TrustpilotInconvenient trees
We have now noticed somebody outside our property is starting to plant trees on our private grass verge. Why haven't Gleesons notified people that live in the area that will have to put up with this for the next few years. I want people to know out this is inconvenient and the worst idea ever to come from Gleesons. We can't understand why these trees are being planted as when they start to grow they will block out all our view and the sun. What would happen if we got any more bad weather and the trees blew over and landed in anybodies garden within our area. These will not prevent people from stopping there dogs crapping everywhere and will not stop people on motorbikes on the spare land when coming into darkness and will not stop children playing football outside our property. So let people be aware of where they live, to make sure they don't get trees planted outside there house without being notified.

Thank you for your review PeterWe have checked with our Contracts Manager responsible for your development who has confirmed that the planting that is currently happening is part of the overall development landscaping plan that has always been in place, and forms part of our planning obligations. This then allows this Public Open Space (POS) areas to be transferred to the management company to maintain.Obviously the planting of trees in a POS area is not designed to prevent the issues that you mention, and we would advise any residents experiencing anything criminal or anti social to report matters to the relevant authorities.Any issues relating to planting that you believe are impacting on your property directly should be raised via our Customer Care team, although in this instance we are not aware of any works other than those on the POS areas.Kind RegardsGleeson Homes

TrustpilotI owned a 2 bed detached (kerry) in…
I owned a 2 bed detached (kerry) in 2020 up until I sold it in December 2022. I agree with what all other reviews have said with customer service etc, 2 many managers to deal with that leave so you have to start over. I had all the usual snags, bent walls, parts of furniture pack missing, tap constantly coming loose, leaking doors leaking gutters, doors not closing, mould etc you name it. I found that the heating was terrible as radiators were 2 small to heat up the home. You could only have either upstairs heating on or downstairs heating on but not together. Window vents 2 big constant breeze coming through, kitchen fan constantly had a breeze coming through I had to put cardboard over it and tape over the window vents and you could hear outside elements like it’s on the inside like people talking on the street or cars driving past, kids playing etc. worst part for me was when the neighbour's moved in and how thin the walls were. That was the main reason for me selling. I lived alone but a family moved in and all I heard all night was screaming kids, a baby, banging, clattering, doors slamming, light switches, toys, toilets flushing, tv, sex sounds, conversion, arguing, even blenders etc all night long. The front and back doors shook my house when they constantly slammed them it woke me up every time. I had no sleep for over a year. I’m quite a considerate person and was worried they could hear me so I walked around on egg shells when they didn’t care as they said they never heard me when I asked them. It wasn’t a way to live at all. Other houses behind were so close you could see everything, I had to close my blinds to change. It’s true when members of Gleeson finally get round to doing a job for you they make it worse or you take the day off to be there and they don’t show up. You don’t get grass at the back or a fence divider just a plot with rocks, sharp objects, clay, rubbish etc. gravel driveway was the worst as the roads are the last thing to be completed so thick mud gets on your tyres and then you park your car on gravel which then sticks to your tyres and flicks off hitting your car and others! It cost me a fortune to replace all 4 coil springs on my car the roads were so bad. Weeds constantly grow through all over. Gleeson came out to sort my garden with a top layer of soil and messed up the driveway by dropping soil, rather than picking it up they turned it over so gravel was on top again leaving the driveway not level and the rain which used to go straight down through the ground ended up sitting on top and running under the garage door flooding all my personal belongings and causing everything to go mouldy. I could go on and on. I’ve never written a review before and every once in a while I come back to see reviews and if Gleeson has changed but my personal experience living with a Gleeson home caused me mental stress and if I was to advise anyone then I’d say walk away do some research or buy one but or don’t sign for anything, keys etc until you are 100% happy. Once those keys are handed over that’s when the battle begins unless you do all means necessary before hand. If you took the time to read this then thank you and good luck. Tip for mould is to leave all doors in the house open and a couple of windows on night lock to let the air circulate. Pull all items like the bed or wardrobes etc a little bit away from the wall so air can circulate, worked for me.cheers

