I knew I found what I was looking for in an Estate Agency when I first met the amazing team (including Crumble!) at the Lindfield office. From day one it was a joy to experience the friendly, caring, fun and very efficient way in which the quick and successful sale of my home of 52 years was managed. I cannot recommend the whole team enough, Freddie especially, who dealt in a professional and sensitive manner the large number of viewings which led to a fabulous outcome and was a very happy experience for me. Excellent all round. First class class customer service. Very good area knowledge and extremely flexible when arranging viewings. Staff very helpful and went the extra mile. Only 3 stars since I went with their conveyancing recommendation, Gent Law, who, to be generous, were absolutely abysmal - Gent Law frustrated the entire process, their communication was awful and unprofessional (knowingly 'misleading' at least 3 times). When I requested to speak to Rachael Gent to raise my concerns, she refused to call me and sent me an aggressive email stating she was not getting in to a "he-said, she-said" debate. Several emails and call requests not responded to by the person responsible for the account, some replies took 3 weeks and were in no way substantive, paid for things I never received, etc. Please avoid Gent Law at all costs. It's hard to understand the contrast between the operation of James du Pavy and Gent Law given their affiliation. If there is an opposite to good customer service - Gent Law get the prize.

I can't praise James Du Pavy enough after dealing with my mums purchase. Constant communication throughout and Lilly went above & beyond chasing enquires. LL Estates helped me fix my first mortgage in 2021. My fixed rate has just ended, Fiona sent me a text reminder, got me straight in for an appointment to look for the best option for me. Once we found a mortgage to suit me, nothing was too much trouble, from helping me send emails & documents through to the new lender. Absolutely shocking experience. In our opinion, this estate agent’s behaviour was completely misleading and felt dishonest from start to finish. In October we offered the full asking price on a property, which was accepted. Shortly after, our solicitor informed us that the property was not registered with the Land Registry, a major red flag. When we raised this with the estate agent, they assured us they had spoken to the seller’s solicitor and that everything was “absolutely fine” and that the seller had all the necessary paperwork. We trusted their reassurance and proceeded in good faith. We paid for a structural engineer to prepare plans, paid for the mortgage valuation, and continued progressing the purchase. Months passed with no real progress. The estate agent avoided giving us direct contact details for the seller’s solicitor and made it unnecessarily difficult for our solicitor to make contact. When our solicitor finally managed to speak to the seller’s solicitor, we received written confirmation that the seller did NOT have the necessary paperwork to register the property. We were also advised that the seller may only be able to prove possessory title rather than absolute title, which carries serious legal risks. So despite being assured “everything is fine”, it clearly was not. By that point, we had lost around £3,500 in structural engineer fees, mortgage valuation fees, and additional solicitor fees due to delays affecting the sale of our own property. It genuinely feels like we were kept in the dark to prevent losing us as buyers. If proper checks had been done before marketing the property, or if we had been told the truth from the start, we would never have proceeded and wasted thousands of pounds. We cannot recommend this estate agent. Buyers should be extremely cautious and independently verify everything before spending any money. Very disappointing and very costly experience.
