THE SPEEDBUMP??? I take my car out of gear and go over it probably at about 2mph but it’s still so aggressive. I never remember it being that bad either? Otherwise great store with great staff. 5 stars for staff. 3 stars for that speedbump

Big store easy to park in the big free underground car park. Plenty of choice and sells clothes too . Right on portswood high street very easy to get to with escalators up to the store .

Booked a property viewing, nobody showed up! We called the office, and were told they had no record of us! We were very interested in the property, so gave all our details again, and were told someone would meet us in 10 minutes. 30 minutes later no sign of anyone still, and all this was 5 minutes round the corner from their Southampton office! We called and let them know we couldn't hang on to meet them anymore today, which was more than they did for us. Very disappointing.NegativeResponsiveness, Professionalism

There are other flats in the block through different agencies and I would suggest your original booking was made through someone else. If a booking was made through us your details would be on our system. My colleague who spoke to you today explained this and informed you he could meet you at the property 10 minutes later to which you refused. Update July 2023 Up to 4 stars. Floors clean! Store well stocked and tidy. Looks much cleaner on arrival and escalator was fixed. Plenty of tills open. No veg throwing staff insight. However half the store was in darkness. Did they forget to pay the electric bill? Update October 2022 Reduce to 3 stars. Queued for 20 mins to get to checkout. Many gaps on shelves. Hardly any tills open at lower end of store. Escalator broken to go up from car park. Making getting up there an accessibility nightmare as lifts were full of staff transporting trolleys and stock. Store looks messy. Floors disgracefully dirty. Staff friendly but looked weary. 2021 Easily accessible. Well maintained parking structure below Sainsbury's. Store usually well stocked and most of staff helpful. One particular male staff member really stressy as he puts stock out. Have seen him a few times huffing and puffing around customers putting out vegetables. Caught him throwing veg in a boxes around customer's. Other than that top marks.

1* is one star too many. Reading the student reviews on here it would seem my daughter and friend had a narrow escape. I can support the reviews that say this letting agency is highly unprofessional. After being the first to view the property in question and the first to say they would like to rent, the agents stalled and the following day instigated a bidding war saying that one of the prospective tenants had offered to pay a higher rent. Sensibly the girls did not respond to this and found two days later that the property was theirs at the original rent. They paid their deposits, completed applications forms only to be told 3 days later that they had lost the property because the previous tenant had decided to stay on. Any student knows the letting agents give them a cut-off date, by which to decide if they want to rent the property the following year, early in the first semester as that is when all students are securing their next tenancy. When advising the students they had lost the property the agent complained that he had also lost out on his commission. Hardly a professional and compassionate response. Students beware!!

if i could do 0 stars, i would. 1) they do not communicate within the company at all. i spent MONTHS having to repeat the same information to so many people via email and they never seem to have told each other to STOP asking me for the same thing i could not provide. 2) we moved into an entirely DIRTY house. old tenants left their stuff in the house which WE had to move out, and the place was dirty, and damaged. they sent a cleaner, who then did not clean at all.. re: their response, yes a cleaner came, but she was awful 3) they put in our contract that we can't dry clothes indoors, or outdoors, then sent loads of reminders to not dry clothes indoors (where are we meant to dry them then?) re: their response, tumble drying every time is expensive its a cost of living crisis 4) couldn't find a payment for ages, then couldnt find my guarantors documents, turns out they did in fact have both, just lost them temporarily.seems so safe. 5) we were out of the house for a day, we came back and our furniture had moved, likely because they sent contractors without notice (which they had done once before, and done many times without the full 24 hrs notice) but somehow we must have moved an entire chair, without noticing? despite not being in the house? 6) we had a bug and damp problem, because the bathroom had no extractor, or functioning window. 7) outright LIED to us. gave no notice of a visit, then lied on the phone to us and said that they had told us (they hadn't) re: their response, their response is literally untrue, we have emails and phone calls to prove it. 8) tried to then keep our deposit on baseless claims, which they then returned after we submitted a dispute via our deposit scheme. avoid at all costs, and submit a deposit dispute.