TrustpilotAvoid.
Avoid.I reserved a house last Feb and was so excited. My journey started well and then it got worse and worse. Delays happened where i was close to my mortgage expiring, they laid the wrong floor tiles and i had a professional snagger come who found 150 snags on my 2 bed property. I asked for compensation for the stress and got told they don’t do compensation and i could always pull out…great customer service, you get lied to A LOT. The workmen who came to fix some snags cause damage to my property. Gleeson rejected so many of my snags as ‘duplicates’ but they weren’t and then got told they wouldn’t fix them if i challenged them? Like what the hell! My neighbour has had 4 leaks and they won’t compensate them or replace their damaged flooring from it. The company is honestly the worst. Poor customer service and the people that work there don’t even know the meaning of it. The attitude of Regional Managers go right down to the workmen, no respect or concern for their customers so you get poor quality work and experience. Salesman was good on my site but again was lied to several times. The work i’m having to get done to the house is costing me a fortune and they just don’t care! They may be affordable homes but there is a reason for that!

TrustpilotWarning to everyone
This is for all the people out there who take the time to read these reviews. After a recent report that my dad had put on the gleesons trust pilot, involving serious issues within our property which could have caused fires, the customer care team have now blocked him from putting on any more reviews about the company. I am absolutely outraged that they ignore your concerns and whenever we have reported serious issues, they have swept us under the carpet. So please just be careful if you are considering reporting any issues within your property that you could be warned off.

TrustpilotBad customer service
At 9:25am this morning, I received a phone call from one of the staff to discuss my reports on trustpilot to discuss about the recent issues that I have been having in my home since July 2022. The lady who has just spoken to me today has just threatened me to not keep reporting bad things about gleesons. I feel absolutely disgusted. I am now going to be taking legal action against the company and seeking advice from a solicitor

Thank you for your review PeterFurther to your comments above, we reached out today via our Customer Care team following your repeated Trust Pilot reviews, as it is clear you remain dissatisfied with our previous actions. We have taken the time to review this mornings call between yourself and our Customer Relations Advisor, and we are entirely satisfied that at no time was anything threatening either said, or intimated. We advised that the most effective way to resolve issues was to raise them with our Customer Care team so that they can follow our internal processes. As you know, one of these processess is for customers to log any issues that they have with their home on the dedicated 'My Gleeson' portal.Recently our Regional Construction Director and Contracts Manager visited you in your home where you declared that you had in fact attended to a number of issues yourself without informing us.This means that we were not afforded an opportunity to investigate and review any issues, or send a contractor to rectify any valid defects. We are unable to do anything retrospectively as we were not made aware of the issues at the time.Regarding your heating issue, we do appologise for the failed appointment from oour heating contractor. We will obviously rearrange this in writing with you, although we do suspect taht this could be an issue with how the system is beng used rather than an actual fault. However, we will let the contractor attend to verify this. With regards to your comment regarding making a legal claim, please instruct any legal representitive to email Legal@mjgleeson.com and we will be happy to provide our defense to any claim directly to them, should you feel you have a valid case.Kind RegardsGleeson Homes

TrustpilotDon’t waste your time and money …
Gleesons say as a responsible developer, they will deal with genuine issues and that customer care team are committed to resolving any valid warranty issues for you, so when head office email customer care to get in contact with you it’s not very clear when that might be ? Same day , next day , next week next month because I’m not psychic!!! But I am frustrated and angry with this company’s care team that show disregard to customers who pay a lot for their home, upon contacting customer care and leaving messages and a contact number they can’t be bothered to contact you

