck with me and helped me all the way through. Wards are lucky to have Steve and I thought I would write this review to highlight to Wards this. Hardworking and professional estate agents are rare!

Hello, everyone, I will say looking for a house to rent was a pain but when one get to wards agency it makes life easy just ask of Grace Scott, she was calm and soft speaking. She will give you listening ear anytime, My journey looking for property to rent, at first i never likes the place but Grace Scott talk me and encouraged me. Then the landlord was a bit pain and i almost give up. Grace was calming me down that things will be in place and that he will be a nice landlord. Anyway story sort. We got the house finally. One or two not in place i rang Grace and she still give me listening ear which am still on but i say ask of Grace Scott when you get to wards and she ‘ll help you out and ready to listen . Other estate agents, watch and learn....

Wards operate a unique and innovative model, whereby once the excellent and proactive sales team have made a sale, the baton is passed to a sales co-ordinator to herd the various buyers and sellers in the chain and their respective agents and solicitors towards a successful conclusion. This works incredibly well and removes much of the anxiety one can feel when, as a party to the chain, you seem powerless to influence it. I must pay tribute to Kenny George and his team at the Walderslade branch - Terri, Sam, Ami, Jordan and Sue - and also to Kim Batchelor, the Senior Sales Co-ordinator who cajoled all concerned to a successful exchange of contracts. Worst viewing request experience

Request for viewing from a few agents, Wards is the last to reply. The lady seems very difficult to work with. I Specifically requested to leave email or sms as I cannot take call during the day. Nope after one unanswered call the next day my viewings are “not-confirmed”. I have explained I am travel from 50km away and tickets are pre-booked. but anyway have last minute effort to call again the morning I hop on the train.Spoke to Sophie she is much better which changed my bad experience. Unfortunately, the original lady “with character” pick up the phone again and make everything very difficult. I gave up as I can foresee difficulty for the transactions. There are plenty of other properties I don’t need to be played around. If it looks like bad news then chances are, it might be even worst down the road for the process.i have 2 stars instead of 1 because of Sophie. I hope the properties I am interested in will be wise to change agent so that I can finally view them. I am not sure where the 91% good review from but maybe it’s with Sophie I think I am just unlucky.

Really big thank you to Kim Batchelor, I cannot stress it enough. We had a lot of problems with the sale of our house, and particularly so through the covid situation. There was so much uncertainty and confusion, I had no idea what was going on and couldn't contact our solicitors, due to the sheer volume of calls they were getting.
