I'm writing to express how deeply concerned and disappointed I am about the latest developments in our efforts to acquire the property located at 27 Dorset Road.. My partner and I viewed the property on November 18, 2023, and we swiftly made our offer. We transferred the deposit and started the reference process on November 20, 2023. We were informed of the successful completion of our reference process on November 27 during the conversation with Marni. We received a verbal guarantee that our contract will be sent out in the next two days so that we could properly inform our current landlord. With our anticipated move date of December 9, 2023, in mind, we diligently issued notice on our current property in accordance with this assurance.Unfortunately, Hawes and Co. informed us a week before our move date that their current tenants had decided to extend their rental agreement. In our following discussion, it was communicated that the tenants were already packing boxes and that they intended to buy another property.surprisingly, two hours after we spoke, we saw the property on Rightmove as for rent. One of their friends asked about the property and was informed that it was available; they were even able to arrange a viewing for the same day. We are looking for a clear explanation for this seeming discrepancy. We are in a difficult situation because of our scheduled moving date and the commitments that we have already made. We kindly ask for your swift attention to this issue and a timely resolution that is consistent with the initial guarantees that were provided to us.

The worst experience ever

I had one the worst rental experiences dealing with Ria Lawrence, After agreeing on rental terms and being issued an invoice (which I intended to pay in full upfront), I spent over a month providing extensive documentation to satisfy their AML concerns, despite the rent being well below the legal threshold for mandatory checks. The landlord had approved the tenancy, and everything was set. Then, on the day I was meant to move in, I received a call from Ria Lawrence saying I could not be given the keys. No proper explanation, no notice, just a last-minute block that left me homeless, despite having shown full proof of funds and a willingness to comply. Their internal communication was inconsistent, the process was disorganised, and their decision-making shifted constantly, all at my expense. They were unprepared, unaccountable, and completely lacking in professionalism, especially given the serious consequences their mishandling had on my housing situation. If you value your time, financial stability, or basic trust in a letting agent, I’d strongly advise looking elsewhere.

Hawes and Co have treated us horribly

I have lived in a apartment that was being sold by Hawes&Co, and I have lived in an apartment that was managed by Hawes&Co. I have never been treated so poorly in my life. During the selling of the apartment I lived in, the agents turned up on multiple occasions with potential buyers without having informed me. They also organised viewings and didn't even turn up, leaving stranded potential viewers outside - confused and upset. They also told us that our wishes regarding viewing times could be ignored as they had keys and could enter whenever they wanted. During my stay in an apartment run by Hawes&Co they refused to tell us how much the fee for leaving early would be, then charged us £1175 - the majority of this is to cover a crazy fee they didn't tell us about that is unlawful, and the rest they refused to itemise or explain. To be clear - we had no outstanding or late rent payments, no charges for undue wear and tear or damage to the property, and the apartment was found a new tenant in 2 viewings, with only 4 days of the listing being online.
