There have been ups and downs in the process of selling my house, and you need make clear what it is you want and when you want it. The pricing of my house was spot on by Chris T. Viewings were supervised by Mellor and feedback was prompt. Nigel kept me informed on the footprint of Rightmove viewings with the kind of detail I like.But the one outstanding person at Mellor who finally got me over the line was Tracey H from the sales progression team, based out of the Woodley office. Tracey understood my specific circumstances, and how I needed to manage the process between Exchange and Completion.Tracey took ownership of the problem, and directed all parties to get me what I needed - which included liaising with all solicitors and the buyer to get me over the line at short notice.I would give 5 stars for Tracey herself. I had difficulty with a previous buyer, which is why its 4 stars - nothing to do with Tracey - but then Tracey took over my file and put it all right.The fleet of 'Mellor Sold' signs near me is a testament to getting a result.If you go with Mellor, ask for Tracey to progress your Sale. Highly Recommended.

TrustpilotUseless, underhanded company that exhibits bad practice
Huge disappointment dealing with this estate agent. Failed to sell my mother in laws house. Said it was unmortgagable when it actually wasnt. Encouraged us to go to auction when there was no need to. We feel they were not very transparent about their fees. Assured us nothing to pay when we parted amicably with them. At this point they didnt mention that in the small print was a clause that if the house goes on to sell to someone who had seen it with them, they can claim the fee. A friendly warning may have been nice. The house sold through a much more proactive agent, unbeknown to us to a lady who had seen it in the past. Infact we later found out that Edward Mellor had advised us to decline her offer. Fast forward to a debt collectors letter landing on our doorstep with a large fee to pay within 14 days. No previous invoices or phone calls to us, just this final demand! Absolutely appallingly bad practice. So basically, a warning to all that this is in the contract, please be aware. As for Edward Mellor, pretty useless, underhanded and non transparent. My father had dealings with them a long time ago and told me he wouldn't trust them as far as he could throw them. We really should have listened to him.

I recently sold my property via the Woodley office and can honestly say that from the first contact to the last, every member of staff deserves a 5 star rating! Hollie valued my house and within a week of it going on the market, I received 2 great offers. Amber was amazing throughout, as were colleagues from Marple and other offices. The sale went through without a hitch and Tracey progressed the sale resulting in a 10 week completion! I could not ask for more and would highly recommend them. In fact, we are now in the process of selling my partner's home as well, we were that happy with the service. Highly recommend!

I listed a property for sale with this Office. They have a male valuer, and if he comes to value your property, in my opinion, don’t believe a word he says. His valuation of my property was significantly higher than other agencies (presumably either over-valuing to secure my business or being so clueless as to be negligent) and what convinced me to sign with them was him agreeing to shorten the exclusive representation clause because ‘I’m confident I can sell the property within x weeks’ (a very short time). After the advert went live, I never heard from him again and he was not involved in the selling process - he passed me on to other staff without telling me before I signed this would happen.I ended up having to reduce the price very significantly very quickly to get any interest at all, his confident sell by date passed by many months, the offers I received were all significantly below his valuation, and eventually I accepted an offer that was then withdrawn because the buyer wanted me to discount it by a further £15k or so when the sale was going through.Another issue I had was he told me to have the property completely cleared before photos were taken (it was to be advertised with vacant occupancy). Later it turned out that a buyer could not get a mortgage because there was no worktop in the kitchen - I had it removed on his advice!I can’t fault the other members of staff I dealt with - they all seemed pretty straight dealers and were efficient. But my whole experience was based on promises and a valuation from this guy that appears to have been either deliberately deceptive or incompetent to the point of negligence, with the result that I’ve wasted months of time and still don’t have a sale.Complaint handling with this company is also an absolute joke. They reviewed my complaint before I actually formally submitted it, and guess what? They found there was no inappropriate conduct - what a surprise!I’m signing with another agency, now I know for myself the accurate state of the market, and I’d advise any seller to run a mile if they get a male valuer from the Levenshulme office turning up evaluating the state of the market and their property.

Pricing and Market Guidance: We initially provided an estimated valuation between £180,000 and £190,000, supported by examples of comparable properties sold in the area. The property was listed on June 3rd at £190,000, a decision we discussed and agreed upon with the vendor.2. Offers and Price Adjustments: We received offers of £160,000 and £175,000, which were declined, as well as a higher offer of £185,000 that unfortunately fell through. We subsequently adjusted the listing to £185,000 on July 3rd and accepted an offer of £182,000 on August 27th.3. Assistance with Mortgage Valuation: When the mortgage surveyor expressed concerns about the property’s condition, particularly the lack of a functional kitchen, we went above and beyond to address this. With the vendor’s permission, our team added temporary kitchen facilities, making the property mortgageable. I was renting my property and cannot get it back, because of Edward Mellor unprofessionalism and mismanagement. They are always right, covering their faults but in reality do not know what they are doing. They cannot even serve a proper notice to the tenant! Unprofessional and horrible people ! Constantly lie and clearly it is in their work ethics. My tenant does not want to talk to them (talks to me) because he thinks that they are stupid and the worse agency ! And it is completely true ! From start to finish my experience has been unprofessional, poor and somewhere along the line this company forgot that I am overpaying them to provide me with a service. The complete opposite of the company acting on behalf of my new home who have advised and helped us along the way. You could argue that our houses sold, however I would argue it would have sold equally well without the estate agent who actually had little to no interaction with this sale other than the advert. Not once have I had cause to contact these people without leaving being fustrated and quite plainly infuriated.

Edward Mellor are totally shocking. In 2021, I was left to stay at my elderly Grandad’s for three months with my 4 year old, due to my ceiling collapsing. I had to wait nearly 4 months for a repair, a agent advised me on the phone that I didn’t have to move out of the property, and that I could cook in the dark when I finished a shift at 11pm at night and take a shower at other people’s houses. In August 2021, I noticed there was a rather large crack in the exterior wall in my yard, I reported this straight away. It has not been dealt with and now the wall is the point where it will mostly likely collapse soon. Andrew of the financial department is very passive aggressive, I’m down £525.00 as Edward Mellor wasn’t able to locate my rent payment. The property manager Jade, constantly tenant blames and on several occasions I’ve had to correct them of what’s actually happened. Manager Stacy is also extremely unhelpful and like Jade also tenant blames.

I have been with several estate agents over my period of renting, Edward Mellor as poor as the rest. I'm a great tenant,rent paid on time,keep property updated and immaculate but unfortunately e Mellor are extremely poor on repairs (unless emergency) I have several ongoing minor repairs,even pre covid repairs, nothing dealt with despite numerous phonecalls. I even have an outside wall ready to collapse for over 2 months, boiler for a year,the list is ongoing. It seems Estate agents don't look after their tenants. Good tenants should be respected and looked after but money and greed is all they seem to be about. The renting market is not a good place. Overpriced and ridiculous.

Dear Nicola,Thank you for your feedback, though it is with sincere regret it isn’t all positive. We have reviewed this matter and can see the issues being raised in September following an inspection of the property, however, unfortunately we have not yet had the authorisation to proceed with the works following quotes being obtained.With emergency repairs, we are able to act as an ‘agent of necessity’ and instruct without the landlords prior approval, which we have done for the urgent works as you have mentioned, but unfortunately with anything not classed as an emergency, or above a contractually specified spend limit, we do not have the authority to proceed without authorisation. We have asked that your Property Manager, Jade, makes contact with the landlord today to follow up on the outstanding works and she will contact you directly to discuss the plan of action. Please accept our sincerest apologies for the delay in these works being addressed.