We have just moved into our new gleeson home at Sutton Heights after running our own bed and breakfast for 30 years and we love it here. We had Richaella who guided us through the whole process of purchasing the house. She was always available to answer any queries we had, even on her days off! She has even been to check on us and make sure we have settled in, that’s what I call good customer service. Alan the site manager is the guy to go to if you have any worries, such a top bloke! TrustpilotSHOCKING
The start was great, put our deposit down and reserved the plot and sorted the mortgage. We were told the house would be ready between November and January, first lie. We were told something was wrong with next doors house which delayed us, we were then told February, then March, then April and then May which we said absolutely not a chance, you get it done April as I was due to have my daughter in June. As they kept delaying us we then had to get 2 mortgage extensions which the second one we were told wouldn’t be accepted (luckily it was) the day we were suppose to get the keys after a week of living with family due to having to move out our other property early. All well at first until we noticed the bath panel was cracked. Had this replace 3 weeks after having no bath panel for it to then be replaced by another cracked one. We couldn’t be bothered with the hassle so we left it and now have a hanging bath panel which we will replace ourselves. A few months go by and we have water pouring from under our sink. We rang gleesons and they said turn off the water the on call plumber will be with you within 6 hours. 6 hours without water with a newborn? Not acceptable. We called a friend to come and stop the water leaking and source the issue. Issue being that the rubber ring to seal the pipe had not been put on. £800 flooring ruined. Asked gleesons for compensation for this to replace our flooring due to it being their fault. They said no, due to having our friend out to look at it instead of letting the gleesons plumber fix it. Told our neighbours and both sides had the same issue. Onto the next June 2022 over a year after moving into the property, phone call from the neighbour, the fence is in the wrong place and the boundaries are supposed to be in different areas which meant we had no access to the garden from the side house. Went into the gleesons office and they said they would sort it, waited 2 months before anybody moved the fence. I had discussed some issues with the property with other buyers, Leanne the sales assistant then told them about the fence issue which I had not told them about. Breach of confidentiality in my opinion. The roads on the Dane park site have been atrocious, pot holes that have ruined suspension in my car, not only mine but family and friends that have been to visit. When they FINALLY paved the road it took them 3 weeks which meant having to park my car at the end of the street and walking back and forth with bags of shopping, carrying my newborn in her car seat and a lot of messing about for anyone. There is now a massive curb to get into Hooper Close which again is damaging cars. No regards for their customers property. Drains are blocked constantly, had awful sewage smell coming from my loft which was put down to the blocked drains. I have had people unblocking the drains on numerous occasions and have been told it’s due to the rubble from ground work going into the drains.I have discussed issues with other homeowners in the Dane park development and we have been told that Gleesons would now like to take legal action against us. Hilarious in my opinion.

TrustpilotThree stars at a push!
We moved into our home in 2022- We had a couple of snags but nothing major and overall we were happy with the build, all of the issues were fixed when the builders etc were still on site and our site manager was great. Since then its impossible to get a response from anyone. Our driveway remains unfinished, this was supposed to be topped and all of the broken and rotten wood replaced. We were told they would be back after Christmas but we cannot get a response from anyone on a date when they are coming. We have sent emails and called head office but nothing. Quite a few of the houses on our site were later sold to rental companies who now rent them out, even though we were told during purchasing that all houses would be owner occupied. This is not so much an issue but what is, its that all of the rented houses are finished, all driveways looking lovely yet here we are 17 months later and still waiting. Our road is left unfinished with lots of old bricks left at the entrance to the estate leaving it looking very scruffy upon approach. Also, our plot is at the beginning of the estate, we have been offered absolutely no boundary to the green space leading down the side of our house (which has been left very muddy and boggy and again looking a complete mess) not the image we were provided with and told it would look like. We have people walking across our front garden and dogs fouling on it most days meaning we are going to have to supply our own boundary to protect our property. We are plot 46 on Willows park if anyone from Gleesons reads this and wants to get in touch. We have emailed and called but you do not respond. Three stars is for the actual property which we like, not the mess at the side of our house, lack of boundary or the fact our driveway has been left with no response on when we can expect our home to be completed.

