TrustpilotI would not rate this company
I would not rate this company. Underhanded unprofessional incompetent and poor communication. They accepted my offer on a property allowed me to pay in excess off £500 for the survey. Refused to mark it SSTC as they were taking names and numbers of other people interested all along. This would be ok if they had been open and honest so I would not have had a survey done or pursued it.Biggest regret not checking their reviews beforehand. I will be pursuing my complaint to the property ombudsman and taking further advice.Just glad I have everything documented and recorded for evidence

Had good dealings with this company, when commication with the buyer seemed to faulter and the sale looked like it might fall through, Pauline helped keep pushing things forward with daily contact to get the sale over the line all the way upto exchanged day, could not really ask for more

TrustpilotMessing us around
Complete joke!!!!!! Viewed a property, made a offer same day, Edward Mellor assured us the offer would be put forward to the seller, 10 days later no update - I am convinced the offer wasnt even put forward! They came back almost two weeks late advised another offer had been put forward (surprise, surprise) so we then up'd over offer to then be told we needed to increase by a bit more. Growing suspicious we asked them to show us proof that the offers had even been forwarded to be told that the initial offer had been overridden by the higher amount, therefore they couldn't show us the proof!!!! They were also very very pushy and wouldn't even let us view other properties without showing them proof of funds even just to do viewings!! Total nightmare of an agent - avoid!

TrustpilotVery disappointed
Very disappointed. Me and my husband we are registered with Edward Mellor for some year now. We are first time buyers and we're looking for the house which will meet all our expectations. My husband after viewing of some houses was cold fussy just because he didn't like the house, like it wasn't what we are looking for. And when finally we found house we like we put our offer. After that we need to chase agents to call them just to find out updates, if we were successfully or not, they couldn't say streight that house went to another buyer. It always was excuses about person been on a meeting or just passing calls on another person. Allways saying will get back, but never happend!!! Very unprofessional!! Very disappointed!!! For people who's looking to buy house from this agency, be sure you never will get to buy house you want, never!!! When they write price in region, it means guid price and you will need to put thousands and thousands, like you would buy house on auction and the biggest amount would win. That's their style!! Even if you would put 20 000 on a price its still won't be enough to get the house. Company love money to much! Don't care about clients or they needs or wishes. Just want to push dodgy houses on people. My advice is avoid, avoid, avoid!!!!!

Google5 STARS ALL THE WAY! - Our experience of dealing with Edward Mellor Estate Agents (Reddish) has been absolutely outstanding throughout. From our initial meeting with our property valuer, Jonny Arrowsmith, who visited us and explained the whole process to us and answered all of our questions so concisely, to our day-to-day contact with the highly professional Emma Booth who was very much “on the ball” every step of the way, always making sure that we were always kept fully informed throughout and nothing was ever too much trouble. We would not hesitate to use this company again in the future and would highly recommend their services, They’re a great team!

TrustpilotWorst Agent and Racist
This is the worst agent we have seen and I am not surprised by the overwhelming majority of negative reviews here.We drove a long way spending a lot of money to just view a house. Since the property has been on the market for a few months we asked before the viewing if there’s scope for negotiation and they said yes and gave us a range. After the viewing we made an offer and to our surprise there was no sense of joy, but instead they started questioning our affordability. I already said we had an offer on our property and we have an MIP in place from our independent mortgage advisor already. They then asked me which agent our property was with and I gave them the details of the two agents. We waited two or more days to hear back. I had to call and email them multiple times to get a response. I have never seen anyone having to wait for so long to hear back after an offer. When we finally got hold of the agent she said “WE HAD CALLED YOUR AGENT AND THEY SAID THERE IS NO OFFER ON YOUR PROPERTY”. I felt insulted at this point and questioned myself whether this was discriminatory just because we are of a different race. I still patiently told her that she called the wrong agent to which her response was not “sorry” but instead she asked for my contact at the other agency. At this point I felt insulted and annoyed and asked her “Her vendors have not found a property yet to move to so why was she asking us all these details before even looking at our MIP”. She ignored my question and instead just started saying there is a different offer on the property and I should up my offer. I was surprised because we asked them particularly whether there were any other interested parties and their answer was NO and so we felt like they were trying to play a bad game here. I made a higher offer anyway as we liked the property and did not hear back again until I chased them continuously. After she got back to me she did not mention about the other offer and just said that the vendor is looking for a certain range. We upped the offer again and said we need a swift response. Next day we got a one line rude response saying they have accepted offer from someone else. If there was a genuinely alternative offer then it’s okay but the way we were made feel was we felt quite insulted. After meeting every possible revised offer demand from them and given there was no other viewing or offer that we were told off and when I asked what was the accepted offer amount there was no response and given they insulted us by contacting our agent behind us, I felt like they were trying to get rid of us from the beginning because of our RACE.

