TrustpilotWorst customer service and no compliance to own complaints policy
Suffered huge financial losses due to the incompetence of Edward Mellor and the worst aspect is that they would never respond to a complaint. The complaint policy on their website states 14 days for a response which is a lie as I never received a response in 2 years after all sorts of progress chasing and wasting valuable time. Now I am discovering that Edward Mellor does not engage in the complaint process not only to save their costs but also to prevent a complaint from being escalated to the Property Ombudsman as the Ombudsman would not accept a complaint without a final response from the Agent. Because of this, I lost the opportunity to escalate my complaint to the Ombudsman service.

TrustpilotDidn’t find tenant. Asking to pay
I gave them to rent my property. They advertised for one month & did so many viewings. They couldn’t find us a tenant for the asking rent. Now they are asking me to pay them!!!!! Also threatening to send debt collectors. Please be very careful. This is Stockport branch. I still don’t understand why they ask me to pay.

Thank you for your review, though it is with sincere regret that you have been displeased with the service received. I can see you corresponded with Stacey Rushworth, our Head of Lettings and Property Management regarding this matter last year. Stacey reviewed your concerns and provided the following information. ‘’Our valuation of the property was free of charge, but following this, you instructed us to market the property on a Let Only basis and so this meant taking marketing photos and floorplans, and listing the property on the portals, which itself costs us a significant amount of money as it is not free to advertise properties on Rightmove. We have pre-qualified all applicants prior to inviting them to view, to ensure that all viewers would pass the referencing should they wish to apply, this is something that most agents do not do. We then conducted viewings, sent over various suitable and pre-qualified applicants who wished to apply, and all within a week of marketing, which is a very quick turnaround. We have put many hours into marketing the property and finding you suitable applicants, and have incurred costs when doing this. You then emailed us to withdraw 13 days after marketing the property, as you had found your own tenant instead.Prior to marketing the property, we sent you the agency agreement which outlines our terms of business and all fees applicable. The onus is on yourself to ensure you understand the terms within the agreement, because once you sign this, it does become legally binding and you are confirming you agree to our fees, one of which is a fee of £250 + VAT to cover our costs, should you withdraw after marketing the property.’’I believe that Stacey has sent you a further email today regarding this, so if you do have any further concerns, please do drop her an email back and she will be happy to review it.

GoogleI have been extremely pleased withe the service received from all the team at Edward Mellor who have been involved with my property sale up to now. The staff are knowledgeable, know the local market and act quickly. From initial visit to discuss property going on the market to accepting an offer after viewings. I had 2 block viewings and received 5 offers. It took just 12 days to accepting an offer. This was very quick indeed. I would totally recommend Edward Mellor based on my personal experience. Thank you all so much.

This company are greedy and unprofessional expecting us to pay a fee despite not finding us a buyer, not telling us about offers, not sending us a bill but instead sending in debt collectors. Use them at your peril

NO stars for this firm…If it would be an option , Zero star to this company and STAFF...Edward Mellor company most ever rubbish company. I would not recommend TO anyone to go with them. Very UNPROFESSIONAL. DISGRACEFUL, EXTREAMELY POOR SERVICE, RUDE, DISRESPETFUL , DISGUSTING staff they have. They DON'T know what's good customer mean. Even though I have made a complaint to so called manager Nigel Stephens . He is a worse then other staff. He don't know how to speck with people. They have no rules. NO respect for others. Most USELESS COMPANY. Edward Mellor is complete joke

It's the wores estate agent in seen in my life. I bought property and we exchanged contract with out keys...hahaha the estate agent lost the keys .the have to call locksmith to break the lock. GoogleBeen searching for a property to buy for a while. Stacey and Mia have been amazing in helping us. Always receiving emails about properties that match our preferences. We are first time buyers so new to the processes but they have been very helpful and understanding. They have been very patient and always call back/email back on the same day when we try to get in touch. We have now had an offer accepted and again Mia and a Stacey have been brilliant in telling us what happens next and keep us in the loop. Couldn’t thank them enough.

Received great customer service throughout the process. Can't fault the team for their efforts with the initial valuation, good quality photos and video tour, and general correspondence. Despite the chain collapsing (through no fault of theirs), the team were quick to get our house back on the market and re-sold. We experienced a few hiccups towards the end of the process but Tracey at the Marple branch went above and beyond to get the sale over the line and we really appreciate the work put in. I can't speak for all branches, but would definitely recommend Edward Mellor for sales in the Marple/New-Mills area

We have plenty of experience with estate agents because during the time we have been looking for the right house and our experience with estate agents has not been professional and some don’t even ring you back. We then met a young lady called Daisy. Omg what a contrast from what we had been used to. Any question we asked she was able to answer immediately and if she didn’t know she would find out and ring you back. She is a breathe of fresh air and has an old head on young shoulders.

The worst estate agents on the street, avoid at all costs!!! They lie about the value of your house just to get your business. I had to constantly push for the planning permission plans to be included on Rightmove and felt I was running the sale. They over valued it at £365k - £400k and then over a period of a 1.5 months forcefully tried to reduce it by £75k. They are incompetent and should not be in business. Absolutely useless time wasters!

We purchased a Property through Edward Mellor and would seriously consider doing so again. The agent did not provide any updates on the chain throughout the whole transaction. They couldn’t have been less interested in helping the transaction progress. We had to chase and ask for updates, but were constantly told they had no update for us.They never contacted our solicitor to check on our progress or if anything was needed.On the day of completion, we had confirmation of completion from our solicitor at 10:30. At 3pm we had still heard nothing from the agent about collecting our keys. We then rang the agent who had no idea about the completion that day and said they needed to call the seller to see if it had completed (despite the Sellers solicitors confirming the agent had been contacted in the morning to release keys)Frankly it was appalling service and I’m not too sure what they got paid for.