TrustpilotCompletion at Vickers Grange
Today we completed on our new home at the Vickers Grange development. We chose the Longford, which is the 4 bed detached and we thrilled that it’s now ours. Throughout the whole process we have had weekly updates from Karen as we watched our house rise out of the ground. We chose Gleeson for their value for money and the build quality. Buying a new home should be a lovely and exciting time, I should be loving my new home but instead I'm angry, upset and stressed out with it. There's no pride in what they do ( pictures back that up) Customer Care (DON'T CARES ) after they have your money.:Brick work outside uneven front & back.:Door frame not straight in living room leading under stairs.:Radiator not central under window in kitchen.: Cracked tile in en-suite shower.:Boxing in back of all three toilets badly done.:Plaster on stairs bumpy not smooth.:All 3 toilet leak water into the pan, no good when you have no choice but to be on a water meter.I could go on and on.38 defaults and the cracks have starting to appear all over really bad.If anyone comes round it takes three attempts to put right, just had enough from gleesons now.So gleesons are proud in what they build 😒Well if that's being proud then shame on you all, you've wrecked my happiness how many more are you going to wreck.

TrustpilotI BEG YOU TO AVOID THIS COMPANY
I could honestly write a book on the countless issues we have had but I’ll do my best to summarise and hopefully save some people from the absolute migraine we have had over the last 20 months. Sales experience: nightmare. Constantly promised things that were then withdrawn, offered bribes to rush completion which again were withdrawn. Outright lies from sales advisor. After completion is a worse nightmare!Biggest issues we have had: - GAS LEAK. A pipe with a hole was installed. Fumes filling the wall cavity and into our toddlers bedroom. How on earth can this go unnoticed when inspecting the building?! Also took nearly five months for remedial works to be completed.- SEWAGE LEAK. Had a soggy skirting board. Contractor accused my partner of “having poor aim” and urinating up the wall. 🙃 it was a poorly installed sewage stack that had been leaking waste water from the en-suite all the way down the wall into the cloakroom. Again took months to complete remedial works -NO INSULATION. Missing insulation in whole front area of our house. No one took our complaints of mould, condensation, or temperature seriously until recently when the site manage discovered the cause. A month later and it’s not been sorted and customer service are extremely difficult to deal with.Overall:We had almost 90 snags. We expect some snags, it’s a new build, but some of them (including the above) are not acceptable. What is worse is, almost two years down the line, I am having to FIGHT to get issues sorted. Customer service is EMBARRASSING. Utterly impossible to deal with. Constantly make you jump through hoops and forever changing the goalposts! They do everything they can to avoid fore-filling their duties. Unprofessional workmen. I will stress, this is not all! We have had some lovely people in who have been sympathetic but some of them are more than questionable. We had one contractor visit us twice and on both occasions he was inappropriate. Comments towards my two young children (also stuck his head in my face, whilst eating, to smell my baby!!!!) derogatory comments and unacceptable language. He also went above and beyond to tell me how badly fitted our kitchen was. My car is damaged due to the poor condition of the roads. They have admitted fault here and agreed to repair but I’m still waiting (over 9 months) for the issue to be sorted before having the underneath and bumper of my car fixed. I would stress that I have thought long and hard about whether to publicly share our issues. We have provided Gleeson more than enough time to complete snags and given them the benefit of the doubt much more than they deserve. This is the corner we have been backed into.

