I regretfully feel that we made the…

I regretfully feel that we made the wrong decision in appointing this real estate agent. While they said all the right things to secure our business, such as promising, "If I don't sell it within 2-3 weeks, I am not doing my job," and saying it was very possible we could have it settled by January, the reality did not match the promises. It took nearly seven weeks to receive the first of two offers, and several more weeks for any real action from the buyers. We were well into March before we exchanged and completed. From the start, their communication was poor. Although initially fine with me, it felt that as a female, they consistently directed communication to my husband, despite him telling them on two separate occasions to speak to me. Apparently, this is due to a system error where they call the first contact, a system I would suggest they fix. This behavior only changed after his intervention. Additionally, the frequency of communication while the property was on the market was irregular at best. While their in-house progressor seemed largely on it and did a good job chasing the buyers, their solicitor, their lender, and the estate agent acting for the buyers' buyers on the property they had for sale, they only really got in contact once I had nudged them several weeks after accepting the offer to find out the status. It was our conveyancer who was able to dig a bit deeper and find out what was really going on on the buyer's side and where things were getting stuck. Additionally, we were told by the estate agent that the buyers were chain-free, which turned out not to be the case, and the buyers also failed to disclose that they had a lease requiring extension, something that we feel should have come out during due diligence. The pre-sales service was promising, but the after-sales service did not live up to expectations. I considered appointing a second agent several times but went against my better judgment. I can only hope that potential buyers receive better service, but I am not confident in that. In short, we would not use them again.

They were very thorough and provided in depth inventory and check out documents to tenants which really helped with the move out procedure. Their service is easily taken for granted. Really disappointed with the service provided by Lawrence Rand at Ruislip Manor. Hardly had 4 viewings in a 5 month period that we were tied down with them for. There were 2 other/ similar properties listed in the same area at the same time with other agents and both of them sold. Ours was the only one left on the market. Also be careful while signing the contract as even if there are no viewings you are still stuck with them for 5 month.

Absolutely horrible, my entire experience with them has been terrible. The employees have treated me terribly, they are so rude, when I went in to give the keys back Fiona gave me the dirtiest look, she was very disrespectful towards me she even raised her voice at me. This shouldn’t be happening at an Estate Agents. Everything was done very unprofessionally and backwards. I am honestly disappointed with how they treated me.

I have had my fare share of dealing with many Ruislip estate agents in my past so I decided to have a few meetings with estate agents before choosing Lawrence Rand. What really impressed me was the research and preparation that was put in before our initial meeting. Frank and honest about what needed to be done to the house prior sale to achieve the best price and also about what sale price. Too many agents tell you the highest price to get you to sign but with Jamie it was about achieving the right price and getting the house sold. Jamie Clifford held the majority of our house viewings and I cannot speak highly enough about Jamie. He is professional, extremely knowledgeable and more importantly listened to the key selling points of hour house specially - there wasn't the "this is the living room, the dinning room etc etc" Jamie put his own calm style and confidence into each viewing and successfully secured 3 asking price offers. I would highly recommend Jamie Clifford, Jamie Davis and Lawrence Rand and wouldn't hesitate to use them again. Alec was amazing during the post-sale process. His attention to detail, his responsiveness and his correspondence between ourselves, the buyers and the solicitors was essential in completing the sale. There were several times in the process where I can say out patience was tested 🙈 partly due to our buyers slowness and the impact of COVID however Alec was always on the case. It was evident to me, that if it wasn’t for the input from Alec, that we wouldn’t have been able to complete the sale as quickly as we did. And now having to deal with an estate agency that does not have a “Sales Progression Manager” proves how important this role is and also to have someone of Alec’s experience and knowledge.