I have 12 Properties around the country a mixture of student and Professional HMO plus some residential. One of my student properties is managed by Kings Estates who have consistently let property over the last 8 years. I have had some Great advise over the years from Ryan Cherry and out of the agents I use (5) he has got me enthusiastic about buying in Southampton again even in the current high interest climate. One thing I have noticed while spending time in the agents office is the friendly professional way they deal with the students. I feel with letting it needs to be win win situation my tenants this year stayed on for a second year a good endorsement if any. So Kings Estates have consistently let my property for 8 years that’s great. What has most impressed me is when there is a problem. When I purchased the property I inherited some problematic tenants and this was dealt with by Ryan who gave great advise dealt with the issue pragmatically negotiated with guarantors dealt with deposits. Then promptly filled the property with a short term let for three months before the next years students arrived. This absolutely minimised any losses and was a far better outcome than I expected. I will definitely be using kings again in the future and as soon as I am in the position for another property will be giving Ryan a call.

My one stop for all my groceries while living along Burgess Road. It sells almost everything you will ever need as a student. The aisle are wide and spacious so you don't have to cramp with people. It also offers deliveries free delivery if your order is above £40 pound with a delivery pass. Besides that, they also constantly have nectar price offers so it is highly recommended that you obtain a nectar card to make full use of the discounts. Furthermore, there is smartshop facility offered such that you can scan as you go and just finalize your bill at the machine.

Wish I could give them no stars. Do not rent a student property from this estate agents. Appalling service from start to finish. Rented a property to my daughter and her friends, which was filthy and full of damp, toilets that didn’t work, no end of tenancy clean, unsafe doors and locks front and back, truly shocking, plus had the landlords personal tip at the side of the house. It was so bad I reported it to environmental health and they acted very quickly. Also reported to student services. Kings are supporting slum landlords in the area and do not monitor the standard of the house that tenants are moving in to, only constantly repeating that the landlord said the house was ready to move in to, passing blame to the landlord who passed blame back to them. This particular house was taken off the market after I reported it to environmental health. Do not be scared to report slum housing, Southampton council are very good.

I’ve used this branch of Sainsburys occasionally over the last few years. I would use it more often if I didn’t find it so frustrating! The issues I have with this branch are (1) difficulty in finding what I want. I don’t have the same problem in other supermarkets/branches but, for some reason, I often struggle to find what I want in this branch. (2) Often doesn’t have the goods I am looking for (nothing particularly exotic; recent examples are rubber gloves (in size “L”) and cardamom pods). (3) Arrangement of goods on shelves is often untidy and haphazard. (4) Often find prices are not shown on shelves or are positioned ambiguously (so it is not immediately clear which product/size the price refers to. UPDATE (November 2023). Over the past few months I've noticed that half of this superstore is shrouded in near darkness during the evening. Seriously! I kid you not! The overhead lights aren't on in about half of the floorspace of this branch in the evening - and this has been the case for several months - at least! Are they turned off in some sort of misguided attempt to appear eco-friendly or is it just sheer incompetence/dissinterest on the part of Sainsbury's management? Here's a thought for you, Sainsbury' if I am going to have to use the flashlight function on my mobile phone to read the full details of price labels (as I did this evening) then there is very little prospect of me continuing to use this branch! The fact that they are doing this may even be a contravention of the Sale of Goods Act (which requires, among many other things, that price labelling is clear and easily comprehensible). That, surely must include providing adequate lighting so that price labels can be read!

They take long to organise repairs (like a week to have someone come look at your cooker) and mislead tenants with lies - a lot of examples I could give - first one that comes to mind when applying for a property we were told to pay holding deposit even if we have no guarantor as the landlord will be happy with any rent in advance that we can afford. Having taken the money, they hold us we need to pay 12 months rent in advance - I understand it is the landlords decision but why did Veronica say any advance rent will be ok without checking with the landlord first? It cost us over £500 for a guarantor company - I regret not reporting this to property Ombudsman and getting our money back from then and Veronica hired. Since we started renting with the agency, any dealings with them are awful and will surely not consider using them again whether we will need a place to rent or house to buy

They never respond on time and none of the issues were sorted on time. The deductions made from the deposit is too high and the bills aren’t provided. The deposit won’t be returned back even after a month!

More thanothan thanathan 1 year ago we booked an appointment to see an house, we traveled from another country and we we got there the guy we arranged the appointment was not even there. they told us the house was gone and already let. We tried to not lose our patience and we agreed to see another property that was absolutely not what we where looking for. So we travelled 7 hours to see an house that was already gone. You are a ridiculous agency. DO NOT TRUST THEM.NegativeResponsiveness, Quality, Professionalism
