GoogleThe 2 Chloes who dealt with the sale of my property were very professional and kept me updated all through the process until the sale came to its conclusion and they both deserve a 5* rating.
However their 5* got reduced to 1 due to tbe extremely poor service I received from the rental side of Martin & Co. Occasionally I visited the property that M&C managed for me and on each occasion was alarmed when witnessing what alterations the tenants had made. They were repeaterly told that I needed to approve any changes prior to them takiing place but that only seemed to fall on 'deaf ears' as they continued to do as they pleased. I raised my concrrns with M&C via email, phone calls and face to face meetings and was assured that when the tenants vacated the property that ithey would return it to the condition it was in when they took up residence......foolishly I believed them, but now I realise that they were only paying me 'lip service' as the condition of the property was a disgrace when the tenants vacated. I enquired why the changes hadnt been spotted during the 6 monthly property checks and it appears there was no consistency of inspectors so changes would not have noticed. If the inspector had cross checked the inventory of the property when carrying out the inspections the changes whould have come to light - but they didnt, and when I complained about the state that the tenants had left the property in I was asked to provide a copy of the inventory.......so I had to tell them that they already had one in they cared to check their records! When the tenants departed they they left 85 holes in the lounge walls which they had roughly polyfillered over and left unpainted. There were numerous other faults for which M&C got quotes to cover the remedial work required to restore the property to its original state which were in excess of £1500 adding that as the tenants bond was less than £700 that I would have to pursue the them through the small claims court for the remainder of the money.........I paid M&C to look after my property which they clearly havent done.......in reality it is them who I should be taking to small claims court as they have not provided me with the service I have paid them for over the years! As for the manager (Andrew?) I personally wouldnt pay him in washers - but as I undersrand his parents own the business, no doubt he will keep his job!

GoogleAbsolutely appalling experience. Stay away from them at all cost. They are bunch of cold blooded people that tricked me into renting property by paying rent of 6 months upfront. Every single person in that property wanted to get out just because of this agent’s and landlord’s attitude. At the end of my tenancy a big chunk of my deposit was kept just because the cabinets handles allegedly had some stains. Just observe that all the good reviews are either from landlords or companies working for them. This clearly tells that they will never look after the interests of tenants. Please please, all you prospective tenants stay away from. In my case they would just walk into my flat in my absence OR giving me a very short notice. Edit: Response to Reply - 1.Mr. Matthew Clinton, Sir I was tricked because the fees you took from me under admin, search etc, I was never told that they were non-refundable and there is a chance of getting tenancy declined. I was assured the tenancy until last minute you guys pulled back. I wasn't left with any other option but to surrender to your option of paying 6 month's rent upfront, "Free will" was only a luxury at that point. Thanks to new legislation that has put an end to these extortionist practices by letting Agents. 2. Yes, by law, you have to give 24 Hours notice and you haven't at many occasions. TBH I can live with that, the thing that is outrageous is the landlord spying around tenant's flats all day long under the premise of maintenance and on number of occasions, she has got into flat. I am not the only victim in this regard. 3. You were required to either return my mail to sender OR forward it onto me, none of which happened instead I was said and I quote "You can make whatever arrangements you like with regards to your mail". 4. Yes I could have disputed that £40 figure but I believed that would have delayed me getting my rest of money, which I needed urgently to pay deposit towards my next tenancy; at that time I was left with 2 options either to surrender and get rest of my money back OR dispute it and keep waiting for long time. I have had dealt with DPS schemes and as nice as they sound, that is another example of broken tenancy system. You have to come out of your La La Land and understand how difficult of a situation I was in and my predicament wasn't allowing me to let that money sit with you for ages. Already there was long and lengthy process to get it back. 5. As naive as your agency sound from your reply, I must inform you that the property was given to me on furnished basis BUT after my washing machine broke down, you didn't fix it, instead you said that that washing machine was a gift from previous tenant (sigh!) and It isn't covered. So, I had to get my own washing machine and was held responsible to dispose that washing machine of as well as you wouldn't pick it up. 6. Where I do understand that it was a managed property, a. I was never told that; and b. The frequency of visits by you guys was just abnormal and preposterous. 7. BTW the large change you are referring to I can see that on other review sites 8. I had to literally chase you guys for the dues that were due to me on account of water bill. My tenancy finished in January and I wasn't paid until March. 9. In this instance, I have some very caring emails from you which I can attach with this review for people to know if you like to dispute the facts. PS: Another fun fact: when I came to visit the property one of the girls told that I can put satellite in BUT as soon as I was in when Satelite guy came to install it, the landlady started making a big issue out of it. The only way we could settle it was by me promising that I would leave that £120 satellite when I will leave (That is another £120 gone there)