Trustpilotstockport office is great
stockport office is great! Cant help but think some of these people just want to put out negatives without having any. If you have repairs, unless URGENT and illegal to live with, they need permission from landlord to fix to make sure the funds are there. Make sure you understand this before tarnishing a company's name! Stacey R was lovely too.

This is the worst estate agents I have ever dealt with. As a buyer on this occasion I am just glad it’s not me paying them as I would begrudge every single penny!I have three words for prospective clients, avoid, avoid, avoid!!Their communication is dreadful, you ring “Sorry not available, will get him to call you back” Never happens! They don’t even reply to emails from our solicitor. We are cash buyers,no chain and it has taken nearly 6 months to complete the purchase!!!If you find that must have property and Mellors are the agents DO NOT use their recommended legal team, we did and had to change after two months as they had a cyber attack but neither they or Edward Mellor informed us of this and they did nothing for six weeks. If I could give no stars on Trustpilot I would.

TrustpilotHorrendous, AVOID
We're renting a property through Edward Mellor and it's the worst experience I've ever had with a letting agent, and that's saying something from some I've had in the past. They don't respond to issues. I haven't had a response to the formal complaint I raised 3 months ago. Only fixed a hole in the roof that was leaking onto the landing after we sent them photos of the water pooling in a light bulb! House we moved into was dirty and had building materials left around. Absolutely no customer service skills or general decency at the place at all. They can only handle one issue at a time and you have to repeatedly call and email to know the status and get them moving. They're appalling. They claim it'll take 48 hours for a manager to phone you back - must be because they're busy with complaints 24/7. Avoid avoid avoid.

TrustpilotAstoundingly incompetent
Astoundingly incompetent. Their lettings procedure is just bizarrely, illogically convoluted and complex. Our estate agent requested last-minute documentation and referencing the day before we were due to move in, and I had to leave work to go home and find the relevant docs. Everything they asked, we provided within minutes of receiving the request, but they took so so long to process anything, and asked for the same information again and again. I had a removals van booked weeks in advance, which I repeatedly reminded the estate agent about, and yet we were only able to get the keys the morning of the move. If they were letting a castle in central London for £20 a month, I wouldn't touch it because it wouldn't be worth it to endure their ineptitude.

TrustpilotStay well clear of Edward Mellor Estate agents
I have. Bought & sold a few property's over the years but never had a bad experience like I have had with Edward Mellor Estate agents if you don't mind losing money on serveys I was a buyer of one of there property's I had a verbal agreement with this estate agents once the servey had been done the house would be sold subject to contract & I would proceed with buying..... Guess what after the servey they broke the verbal contract & carried on selling the property which wasn't agreed before I payed for the servey.... My advise to prospective buyers & SELLERS BE WARNED NOT A GOOD FIRM TO DEAL WITH.

Used edward mellor to put our house on market was on for 3 months not one offer, photos were badly done no help in actually trying to market/sell the house kept trying to reduce it for easy sale not helpful in achieving a good value, director rang to find solution and arrange a meeting never followed it through.. would not recommend absolutely useless not one to write harsh reviews but this was so frustrating service and for the higher cost.

TrustpilotShockingly poor
Shockingly poor - they give estate agency a bad name. We tried to buy a property through them. Chain-free so should have been simple. Their greed and appalling "sales progression" caused the purchase to break down. To rescue the deal they then promised faithfully to work diligently to complete at pace. They broke that promise big time. Missed two target exchange dates. By the third date, they still hadn't arranged for their vendor to have his most basic paperwork in order. We had repeatedly asked them to make the vendor aware that this was going to cause chain collapse. It did collapse - the vendor appeared surprised and claimed that Mellors had not told him about the problem. As a result, we had a day to arrange last-minute storage for the contents of the house, find short term accommodation, and have lost many thousands in mortgage penalties and associated costs. Icing on the cake was an email the next day from Mellors saying they still hadn't got the paperwork in order to be able legally to sell the house but they were going to put it back on the market anyway and for more money, so essentially a great big "screw you" from them.

TrustpilotThe most useless estate agency I have…
The most useless estate agency I have ever used sold a bungalow and for £ 3500 they did absolutely nothing. No feedback. Never returned calls had no idea how the sale was progressing. My advice is use anyone but these one star is simply one to many. Unfortunately my brother in-law instructed them before I had chance to advise him otherwise. Just look at the reviews and walk away.
