TrustpilotBad attitude and disgusting fees
The attitude of this company is disgusting towards residents, management fees for supposedly looking after an estate. The rates are extortionate in many areas including stationary fees etc. Won't Email bills to people, send a pack warning of more fees of not paying annual invoice before we even get the invoice. Take a year to replace a swing on kids play area fobbed off for long time. Just not a pleasant company at all.

TrustpilotGateway Property Circus
I agree with all the 1 stars and would give 0 if I could. Rude, unhelpful. ‘Customers service’ isn’t something required to work here. We are paying customers! The least you could do is reply to emails or even call back when asked because you’re all ‘too busy’. Probably too busy picking up complaints. Instead you spend your time demanding money and feel no need to justify why you charge ridiculously high fees for substandard quality of work and substandard customer service advisors with little to no land law, property management knowledge. No surprise they’re phones ring off the hook the week before invoice payment date. USELESS!

I have found Gateway to be a responsive and reliable partner in the management of our estate. Neil always works to keep expenditure within our budget and get issues resolved within the framework of our service management agreement as quickly as fund availability and legislative constraints allow.

TrustpilotShocking service
Shocking service. For 5 years we've put up with their nonsense. They commit to fixing things, addressing issues and improve relationships. Complete codswallop. We had one of the MD's come and apologise and explain why they'd been so bad. She couldn't even explain herself and obviously had no idea what she was talking about. I wouldn't put her in charge of my hamsters feeding routine. When it comes to finances, they clearly don't have a clue either.

TrustpilotAbsolute worst company ever!
Absolute worst company ever! These property management scams will be the next PPI scandal waiting to hit.I will be the first person in the queue to claim my money back, our estate has effectively been held at knife point and forced to pay £30 000 for next years invoices to be printed so that we can all pay again! No physical work whatsoever has been carried out by these con artists.I can not understand how this company is allowed to operate it’s fraudulent activities.

TrustpilotCowboys
Gateway are cowboys of the highest degree. They took over property management at The Denham Film Studios and tripled our service charge, with no prior warning. We were then told that they could charge us whatever they like and we would be subject to a fine if we didn't pay straight away (because everyone has a spare £1K just lying around). We are also extremely unhappy with the service - the security doors have been broken for months, the bin stores and car park are filthy and overrun with animal droppings and are flooded. The staff are rude, unhelpful and only reply when they request payment. Avoid this company at all costs!!

Not even worth 1 star. We have had them as our Management Company for a while now and they are over charging us and not performing the services they have contractually agreed to do. I DO NOT recommend anyone to go with them.

TrustpilotA company with all the makings of a legally sanctioned cowboy scam
Apparently the ratings don't allow negatives, so I'm reluctantly giving Gateway 1 star.I've dealt with cowboy firms before, it was extremely unpleasant, difference is Gateway seem to have legal loopholes on their side, the fees are beginning to excalate and their customer service is a joke, they ignore emails, calls and messages and adopt a "screw you pay us attitude".An article published on the Guardian website criticising "fleecehold" property management firms connected to new build estates, a week after we moved into our house back in 2017 mentions them almost exclusively. We've just got another escalating "bill" through the letterbox this morning, almost a month and a half after the last one.I really hope this review goes to Gateway, but they'll just ignore this from their offices in Essex, just like they've ignored all other communication. It's not really clear what "maintenance" we're paying for, and the property developer, Bellway, has never heard of them, which is worrying. I guess my wife and I are trapped into paying the increasing demands for payment, to avoid losing our house. Until national legislation is changed these shoddy firms are not going to be held accountable, and legal action seems too consuming. First time buyers of new builds in the UK, beware, there are sharks out there, and Gateway, aka Kompass are certainly one of them."... While leasehold owners have some (albeit limited) statutory protection, freeholders have very few options. They can take cases to court, but this can be expensive and time consuming. If they decide to simply not pay, they can ultimately lose their home. “Any arrears will normally be recoverable as a debt claim in the county court. “However, homeowners should be cautious as the rent charge owner may have a number of options including the ability to take possession of the property,” says Adrian McClinton, associate solicitor at Coffin Mew. ..."Source: - Guardian Article (no links allowed here) published on Sat Dec 2nd 2017 "Homeowners trapped by ‘fleecehold’, the new cash cow for developers"

TrustpilotAwful company
Awful company. Do not check up on what contractors do but charge for everything. In three years drives have been sprayed once and full of weeds…yet we pay for spray. Smashed window more than 6 months ago from a contractor they employ and gateway doing nothing to push this on for repair until we said we will not pay until repair is made. They are money grabbers with the law on their side.

TrustpilotHorrible service
Horrible service, I have had my property vandalised and getting Gateway to fix it has been hell. I can't wait to get them off the service. The relationship has been horrible, no one should go through this. They write you letter, increase your Management fee, no one comes to visit, getting help from them is a nightmare, its the worst. Please stay off any form of business with people who do not care.

TrustpilotIf there was an option for 0 stars
If there was an option for 0 stars, that would be a better fit. I have never come across such an awful untrustworthy management company - Constantly overcharging and sending invoices for additional charges, despite already charging an extortionate amount of money for the little work they do.They increase costs with no hard evidence and no apparent reason. Their customer service is appalling and they completely rip you off.DO NOT USE.

Trustpilotso far hopeless
so far hopeless, the time it has taken them to fix anything is appalling, you ask for documents and they cannot provide them, since they took over last year from Rylands we have seen no work done at all, it is only after chasing constantly and saying we are taking legal action that they have done the window cleaning but did not tell us so my carpet got damaged, right to self manage is the only way forward.

I can only agree with all other feedback on Gateway Property Management. Truly awful, rude staff and bully boy tactics. The best advice I received was to set up a Right to Management via the Leasehold Advisory Service to take back control and avoid the service charge which is only enough to pay their management fee which is bundled into the service charge and never seems to accumulate as a sink fund should to afford works.Don't get involved with this company.

TrustpilotThe worst company I have ever had to deal with
I would give 0 stars! Staff who answers the phone are rude, unfriendly and incompetent. They never get back to you if you try to call the property manager. We have been put in a rather unfortunate situation by our Developer Belway Homes as they have chosen Gateway as our property management company. Our service charges keeps going up, they will make up whatever charges they possibly can and add them and we have got no choice but to pay whatever they ask us to pay. I am desperate to get rid of them but don’t know how to. Worst company I have ever come across! Avoid at all costs!
