Efficient Professional Innovative Client Orientated We sold our home through Preston Baker and the Sales Team Zoe and Olivia were very efficient. Their efforts and the fabulous photographs produced by Andrew resulted in us recieving an offer of over the asking within 1 day of the viewings. The credit for taking the sale to Exchange of Contracts in 6 weeks and Completion in 10 weeks goes to Laura Hewitt the Progression Manager. Laura did a fantastic job by forming good relationships with us, our Buyers and the two solicitors so any issues were communicated and dealt with extremely efficiently. We cannot praise Laura highly enough as she was instrumental in making the whole process go incredibly smoothly. We would recommend Preston Baker and particularly Laura to anyone wishing to sell their home.

We finally managed to find the time to write this review since moving home Gemma Duxbury was our sale agent and Carol Gunn dealt with our purchase. We have to admit they are both incredible at their jobs Carol with her years of experience in the sector assisted us through the process. It was not a great experience with solicitors down the chain. However Carol was available at all times to answer our queries and liaise with the rest of the chain. I am impressed with her patience despite our innumerable phone calls and emails. Gemma is local to where we lived and I must say that her ability to sense the local market is brilliant. She delivered what she promised. She was super quick in getting the advert out and helped us secure a sale within a reasonably quick time frame. For matters beyond our control the process dragged out longer than it should but Gemma did her best to liaise with people along the chain to get things going I have to say without them we wouldn’t be enjoying our new home.

Gemma Carter did a brilliant job of selling our house from start to finish. When out first buyer dropped out halfway through the process Gemma contacted the other parties who had made offers and had resold it within 24hrs. Then towards the end of the process when the chain was creaking under the strain and looking like collapsing she went above and beyond to make sure we made it through to completion.

Estate agents just sell houses, right? Well we certainly found out that in our case the importance of a good, experienced agent was essential. We purchased a new property over the summer 2024 and from the very beginning of the process Carol was always present to provide advice and guidance to ensure that things progressed smoothly. Carol has a wealth of experience in the industry and we are sure without her input and guidance the sale would have fallen through. Carol is an exceptional communicator, very personable, providing us with exceptional support whilst ensuring the sellers teaming were aligned and actions progressed. We met and signed up with Anna who was very professional and quick to get our property on the market. We then worked mainly with Zoe throughout who was always professional, calm, knowledgeable and very supportive. She is a great asset to the Selby team!! We also worked with Chloe who was also very professional and always helpful. Having experienced Strike throughout the process, we would never just go with the cheaper option as they were terrible. A great experience thanks to Jess Fox at Preston Baker

My sale in Headingley completed this week. Preston Baker now have self employed associates who each cover their own area, and that clearly works. I can't say enough good things about Jess Fox who I believe covers Headingley, Horsforth, Kirkstall, Leeds City Centre etc along with her business partner Andy. Jess was clearly invested personally in selling my house, and put so much effort in from start to finish. At the outset she advised me how to make small changes to my house to make it more attractive to a wider audience. She proactively contacted potential buyers and conducted the viewings herself. Jess knows her area, knows her properties, knows her potential buyers and is great at matching them up. You're not just a name on a list. Who else would give a first time buyer who was new to Headingley a personal tour of the area after their viewing?! Once an offer was accepted, Jess was adept at managing all parties involved (buyer/seller & solicitors) and getting the sale completed. During Jess's holiday as my completion neared, her colleague Andy was able to step in seamlessly and keep the momentum up. All in all, Jess & Andy took the pain out of a stressful process with professionalism, humour & hard work.

We’ll never use them again

Our agent was amazing, photos were great and the sale was relatively quick. When we were passed on to the after sales team there were lots of problems. 1 - Pushing wrong dates into the chain for completion without consulting the CONVEYANCERS first. This caused a homeowner to remove his tenant too early and his house stood empty for 3 months. 2 - Tried to get us to PAY the buyer at the bottom of the chain’s rent because they moved out of their rented property too quickly because they thought the sale was going to happen really quickly. See point 1. 3 - Didn’t really care about the move or the people involved in the chain. All they wanted was the thousands of pounds in fees when the move completed. This became apparent at Christmas when there was an attempt to make the move happen before the new year (to recognise the revenue). Once our agent left - under suspicious circumstances - with no communication from Preston Baker to us, the whole thing just fell apart. Our home move never completed. After 2 years of selling and collapsing chains, we gave up.

My experience with Preston Baker

My experience with Preston Baker has been incredibly frustrating and disappointing. In December 2024, I contracted with them to sell my property at 28 Rowan Close and paid upfront fees. However, by February 2025, it was clear they had failed to perform their side of the agreement. My property was not marketed effectively, characterized by a lack of online listings, incomplete photos, and zero viewings. I received no feedback or updates, and communication was severely lacking. I made multiple formal requests for my property to be withdrawn and my fees refunded, beginning in January 2025. Despite their stated complaint procedure, Preston Baker failed to acknowledge my complaints within the promised three working days, and the 15-day resolution deadline passed without any meaningful response. It took repeated escalations and direct contact with their CEO, Tom Kirk, and the owners, James Baker and Ian Preston, to elicit any action. While a refund was finally agreed upon, the process was unnecessarily drawn out and required persistent follow-up. As of today, March 29, 2025, I still have not reached resolution, nearly four months after my initial request. This entire experience demonstrated a profound lack of professionalism, abysmal communication, and a complete failure to deliver on their contractual obligations. I cannot recommend Preston Baker and strongly advise potential clients to consider alternative estate agents.
