Katie from the Sutton office was our first point of contact when selling our house. She was professional from the start and really helpful during what was a particular stressful time ( lockdown was enforced just as we found a buyer). Above all Katie kept in contact and was very caring. As our sale progressed Alison was appointed to take our sale through to completion. She was always in close contact with us and around when we needed her advice or help. She always had a positive outlook and was also very professional and efficient. Strongly advise first-time buyers to avoid! My fiancé and I had been actively searching for a property when we identified one of interest through Cubitt & West. Initially, the level of contact was excessive, with frequent calls encouraging viewings and presenting the property in an overly persuasive manner. Unfortunately, once we proceeded further, the experience became increasingly disappointing. We found the approach of certain staff members to be patronising and, at times, inappropriate. We were placed under significant pressure to increase our offer, including being told that the agent would “lose her job” if we did not submit a best and final offer by 10am on Tuesday 9th December. We were also asked whether we really wanted to lose the property over £2,500. This felt unprofessional and emotionally manipulative. Despite increasing our offer, we later discovered that it was not submitted until Wednesday evening at approximately 7:15pm, calling into question the urgency that had been communicated to us. Communication throughout the process was extremely poor. We were advised that we would receive an update by Monday 15th December, which did not occur. We repeatedly had to chase for information, only to be told that someone would return our call, which did not happen. A response was only received on Wednesday 17th December after my fiancé stated that she would escalate the matter to management. While we appreciate that estate agency operates on a commission-based structure, this does not justify a lack of transparency, professionalism, or basic communication. First-time buyers, in particular, rely heavily on clear guidance and honest engagement. Less experienced or more vulnerable buyers could easily feel pressured into making decisions they are uncomfortable with. Fortunately, we had access to independent advice from family members with industry knowledge, which helped us navigate the situation. Based on our experience, we would strongly advise first-time buyers to consider alternative estate agents. The conduct we encountered prioritised sales targets over client care and trust

I have to commend Lewis and his colleagues for being very helpful and supportive throughout the process of finding our first home to buy. While I didn't end up buying through them, Lewis impressed me with his attention to detail (remembering exactly what we were looking for as buyers), personalisation (not selling us something that doesn't fit our criteria) and his initiative (he kept in constant contact, checking in, etc but wasn't too pushy either). If you're a FTB like me, there is no harm signing up with them and learn lots of things along the way. Great work team! x

What a fantastic team and a special thanks to the ever talented branch manager Becky at Sutton. What a hardworker and so reassuring to have someone as proactive as that looking after you in a time that is so stressful. We exchanged on our property yesterday and it was only due to Becky’s hard work and perseverance with our solicitors (who admitted to messing up with us) that the exchange went ahead. Despite the poor service from the solicitors, Becky liaised with all parties to ensure the work got done and escalated any issues to the relevant people to move things forward. Also on a personal level, Becky is so approachable and supportive and despite many tears she still filled me with the confidence I needed that the exchange would go through. From start to finish the team at Sutton did a fantastic job. We had lots of viewings and they kept us fully up to date with feedback. I will definitely recommend Becky and the Sutton team as they should be praised for such outstanding work.

Disappointed with the property management service

I am disappointed with the property management service I received. As part of the service charge, I understand that an annual property inspection is included. However, when the inspection was due, the agent informed me that they were unable to access the property and asked the tenant to record a video instead.