TrustpilotDO NOT BUY.
My second time leaving a review, this time due to Gleeson homes taking 0 accountability for their poor work, it’s actually laughable, recently we noticed swelling on the skirting in the bathroom and the doorframe, I took off the bath panel as the smell of damp was horrendous, only to be greeted with ROTTEN skirting, black mould covering the walls and falling to pieces, god knows what would’ve happened if I’d have not found this. I am currently 35+3 weeks pregnant and living with rotten walls and black mould, this house is 4 years old and is in a state you don’t find houses 50+ years old, they were quick to respond to my Facebook post showing images of the damage, which can I add, were all concealed, meaning that the issue had been there since the house was poorly built, however after sending them an email with picture proof I’ve today received a standard ‘you’re out of the two year warranty’ response- I could’ve told them I was out of warranty, like I didn’t already know. I’ve posted pictures of the damage on the INSIDE of the bathroom wall on their Facebook posts so please take a look. I’d also just like to add that whoever they employ to build these houses have no idea what they’re doing, they nailed our skirting board into radiator pipes… DO NOT BUY! Although they like to lure you in with the incentives I can tell you it’s not worth the THOUSANDS you WILL spend correcting the problems they caused. I’ll be contacting trading standards with a group of others who have had identical problems and not just from this site.Update: I was NOT told about the NHBC, you sent an automated email with the standard ‘you’re out of warranty’ - no other avenues are given but luckily for me people on social media have made me aware of this. As stated on the call I informed that the cheap £20 shower you charge a fortune for was rotting (no surprise there) so the EXTERNAL shower was changed to stop the issue reoccurring, just like multiple people on the estate have had to do. This DOES NOT explain why the shower PIPES were leaking behind the tiles and why the skirting board was nailed into the heating pipe. Thank you for your response although I presume this is only to make yourself as a ‘company’ appear better, however I stand by my multiple complaints and will continue to make possible buyers aware of the shoddy work continuously carried out by yourself.
Grace · 16 February 2024
Agent replied · 13 June 2024
Good morning GraceThank you for your review. We are aware of the social media posts you are making across various channels regarding the issue you are experiencing in your home.We can see how important this issue is to you for obvious reasons. Whilst we would not ordinarily get into detail regarding a review of this nature here, we feel that we need to respond with our view of this situation. As has been explained, you have a 10 year warranty on your home provided by the NHBC. The first 2 years of that warranty covers issues raised to the developer, and these if valid are the developers responsibility to rectify. We take this 2 year warranty very seriously, and always discharge our obligations in full, for all genuine issues. The key point here is that Gleeson have to be made aware of the issue within that two year period. You have been in your home for around four years now, and as such your warranty now sits with the NHBC for years 3-10.Ordinarily we would direct you to NHBC to discuss a possible claim. We have however noticed from the images that you have provided that the shower and other parts of you bathroom have been changed and do not now match what was installed by Gleeson. In view of the fact that you have had a different shower fitted etc, any subsequent issues can reasonably be attributed to trades that you have yourself instructed.Any major changes to things such as plumbing would render any warranty associated to those items void, and so it is also unlikely that your warranty with NHBC will pick this up. This is why you have been advised to source a reputable trades person to put right the issue that we believe relates to issues caused by the trades that you yourself instructed, and not from Gleeson workmanship. We have asked our Customer Relations Manager to contact you today to explain this, but you will understand our need to clarify this issue from our standpoint in light of the various social media channels that you have been posting on, as these suggest that Gleeson are dismissive of our duties and obligations under the NHBC warranty, which we are not.In summary, your warranty with Gleeson expired two years ago without this issue being raised within the developer warranty period. It appears you have had your own pluming works done, and as such you may have invalidated any potential claim with the NHBC due to works completed by your own contractors. This is why we have advised you to go back to whoever did the alterations to your home to put right their work, or indeed seek another reputable trades perdon to assist you.We hope that this clarifys our decision in this regard for you and anyone concerned about the claims made here, or on any other social media platform.Kind RegardsGleeson Homes

Issue after issue been In house 18 months now it started when garden wasn't to plan had big problems over that witch still wasn't done properly and cost me thousands to sort out.Missing bricks on the corner of the house under ground level so was covered up only found when digging for a post to be put in,( still not sorted) front door blown so wouldn't shut or open my other half was pregnant so couldn't use the door as she couldn't open it, they came to fix the door yesterday (took 4 months) and left a big gap around it the wind was coming threw it hasn't rains yet luckily Every job seems to be half a job, loads of people have had big issues only half of them get put on reviews. You pay alot of money for something and get this, you expect little thing to go wrong but major thing not good enough

TrustpilotOur happy place
We have lived in our home just less than a year we absolutely love it and like the development at Grangemoor Park the customer care team have dealt with all our snagging issues. The one person who I would highly recommend is Natalie who works in the sales office from showing our initial interest to the end of our sale she was helpful and understanding bearing in mind she had other customers to look after we always thought we were the only ones buying a house nothing was any trouble in fact I think if it wasn’t for Natalie being who she is we may not be living in our happy place now.

