GoogleI have nothing but the highest praise for John and all the team at Collinson Hall. I was using another estate agent due to a prior relationship I had with them, and nothing much was happening. I had been very impressed with John when I met him on the initial valuations and, but for that prior relationship, would have gone with them from the start, so I contacted him again and asked him to take up the reins. Immediately things started to happen to the point where there was competition for my property and i agreed a sale at above the asking price. Thanks to the entire team at Collinson Hall who all played their part in taking things to a successful conclusion and a job well done, I know I won’t be the first to say that!

GoogleAs a tenant, I feel it's important to share my experience with Collinson Hall. While their five-star reviews might look impressive, they come from people selling their houses. Unfortunately, my experience as a tenant has been quite different. When we moved in, we were immediately faced with a flea infestation. It took a lot of effort to convince Collinson Hall to provide a discount on our rent during this time, despite the fact that the flat was uninhabitable.
To make matters worse, when we moved out, they insisted that we pay for a professional carpet clean, even though it wasn't in our contract and it is actually illegal to ask tenants for a professional clean. This was particularly frustrating, given that they were well aware of this fact. Communication was consistently poor throughout our tenancy, and we never received an updated inventory. Issues like the decayed windows were never properly addressed.
I would strongly advise anyone considering renting from Collinson Hall to read up on their rights as a tenant and proceed with caution. While the agency may have positive reviews from homeowners, their treatment of tenants has left a lot to be desired.

My name is Steven Walker, and I am the Managing Director of Collinson Hall. It was disappointing to read your review, a feeling that was shared by my colleagues with whom you had contact over the time you were in the property, which was two years I believe.
Looking back on the records the issue with the fleas was something that was not picked up by the Inventory Company at the time of the check-out with the previous tenant or your original check-in. I can only imagine that it was not apparent at that time.
Clearly, none of us was expecting this issue at the commencement of the tenancy and I can see that the Landlord spent quite a bit to resolve the issue once it did become apparent. The resolution, after multiple attempts at treatment, involved a new laminate floor which was not cheap. They also compensated you by reducing the rent whilst the issue continued. All in all this cost the landlord multiple thousands.
As a company we will always endeavour to facilitate a trouble-free and happy tenancy. When problems occur that involve significant expenditure we will need to liaise with the landlord and contractors and this can lead to delays which we will try to minimise, but can sometimes be out of our control.
I am sure that this must have been a difficult period for you but having seen the email correspondence it seemed you were really pleased with the outcome at the time, something that is not reflected in this review.
I was also concerned about your comment about the illegality of our request about cleaning the carpets. Just to clarify, no agent is allowed to impose a fee for a professional clean. We do not do this. However, if the property was professionally cleaned at the time of the check-in then the landlord is entitled to get the property back having been professionally cleaned.
If necessary, the landlord can recover costs associated with returning the property to its original condition by claiming against the tenant’s deposit. This includes cleaning.
In this instance the carpets were professionally cleaned but only after the check-in. By the terms of the tenancy agreement we were wrong to ask you to have them professionally cleaned as the contract refers to being returned in the condition at the time of the check-in at which time was termed as being a “good domestic clean”.
Our request was wrong and was corrected. However, it was not illegal.
The windows issue, we and the landlord are aware of. This is an older property and may need planning permission to replace the windows. The landlord has made enquiries of the local planning authority but is not convinced they have been given the correct advice. This is ongoing.
We are sorry that you felt the need to give this review. I/we would have been happy to discuss this or to treat it as a complaint under our complaints procedure which, if you had been unhappy with our response could have been referred to The Property Ombudsman.
We are sorry about our error around the “Professional cleaning” issue. This is not something that would have benefitted Collinson Hall in any way and, as I said, was corrected once we realised.
