Awful agency, They supported a greedy landlord in their attempt to cream a chunk off our £3000 deposit forcing us to raise a dispute. We eventually won all of our money back but the claim was so brazen that the immorality and audacity was mind boggling. It severely delayed the return of our money, caused as a lot of stress and actually cost us money. The claim was £500 to replace one sheet of wallpaper which was already stuck on with sellotape before we moved in with identical before and after photos. Well documented by the inventory company they hired. Blatant attempted theft in my mind. It has raised the question about how they use clients money. We had to wait for the whole £3000 back because of this false claim. In addition throughout the tenancy there was really poor communication and terrible response to issues, if they bother responding at all. Cowboys.

GoogleIf you’re thinking of selling your property with Payne & Co, I would strongly advise you to reconsider. My experience has been extremely disappointing and stressful from start to finish. Despite paying promptly for all the necessary fees (including floor plans and EPC), the agency failed to deliver the level of professionalism and support I expected. Instead of offering constructive advice, I found their approach abrupt and insensitive. In particular, Imran’s communication was unacceptably harsh, he essentially threatened to withdraw my property from advertising if I didn’t immediately reduce my asking price. As the owner, I know my property’s worth and had already made my position clear, yet my personal circumstances and reasons for not responding instantly were completely ignored. Rather than working with me to find a solution, Payne & Co seemed more interested in pressuring me into a quick sale at a lower price. This heavy-handed attitude left me feeling undervalued and unheard as a client. Ultimately, I felt forced to withdraw my property from their advertising altogether. I would not recommend Payne & Co to anyone looking for a considerate, client-focused estate agent. There are plenty of other agencies out there who actually listen to their clients and treat them with respect.

We went to see the apartment that was available for rent, we liked it. We did all the checkings, filled all the forms, all good. The agent we met insisted to us on talking with the actual landlord to tell him that we are leaving from his apartment. After we did that, he told us that the house is no longer available so this created a very very very unpleasant situation with the actual landlord that almost didn't wanted to let us stay anymore in his apartment. This company is a total shame and scam

Who was very sympathetic of our circumstance .She has been professional and thorough out our search keeping us regularly updated with searches and progress of contracts. Always responsive, throughout the 5 months of engagement from viewing to completion, I have found Humza and Payne & Co to be always responsive, when many other estate agents are cutting staff and reducing service quality, Payne & Co have maintained the highest standards of service. Phones answered almost immediately or called back promptly. GoogleI recently purchased a small studio flat through Payne & Co and the service provided by Humzah at Payne & Co was excellent. He kept all sides well informed and chased up outstanding issues and very amicably settled a couple of grievances that arose during the purchase. Also, as the purchase was coming to close there were a few potential pitfalls that could have killed the deal in the final days but Humzah was very good at managing both sides and getting the deal across the line. He made the whole experience and final purchase a very pleasant experience. Just the sort of added value that makes dealing with a reputable estate agent so much better.
