Really friendly, helpful, and incredibly supportive and efficient. Without Emily, our house purchase likely wouldn't have happened, but she was proactive and persistent with solicitors and what needed to be done, so that we could all work really well in the same direction. Will be forever grateful (although the process was so stressful) for how Emily remained the key supportive, helpful, and also faith keeping person throughout it all! GoogleWe first came across LL estates 7 years ago when we purchased a property they were marketing. Although we weren't their clients, they went above and beyond to help us deal with a very poor conveyancing solicitor and ensure that the chain didn't collapse at the last minute. (Our own EA was useless.) Big sighs of relief on completion day, and we said that if we moved again, LL would be the company we would use. It turned out to be a wise decision.
LL estates did an excellent job marketing our property. They use a great photographer and produce accurate, detailed descriptions and videos. Communication was great throughout. Hannah was 'our' agent, and as great at replying to messages and explaining and planning the process and chasing solicitors on our behalf. It took a while to sell, but we got a price we were happy with, and everything went smoothly with the sale. We wouldn't hesitate to recommend LL estates to anyone looking to sell their home.

GoogleThere is a dehumidifier in the flat placed there by someone. I suffered from mould, rats, slugs in 2 weeks into the property. Yet, you want to take money off my deposit??? I will look for all help I can get as I see this as bullying.
The pictures here are from kitchen door frame and lounge radiotor under. Tell me how to ventilate again? The bathroom extractor is switched on when the bathroom is in use, your first inspector was told this. Your second inspector saw the high condensation in the bathroom and took pictures of it yet you have refused to mention that, yet you want to claim £549 off my deposit to repair a flat that needs full renovation? The dehumidifier was placed there because the landlord knows the status of the flat and will not fix it before putting out for rent, rather will call LL to send Dave to paint it....i have pictures of my conversations with Dave when the painting didnt work, he came again but still didnt work... I'm sure he didnt tell you. You are bully because you ignore the major issues and focus on one thing which is ventilation.. shame!

For clarity, the issues referenced were investigated during and after the tenancy and were independently assessed by contractors. These confirmed that the concerns arose due to a lack of ventilation and non-use of the installed extractor fan, rather than a defect with the property itself. A dehumidifier was provided as a precautionary measure.
The landlord ultimately covered the majority of remedial works despite advice that responsibility lay with the tenant. Following vacation, a contribution has been requested solely towards cleaning and redecoration required as a result of these findings, and this matter is being handled through the appropriate deposit dispute process to ensure fairness to all parties.
We strongly refute any suggestion of bullying and have acted at all times in line with professional advice, legislation, and best practice. We are unable to discuss further details publicly but remain open to resolving matters through the correct formal channels.