Hello Amir, Thank you for your review. I note that you left your tenancy in 2015 and therefore there has been large changes in the way we operate since. You, or any other tenant would never be "tricked" into rent a property as every tenant does this of their own free will. You would only have been asked to pay 6 months up front if you did not pass affordability for the property rent, this is standard practice across the industry. As this was a Tenant-Find property, the landlord would have instructed our office on what they wished to claim from the deposit, this being £40 for additional cleaning in the kitchen. With all deposits, this is open to negotiation and you also have the ability to reject the claim through the DPS system. Deposits are only released with the permission of both parties. All property visits are carried out with the minimum 24hrs notice as required by law. These are always given in writing to all tenants. GoogleI have very mixed feelings about my dealings Martin & Co. in Sutton Coldfield. I had been letting a property through them for nearly three years and some of my interaction with them has been very friendly and to a high standard but there have also been times where I have been less than impressed. The first time I encountered an issue was when I first attempted to visit the branch to sign some paperwork and they had left the office 15 minutes early and locked up for the evening. These things happen and whilst I'd wasted my time and fuel on heading the the branch, I wasn't too annoyed about it. I eventually did manage to sign the papers and begin renting the property. Upon arrival I took several photos of problems in the house. It had not been cleaned to a high standard - or any standard. I took photos of the property in case my authenticity was ever called in to question as I couldn't quite believe the state the property was in upon arrival. Thick grease and dirt on the kitchen hob, extractor and oven. Muddy, dirty carpets that had not even been vacuumed. Marks on the walls likely caused by the removal of furniture. Black mold in the spare room beneath the window. Iron marks on the living room carpet. A broken window handle on a window that was not sitting correctly in the frame resulting in letting a lot of warm air out and a lot of noise in. I could go on but I think the point is quite clear. Naturally, I complained about the state of the property and Martin & Co sent out cleaners to fix the place up. It was completed to a decent standard but I couldn't help but wonder who was responsible for sanctioning the beginning of a new tenancy with the property in that state? A month or so later I received an anti-social behaviour warning letter for the state of an area to the rear of the property which was severely overgrown. It turns out that the area was actually my garden! This was bizarre to me as when I initially viewed the property, I was told by Andrew Clinton that it belonged to the owner of the flat below mine. It turned out that the letting agency themselves were unaware of the garden too, which is laughable. Some time ago there was also a problem with one of the door handles in that the locking mechanism (which had always been a bit loose) had now sheared off, meaning I could not close the spare room door. I logged the issue and it was never resolved. Despite the initial on-boarding process and aside from the fact that renewing the contract each year costs the princely sum of £65 for each renewal, the rest of my tenancy went smoothly. Ebony Preen, Bronagh Breen and Leah Martindale (at the end of my tenancy) were fantastic. They have always responded to me promptly and were really friendly the whole time I had dealt with them. They were particularly helpful throughout the latter parts of my tenancy during my house purchase period. I only dealt with Andrew Clinton a couple of times and unfortunately he always seemed a little curt with me. My landlord was understanding throughout my tenancy and having had the chance to meet him upon exit of the property I can safely say that he was a very nice man. Due to the issues I have outlined above, if I were ever in the position to rent a property through this branch again, I would not consider it. A disappointing experience despite the best efforts of some of the staff in branch.