TrustpilotMixed bag
If you are a person with an eye for detail then you will be disappointed in the little things that you notice once you’re in and living there. Our experience was we were rushed in the diary for a ‘Home Demonstration’ by the Sales Executive at Pinfold Estate Gleeson to be shown around a home with no front or rear turf, an exterior light missing, fence panels unpainted, one room carpet missing, no wardrobes built (I could go on…) then told to complete in a few days which we refused until seeing a complete house. We requested the 2 week complete period giving them chance to resolve unfinished and were made to feel belittled and that we were holding things up.On completion day turf was missing front and rear and other items not completed as promised, at this stage our frustration was to a point of just not wanting to deal with them any further. The sale appeared more important than the house being finished up to a liveable standard. You can imagine how nice it was to deal with a dog going outside to pee in mud then deal with the paw prints on new carpets! Turf was laid a week later then told we can’t walk on it for 6 weeks (excellent!) The process for the snagging list is to take a picture then upload it to the site and a trades person will be on it to complete the work. That bit is easy and in theory should work, if someone’s actually finishes what they turned up to do. It was mainly painting, cracked grouting, sorting out no hot water to the bath (which was switched off by a previous plumber not turning the restrictor dial) vinyl coming unstuck in the bathroom, fence panels split. All quick fixes but if the job was done right in the first place it wouldn’t require reporting. The home is lovely and we are very happy with the build but all the problems having to be resolved by poor quality of work is avoidable. Nothings straight! Door handles drilled badly, door frames banged and badly bodged with filler, bathroom tiles uneven - things you notice more when you get in, and unfortunately people re-doing other peoples poor work. Who is responsible for checking quality of work is what I’d like to know. Site Manager appeared understaffed (as the same in any other industry) but it affects things. He was very helpful and at the end of the phone for anything I needed so thank you to Tony. Tammy is now back on board as his Assistant Site Manager and is well on the ball following up everything :)Would I buy another house from Gleeson?! Yes I would, they offer a fair deal for the money we spent but you have to manage your expectations, peoples quality of work let it down and speaking to other residents they share the same opinion.A couple of days ago our Assistant Site Manager called me and all the items were addressed that I logged on the portal which is great, however, the list is growing from noticing things. We’ve now been in for around 3 weeks and our home is very nice and haven’t experienced the nightmares that others have reviewed on here.2 stars not given out of 5: 1 for the manner of the sales assistant, we didn’t gel with her.1 for quality of finishing as mentioned before.Builder: Gleeson Estate: Pinfold, Bridlington, East Yorkshire.

TrustpilotGleeson is the worst company to deal…
Gleeson is the worst company to deal with its defects . At the beginning we was assured that any problems will be dealt with but as it’s been a year and a half we are reporting defects and we are getting declined for no good reasons !!! We have tried to explain over and over again and yet we are getting shrugged off !!! What is the point saying one thing and doing the complete opposite . Warranty of the house is offered and yet nothing you can do can resolve it ! Just avoid ! We have a raised so many defects and it just keeps getting declined blaming us rather than coming out and seeing the issue first .

Thank you for your review MariyaWe have spoken to the Customer Care team to better understand what has gone on here, as this is obviously an important issue that we need to resolve for you.The team have stated that whilst some defects have been declined, most of these are due to the fact that we need more accurate photographs uploading to the system to be able to assess the issue, and arrange our contractors to attend on all genuine defects. We will be happy to carry out all required works on receipt of this information (we have had the revised information on your front door and our site team are already in talks with the contractor to attend)The issue that has been declined fully related to the issue with you bidet which you installed yourself, as this is not standard Gleeson specification. Our Customer Care team are in thre process of dropping you an email to confirm exactly what we need to allow us to proceed, but again we would just wish to reiterate that providing the correct information that shows a genuine defect is provided, we will be attending to and genuine warranty items in your home.Kind RegardsGleeson Homes
