I bought a Gleeson property in 2015, brand new. Since then we have had the following issues: Plumbing. The bath was not installed properly and after a mere 12 months of living in the property discovered a huge leak from the bath pipesThe hosepipe tap has leaked for years, even turning off the water doesn’t help. The pipes under the sink are always producing condensation because of the way they have been installed, causing damp and mold to grow, in a place that’s impossible to fix without professional help. Windows and doors: both my front and back door no longer lock securely, the handle of the back door snapped off about 2 years into owning the property and both doors are no longer aligned. The windows no longer close without force and are just poor quality to begin with. Cracks in the walls and ceiling after we were advised the house was done settling and would no longer do this. Uneven concrete floors put in. We had carpets installed when we first came to view the house, which after normal wear and tear we decided to replace last year. After pulling them up, we discovered underneath was dented, stained and poorly set concrete which means we are now limited to what flooring we can put down, without having uneven surfaces. Back garden: on a slope which we knew about, but after trying to dig some of it up, found debris and concrete, waste building materials under the surface. They literally buried their rubbish instead of disposing of it appropriately. The roof. This is the big one. We had to have a roofer out as we discovered a leak, less than 10 years into owning the house. The roofer said the house had been thrown together. Nails hammered in and bent over where screws were required. Uneven and insecure felting mean our roof now needs entirely removing, refelting and putting back together which is going to cost us over £4K in total. We bought this house for £100k back in 2015, when upon further inspection, it’s not even worth half of that. Avoid at all costs.

Bought my house in 2019 was all nicely nice when but once you gave them your money thats it they not intrested in dealing with the faults though there shoddy cowboy work. My bathroom is constantly a problem. I hae a hole in my kitchen through their plumbing over the years but rhey eefuse to look at it as its ‘over 2 years’ but in the two years there drag it out OVER the two years so they can say no my problemTERRIBLE HORRIBLE firm NO customer serviceNO care giving once youare moved in money changed hands Cowboy firm build on the mega cheap to maximise thier profits DO NOT BUY FROM GLEESON HOMES

The initial consultation with Gleeson was as expected, polite and helpful until you reserve the property. I was told I’d receive regular updates on the build of the property which I didn’t, I received one phone call. The first lender valued the property at zero, I went to see Gleeson at their site sales office and they stated they’d received my email but didn’t bother to contact me about it and made no comment on the fact it had been valued at zero. All they said was we will just have to see what another lender says. The second lender down valued the property by £10K, again Gleeson made no contact with me, I had to attend and again they said they’d received the email and they were shocked at the down valuation. I expressed that they would need to match the market value for me to continue as this was the second down valuation of the property and I was simply informed I would have to provide the additional £10K as they would not bring down the price. I have been chasing my reservation fee for weeks and they have even advertised my plot for sale again but I am yet to receive my reservation fee. They have also increased the value to £174,995 when they are fully aware the property is valued at £160K. The lack of communication and service as a whole was appalling and if I didn’t like the property as much as I did, I would have never continued. The whole experience from start to finish has been abysmal and I think it is probably a blessing in disguise that I have not purchased with Gleeson considering my experience and all the other reviews.

1 star review I was buying a property with this company but the lender decided to withdraw a week before completion which was out of my control, Gleesons are refusing to give me my exchange money back. The way they treat customers is unethical. My baby died when it was 8 months old and i suffer with anxiety, now the company is completely tipping me over the edge.

I looked to purchase a property from gleeson in February 2022 at The Pastures in Bilsthorpe A decent development. In a nice location. Unfortunately, the properties are very small and have covenants such as you're not allowed to change the colour of your door without permission and then paying £250. Or that you can't park in front of your house. 'YES', you can't park. In front of your own home that you have paid for and own(even if you own 100% of it and bought it in cash), you can't upgrade your drive. You can't build a shed on your back garden. Once inside the properties, you soon realise that they have zero or next to zero storage. The plot of land that the house sits on is extremely small. Then there's the price. We measured the house and found that 2-4 bedroom houses are almost the same size bar a few metres. Then there's the walls you can push your elbow through them. But let's get back to the price. A 3 bedroom starts at £179'000 the Tyrone. But it's actually the size of a two bedroom. Then, there are the reviews; many are 1* reviews. I have nothing against gleeson homes but a recent study found that the majority or new build homes built by the likes of gleeson and Permisson homes, both budget builders failed to have critical fire proofing installed and on the open resell market almost all of these budget homes could not be resold at anywhere near what the original owners bought them for when new. What they found was that the new build homes bought with equity loan or share to buy incentives were sold with a premium for example the Tyrone (3 bed semi) was around £139000 in real terms I.E that is the price most people would actually pay for it but when sold with an incentive like an equity loan or help to buy shared ownership the house price could be increased considerably. Sometimes called a new house premium. But to be fair to Gleeson, the houses they build are the cheapest of all the budget house builders. The only problem is that house prices have gone up so much that budget houses like the houses at the pastures simply aren't cheap anymore. The next 3 bed semi detached house at the Pastures was £219000 and again it was tiny. But let's not blame gleeson; they are trying their best to build low-cost homes. It's the government who is to blame. But finally, if you are about to buy a gleeson home, then you need to go onto Trustpilot and look at the reviews. And if you're having trouble finding the money to buy your own home, maybe do what I did. I'm in my 50's and having split with my ex and sold my old home, thought shared ownership was the only way to get back on the property ladder and felt awkward and vulnerable not having my own home having owned a home all my life. But, having looked into shared ownership and government backed equity loans as ways of financing the purchase of a new home. I've finally come to the conclusion that they are all a rip-off. You pay for the privilege of borrowing loads of money and you don't even actually own the home you live in and you can't sell on it on the open market because no one in the real world will pay the over inflated price you paid for what will now be a 2nd hand home. So, do what I did. Save up your pennies, maybe cash in part of a pension if you're over 55 and buy a home that you can own. I've just bought one. And my new home is freehold. It's not a brand new home, but it's a recent build in a decent area. It's hard to believe that new homes built just 10 years ago were built so much better than some of the budget homes being built today, but it's true. If you want to buy a decent new home, one that will last and one that you can treat as your own, don't buy a gleeson home. You've been warned.

Sales and purchase great thanks to Linda, the guys on site (site manager Mick and gav amazing) after care absolutely diabolical they ignore you do not respond to defects I’ve been in my house since June and still can not get on my drive due to it being to high in the middle this was rectified by site but now issue is still not topped off with tarmac so still can not get on customer service have not once called us to apologise or to rectify this despite several calls and speaking to a solicitor and numerous defect logs opened which they keep closing without speaking or writing to us absolutely disgraceful disgusting service - other issues rectified by site manager have been great - but also now waiting as the garden was on a slope and over packed with soil so in a hump, they put the partition fence in then decided to lower the garden behind and level theirs off so the fence posts don’t go far enough into ground and there’s a drop down into their garden, so as soon as we decide to do the garden in the spring it will knock the fence over and the garden will heave into the other houses -
