Rental accommodation review

We found our experience with Beals excellent and stress free.Jade Goulding showed us around the flat. She was very careful to keep the social distancing at this difficult times. She was very polite helpful answering any questions we asked. She spoke to the landlord and asked a few questions we had. She helped us through every step in completing the necessary paperwork as this was the first time we have rented. She kept us informed as things progressed either by phone, email, or text.On the day of signing the contracts she went through everything to make sure we understood it all. Beals amazing team, Dan and Darren especially

Dan and Darren have worked wonders during the last 7 weeks. We were let down by a previous landlord 1 week before being due to move in and managed to get an offer accepted on a new house with beals the same day, the day of lockdown. We had massive issue with Honelet but Dan managed to get things sorted for us and was a pleasure to deal with. We are now 7 weeks later ready to pick up our keys and move in after they pulled a rabbit when it turned out 3 carpets were missing 5 days before move in day! Dan, Darren and the team at beals were a pleasure to deal with all the way through and always kept us updated....i really dont think we would of been able to move without them!! 5*

Incredibly bad

I’ve had an offer on my house since November. First they told me the buyer was a cash buyer. Presumably to get the deal. Then when this ‘cash buyer’ took out a mortgage, the sale ground to a halt. When I asked them to speed things up, they tried to pin the delay on me. They also asked me for £500 for the buyer to compensate him for the delay - unbelievable! Their nominated solicitors are also incompetent. Asking for the same information over and over again. When I seek updates, neither Beales or their solicitors respond to calls & emails. I had to threaten to pull the house off the market just to get someone to call me. There was a bit of activity as a result. After that, silence again. My experience with Beales is that of sitting in an information vacuum for almost 5 months, being duped into a sale to a ‘cash buyer’ (who wasn’t at all), and suffering both their and their solicitor’s incredible incompetence, including repeated requests for the same documents. And still, no sign at all of a date for exchange of contracts, let alone completion.

As a first time buyer, the process couldn't have been easier thanks to Lily, Kirsty, Stacey and the whole team really. From the viewing of my new property to receiving the keys, I never had an issue. We initially made a massive mistake and put our house on the market with Purple Bricks and after receiving apauling service from PB a family member recommend Beals. We cannot recommend Joe Lucas and his team enough! Ben came to value our property and take photographs, he took his time and was so professional throughout and the difference in marketing standards compared to PB was a different class. The team in the office are always on hand, they provide regular updates, return any calls promptly and are extremely helpful wether it's a member of the sales or lettings team answering the phone. They have managed to sell our property in less than two months which is quite an achievement over the quieter Christmas period. Joe has dealt with negotiating the offer from our buyer in a highly professional manner. We would only use Beals in the future for any sales or lettings and highly recommend Joe and his team!

Selling with a positive attitude

Having tried selling on 2 occasions with another estate agent we decided that a change was required. We spoke to several agents and Beal's, represented by Adam Glee was, in our view, by far the best option. We judged this on Adam's positive attitude and the overall deal that we were offered. A buyer was found within about a month and despite various delays caused by the top of the chain we have now completed and are moving early December. Adam was very pro active in dealing with the delays and managed to keep our buyer who was tiring of the wait. Beal,s and Adam gave us good advice and acted in a thoroughly professional way throughout. We would definitely recommend them.

Integrity, Loyalty, Reliability. I wish our politicians were more like my Managing Agent.

Beal's have acted as my Lettings Managing Agent for some 22 years. I have also bought property through Beal's which have subsequently been let. As a Member of the Armed Forces I have been required to serve long periods overseas and Beal's have enabled me to retain and maintain my property investments successfully over this period. For me the real test of a Managing Agent is when things go wrong; it is in difficult circumstances that the true character of your Agent is most apparent. As my long association with Beal's testifies, we have always found a way to resolve the variety of challenges that can appear. If an Agent could be described as being of good character then Beal's would surely qualify. I would also offer that as a landlord I have admired how Beal's balance and represent the interests of both tenant and landlord noting that this is increasingly important as legislation and new tax law presses on us all. The integrity, honesty and reliability that Beal's have shown in their dealings towards me make it very easy for me by return to offer my unequivocal recommendation to others looking for a similar service. I am not taken to writing recommendation's but would like to take this opportunity to publically thank particularly Darren Faulkner, Maxine Faulkner, Stacey Walters and Jessica Morgan. Let me assure that these individuals are not my friends but just excellent people with whom I have worked over the years.
