GoogleRented a property to myself without telling me that the only entrance pathway to the property had an ongoing flooding issue, to include drainage smells under heavy rainfall and was dangerous at best, a nightmare to get home to and they 100% knew this and still let out the property!!! Withholding information is illegal, and it was reported to them by the previous tenant, reason why she left. Therefore they have infact breached their own contract and also the landlord knew as the issue dated back 15yrs! Property dirty on arrival with rubbish left behind all documented, I would say to avoid this company at any cost. Problems reported took far too long to get fixed predominantly and some never got fixed! Will be pursuing them for compensation in 2022 so can I recommend....absolutely not.NegativeProfessionalism

After selling via JS (see previous post) we were left in a situation where renting short term was our only option - thankfully the whole process has been just as flawless with their lettings department as it was with their sales department!We were stung quite badly by a local competitor (I don’t like to name names but Xact) however from our very first interactions with Alan booking us the viewing, Gail being a fantastic viewings rep & Jamie and Drew taking over once our application was in I’ve been floored by the service.It all went without a hitch. They kept us in the loop while we were away on holiday & Jamie even responded to me outside of hours to ensure I had the metre readings I needed when I needed them.I wouldn’t think twice about using JS again in the future & hope that in 12 months time when we are looking to purchase we will be dealing with them!

Thank you for your comments and we apologise that you have had a negative experience with John Shepherd, however after reviewing the Tenancy file, I can see that the team have followed all correct End of Tenancy processes relating to the deposit claim, specifically referring to significant property damage. We pride ourselves on having a strict and robust processes which needs to be met in order to protect our landlords. You were kept updated on throughout the process and the final TDS adjudication has now been awarded. GoogleIf I were a prospective tenant, I would avoid. They are currently trying to withhold part of my disabled brother’s rental deposit for such grievous offences as leaving a half-full container of Shake ‘N Vac behind, and allegedly stealing a fridge magnet that was never there in the first place! Quite how he prised the non-existent magnet free, Heaven only knows, as he has no grip following a massive stroke. Apparently, he also managed to dirty the inside of an oven without him or his carers ever opening the door. I wonder how many other desperately vulnerable people have had a similar experience in the private rental sector? It certainly damages one’s faith in human nature. UPDATE: We did not take the case to tribunal because of my brother’s failing health - we want the time he has left to be as stress free as possible. So they got away with it. I really don’t know how these people sleep at night.

Very thoughtful chap, he showed us another property on the same street, going out of his way to do this. He adhered to all Covid19 related precautions, and was professional throughout viewing. GoogleWe have let our property through Solihull Lettings office. They never replied to emails or phone calls. Very unprofessional estate agents in the area. They take at least 4 weeks to respond to emails. Tenants screwed up the house and they failed to identify this in their checks. Now i am very happy managing property myself and saving 12% of the rent. Landlords AVOID, AVOID, AVOID John Shepherds Solihull.
