Ok, full monty this time. House valued by two major estate agents at £425k. The valuation by Spring, based on £365k to £390k by one estate agent (???!!!) and £400k by a second was £390k. On that dubious valuation they offered £340k. That's then subject to a survey (if that finds issues, offer goes down). AND the SELLER has to pay the stamp duty if it becomes due. Say do what?! Not only do you want to profit obscenely from the manipulated price you offer, you want the SELLER to pay YOUR taxes too?!I'm no expert but by my reckoning their business model is costing them hundreds of thousands, because the excessive profit they make from the minority of desperate sellers who take up their offer has to be massively outweighed by what they lose in reasonable profit they would otherwise gain from the majority non-desperate sellers who don't tell them to take a hike. But nobody ever claimed these types of outfits are staffed by intelligent financiers. Lol. Obscene greed instead of fair practice. Unless you are truly desperate, for very critical reasons, don't go near these house-buying outfits, you'll be fleeced rotten. More so after the tame 'surveyor' finds major 'issues' (do excuse my cynicism).If you'd made a fair offer on the genuine valuation (£425k) instead of trying to score EIGHTY FIVE THOUSAND from it we'd have been able to do business. There's a very sound maxim in business..."some profit is better than no profit". You cut your own noses off for obscene greed.Update: I've spoken to the estate agent who gave the "£365k to £390k" valuation. No, not exactly...they were asked to give three valuations, one to sell in a week, one to sell in eight weeks and one to sell in twelve weeks. The valuations they gave for those time periods were £365k, £385k and £400k (NOT "£390k"). You see folks? This is how Spring operate. This is how they artificially mark down the true value of your property so they can then justify an obscenely low-ball offer. A CAVEATED valuation (time-dependent) isn't a proper valuation. Thus "manipulated". But they don't tell you that. They didn't tell me. "Spring’s extremely thorough home valuations incorporate data from multiple internal and external sources." Lol. They got their other valuation from Fox. Over the phone. Nobody from Fox came to value my property. If Trustpilot need me to verify this info I'm happy to pass them on to the estate agent in question, who potentially had their reputation defamed.So, for greater clarity; The first agent Spring spoke to (on the phone) was the one I was selling my house through (Whitlocks). When Spring told me my own agent had valued my house to them at "£365k to £390k" I was furious. Obviously, when I rang them I was put straight as to the truth, that they'd been asked for three time-constrained values. In my OPINION what Spring tried to do was defraud me. They told me on the phone that based upon the two valuations they'd had my property was in fact worth £390k, not £425k. They then made me the offer of £340k based upon that manipulated bogus valuation.Using Spring's calculator on their website, with the GENUINE valuation of £425k, which applies their fee percentages, the offer should have been £378k, not £340k.It's up to the readers of this review to make their own judgement but what I have written is the absolute truth. At its most simple level, do NOT trust any valuation Spring report to you unless/until you have verified it to your own satisfaction via the agents they have used for said valuations. Better still, get your house valued first by agents YOU have instructed, not Spring's. Caveat Emptor folks.

We take customer feedback seriously, so have completed a full investigation into your experience.We are aware that you were marketing your property with an estate agent, who valued it at £425k. You listed with the agent at a price of £400k and received no interest at this price. To ensure we are able to get an accurate valuation of your property, we instructed 2 independent estate agents to provide us with a 8-12 week sale price. These valuations were returned to us at £425k and £390k. As there had been no interest at £400K, we reasonably concluded that its value was likely lower and valued your home at £390K. As our website explains, our offer is a percentage of our valuation, and can be between 91% and 85%, which covers the cost of our service. The percentage is based on how quickly we expect to be able to sell your home and in your case we made an offer of £340K or 87% with a completion date of your choice (as quickly as 7 days). We also included our Spring Price Promise which means that if we had bought your home and sold it above our £390K valuation, you would have received the substantial portion of those additional proceeds. This essentially serves as a guarantee to you that we are not undervaluing your home. Our offer is inclusive of all fees so there is no need to pay agency fees, legal fees or property clearance costs. Our service also provides you with a license to occupy your home for up to 14 days after completion to move out stress-free. You are correct that Stamp would be payable as well, as a property trader, it is a direct cost to us, so it has to be charged. We are transparent about this at all times and always explain to our customers when this is due. Most other property buying companies disguise this information and factor it into their offer, meaning they offer you a lower amount without disclosing the reasons why.Dan, your dedicated Underwriter, believed that the conversation he had with you was clear and you understood the offer. After listening back to the call, the offer was explained properly, with you ending the call positively although it did not work for you.
