From Bad to Worse

I have had a number of issues with this letting agency as a landlord since they'd taken over Wolfs. Here's just a few:1. My tenant is on housing benefit which is paid to JS weekly. Accordingly I used to get paid weekly and then overnight paid monthly with no prior warning or consultation. I've raised this on a few occasions and despite their promises to get back to me, no one ever has.2. I was told that a legionella risk assessment was necessary a few months' back, which I had paid for and believe to have been carried out, but not received it.3. I had instructed a EICR (electrical certificate) to be carried out such that the payment would be deducted for the rental period end of May but it has been taken out end - April. Seemingly unable to follow simple instructions.4. Both of the said works above are offered at a substantial premium over market rates (e.g. £225 for an electrical cert), suggesting that JS mark these up, despite charging a monthly management fee for lettings. Where's the fairness in that?5. The fees for such works are deducted at point of instruction (Reserve Funds Held) and not at the point in which the work is carried out, which in some instances are weeks' apart. No doubt JS will have credit terms with their contractors and yet they are happy to withhold rent ahead of work undertaken playing havoc with the landlord's cash flow.It seems that when I raise concerns they do not appear to be passed upwards to the powers that be and even if they do I never get any feedback. There appears to be very little accountability with the company directors registered in Scotland and Yorkshire. For this reason I felt it necessary to share these concerns with other Landlords considering using John Shepherd as their agent. Note I have a small portfolio of buy to let investment properties and do not encounter such issues with other agents.

Honestly probably one of the worst rental experiences I’ve ever had, rented with John Shepherd with my partner from October 2020 - April 2023 throughout this time we had numerous “property managers” who constantly palmed problems off onto one another. We had so many issues with the house dating back to Jan 2021 which included horrendous rising damp in the kitchen which then lead to black mould throughout, the tiles in the kitchen were constantly cracking due to water underneath them, we had water drenching the carpet around the entry to the kitchen due to a massive dip in the concrete underneath. I logged these issues in Jan 2021 and when we left in April 2023 these issues were still ongoing. Lauren Foster who quite frankly is the rudest estate agent I’ve ever dealt with told us that it was our fault that is was damp due to us not heating the property 24/7 which is just laughable considering the price of energy at the moment oh and we didn’t ventilate enough even though our bathroom window was always open to try and dry the constantly horrible wet damp bathroom out. If she’d of had it her way we should have had the heating on full whack and all the windows open in the middle of a cost of living crisis. When we left they then tried to charge us £350 for redecoration which was honestly ridiculous considering the decoration in the house was absolutely fine bar a few general wear and tear scuffs which the landlord should expect to incur when you rent a property out it’s like they expected it back like a show house… I’d like to add as well the house was not clean when we moved in especially the kitchen which was filthy. They also tried to charge us £18 for one light bulb and a shower curtain when leaving… I honestly couldn’t believe it where on earth are they plucking these prices from!? we had to go through a dispute with reposit which worked in our favour in the end however the whole situation was just a complete an utter farce. The way Lauren dealt with everything was a joke I constantly had to chase for updates and the emails I received from here were rude and unprofessional I will never use them again and am so thankful to finally be rid of the whole situation.

We have been fatally scammed and ruined

We have been fatally scammed by this "agency". WE DO WARN EVERYONE before proceeding with them, as the problems never arise before signing the contract. It has been an absolute nightmare since barely a year ago decided to move somewhere else. Our minimum stay was over by then. They have completely stolen our deposit, leaving us in a critical financial situation after having a baby and both of us lost our jobs because of Covid. As an example, they quoted £900 for a job that can be easily done for £100 (we indeed found many contractors that can prove this). We have been completely helpless.Please, stay away from these unethical and heartless people, they can ruin your life as they did to us.

The first thing which stood out with…

The first thing which stood out with John shepherd was how quick they were finding a viewing of the apartment i was interested in and that it was the ONLY Estate agent i went through where the place looked exactly like the pictures listed on the website.The viewing was done by Megan who was lovely and very easy to talk to. I told her i was interested in the place and she explained the steps in order to take it very clear and was quick to start the process that evening.It was my first time moving out so i had a lot of questions however she was quick to answer each one and helped me out with any enquiries or confusions i had with the moving in process, such as explaining the contracts, how the bills are done etc. It was so smooth moving out thanks to her support and now I'm 2 weeks into my residency and she is still consistently and efficiently helping me out with any problems or questions i have thanks to how easy she is to talk to.

Professional staff, awful referencing processes.

The agents in the company are really professional and helpful. It was really easy to book a viewing for the property. The hard part is when the referencing started, it was the worst experience in my life. They are using the services of a third party company called Uktenantdata. The referencing process is unreasonably over complicated, them asking unrelated and very intrusive question, it felt like harassment at one point. It is easier and faster to get a mortgage than to deal with Uktenantdata, so be ready for that. Feedback from the company: ditch that company and find yourself a better partner company, they are awful.