Hello Mikey, Thank you for your review and the telephone conversation that we had yesterday to discuss the points. I mentioned that I was not with Martin & Co at the time of your move-in (2016), but have looked at the documents relating to this. I am pleased to hear that you have had "fantastic" service by several members of staff however I am sorry that the the initial move-in was not as good as it could have been. Reviewing the documentation I see that the previous tenancy vacated the week between Christmas and New Year, with yourself moving in on New Year's Eve. While I do not know the details of this, I can only assume the work required on the property was not completed due to either lack of availability of contractors, or due to not being able to contact the landlord who lives abroad for much of the year. While I do not wish this to sound like an excuse for the property to have not been in the standard it should have been in, I just want to put some context around the matter. In respect to the garden, it has appeared that this, as well as the one belonging to the maisonette below have not been maintained for many years. The fences between the two are not clear and I believe that over the years of managing this property that information had not been passed on about its location. It should be noted that the landlord has never held you responsible for the upkeep of the garden due to its inaccessibility. Regarding the door handle, the landlord visited the property as agreed with yourself to complete the work but was unable to gain access. He then declined for us to send a contractor to resolve this, so unfortunately we could not action this further. As we discussed yesterday, I have taken your points on board to improve our service and can only apologise that we were not up to our usual high standard at the time you moved in. Came across very uneducated with tenancies and unwilling to see both sides. Bronagh is very focused on box ticking exercises while Melisa backs up the inadequacies by papering over cracks with relationships between landlord and tennant. Their very poor maintenance company Wassall Maintainance only serve to extortionate lanlords without thoroughly communicating issues for resolution, stating unable to repair verbally rather than in writing. Check ins were late and very short with poor documentation. Pushing tenants to sign but no service/ help with genuine issues. Do not think 4 weeks without a working kitchen is a problem! Would not advise dealing with either, lack of understanding is outstanding! ** if the reply states 'I'm sorry you don't seem to be on our records ' this is untrue. We are very much on recwith Martin and Co and will never use them to rent a property.

Unfortunately as neither yourselves nor your Landlord agree what is to be done with part of the deposit this is the best approach. Giving you a balanced review of the deposit. GoogleWe only have one property to let and Martin & Co took over the management of it from another agent 3 years ago. The first thing that impressed me was that I no longer had to chase around getting maintenance done when needed. Melissa is our main point of contact and she checks the property bi-annually, which is reassuring to both the tenant and ourselves. When maintenance work is required Martin & Co have contractors that they can rely on.
Melissa keeps on top of any certification and other relevant inspections that are due and advises of any new legislation that we need to be aware of.
We are extremely satisfied with the professional services she provides.
Our initial dealing with Andrew on agency changeover went very smoothly also nothing was too much trouble for him on a recent re-write of contract.
Well done Andrew and your excellent team at Martin & Co Sutton Coldfield.

GoogleThe worst experience ever. I had a viewing for a property and I liked it and was willing to put an offer and called them. They said they received the email and will get back to me with an application form to fill. Two days passed by and I made numerous calls asking for the form and they said they still got viewings to be had and will get back to me. On the third day, when I called they said the property has been let. I mean, they didn't even get my complete details. Why arrange a viewing then? To waste my day? Just useless

Hello Mouhamad, thank you for your review. Several people viewed this property on the same morning and we recieved interest from three applicants, including yourself. No further viewings have taken place. As we recieved information from each applicant prior to the viewings, no application forms were used and selection based upon this prior information by the landlord. Selection was only made after all parties had viewed the property and experessed an interest. I am sorry that you were not successful on this occasion, you have been informed of this by email within 24 hours of your viewing. If another property becomes available that you are interested in, we would welcome you to view it and apply, should you like the property.
