Up to the sale/purchase the service was good with regular communication and quick responses. However, afterwards the sale progression team seemed non-existent with little or no communication and unanswered emails. This is a very difficult time and good communication with sales progression could help to reduce the stress. The team should have contacted us immediately to introduce themselves and explain the process. A pack with useful information would be helpful. We were caught out late in the conveyancing with a request for a Fire Risk Assessment (we lived in a flat) and prior knowledge that this would be required us be more preprepared. Saying than, once we were contacted by Alison Whiteside life because a lot easier with excellent communication and quick resolution of issues. Thank you Alison. You saved Farrell Heyworth's reputation as far as I am concerned.

We had a double viewing booked last Saturday both in the same area. One was booked at 2:30 the other at 3pm both with FH. We arrived to the first property at 2:20pm and waited until 2:50pm for someone to turn up and no one did. We then drove past the second property and no one was there either, we decided to go home. I received a phone call at 3:10pm to ask where we were as the estate agent was at the second property, I then told him that we were supposed to meet at the first property at 2:30, he did apologise for this and also said they don’t have access for the first property. No one had informed us of this they just left us waiting outside for 20 minutes knowing that no one was going to turn up. My partner had also taken unpaid leave to come to this, we were so disappointed. I had written an email to Sheryl that same day as their office closed at 2pm who usually gets back to me within the same day, as it was a weekend I expected a reply on Monday. I have still heard nothing coincidentally. It’s a shame really because they have quite a few properties on the market that we are interested in. I thought they were suppose to be the best estate agents around here but after hearing a few stories and reading these reviews they are definitely not!

I have read the reply from Farrell Heyworth,about the condition of 9 Carr LANE.MIDDLETON.LA3 3JQ Let's deal with the mould in the utility room.The landlord accused us of using a dryer in the room and how that caused the problem.The dryer did not work and was never used.We were advised to ventilate the room.I challenge anyone to ventilate a room with no insulation in the middle of winter.Getting condensation out of a room at near freezing is very difficult.And if Farrell Heyworth agree with the landlord why did they not advise the landlord that having the washing machine in that room could also cause condensation.The washing machine was supplied by the landlord.As I said in my previous review.Farrell Heyworth are very bias in favour of the landlord.Now let's look at the insulation.It is my understanding that any new extension built must by law have wall insulation.And it is true that Farrell Heyworth informed us about the non insulation was within the law.AFTER THE EVENT.Why was that information not given before we took up tenancy.As I said they lied when they told us the property was fully insulated.Why has Farrell Heyworth replied to the above review by using a review they already previously used to reply to my earlier review.They are avoiding my latest review.

I rented a bungalow at 9 Carr Lane.Middleton.LA3 3JQ.We moved in 24/10/2022.Moved out 23/04/2024.From the very begining of our rental we complained about the mould in the utility room.Which is a single brick construction with NO insulation.We stayed for 18 months and nothing was ever done to solve the problem. We have now vacated and the landlord is expecting me to pay to get rid of the mould.Farrell Heyworth are very bias in favour of the landlord.They should have known that a single wall room without insulation is not suitable to use as a utility room.But they never pursued the landlord to rectify the problem.

Farrell Heyworth Tenancy team Lancaster;I had a property rented out with the above for 7 years. In all that time, even though the 'faces' have changed somewhat, now, Carol & Cerys.The service has been nothing short of awesome!It's easy when the tenant plays ball, for first 3 years, then a nightmare tenant, who kept missing payments, being abusive and damaging the property. Through their fair but tenacious Professional behaviour, FH, currently Cerys managed to secure the back rent; it got to over £2k at times and then they held my hand through the S21 process and after no movement from the tenant, the court gave a date to move out. I expected to have to instruct bailiffs but the tenant, probably knowing FH would be on the case moved out. Phew!! Then Cerys managed to retrieve, even after the tenant moved out, the current £900 arrears and got the tenant to accept total loss of deposit (£750) due to damage, which was amazing.Use FH tenant team...again, it's easy when the tenant pays but when the tenant does not, FH at Lancaster were absolutely brilliant. A massive thanks, which made it easy for me and kept my stress levels low.Hats off to Carol Denison & Cerys Thackrah!!

If only there was an option for 0 stars...Woeful experience!I was out of contract with FH on the 6th Feb. Today is the 12th Feb and they are STILL advertising my property.One reason was because it should of come off automatically. Came off the phone, property taken off.Then within minutes, property re appears online on all platforms.Rang AGAIN to take it down and this time the reason was I hadnt paid the digital marketing fee, which I paid on the 11th Jan and is also on their notes.As i write this, the property is still being advertised.This is against their contractual obligation and the Property Ombudsman will be contacted.Not to mention they have no one to do viewings so potential sales dont go ahead. I have voicemail records of them saying they have no one available and dont even bother trying to re arrange. Avoid.

Disgusting is the only word to describe this letting agency. After renting a property from them for 10 years and keeping it in impeccable condition, I was issued a Section 21, in October 2023. This came 2 weeks after I complained about an issue with ongoing mould & damp. The property needed a lot of work doing which the Female landlord was refusing to do. The house was built in 1998 and EVERYTHING at the property was original, including the boiler! I left the property on the date the possession was required back in January 2024. Prior to leaving I contacted Cerys who advised that the landlord just wanted to sell the property and there shouldn’t be a problem with me getting my deposit back. Inspections show how well I maintain the property and that the landlord actually does not, so I never imagined my deposit being returned in full would be an issue. February 2024 the lettings agency Cerys & Declan have informed me my deposit is being used to get the property ready for new tenants! Yes new tenants. Faultless eviction to new tenants, and my deposit withheld. This is stated in an email despite what Jeremy Collins has put in his response. The checking out report was meant to be carried out with myself present however due to staff absence FH cancelled and carried it out without me present at a later date. The checkout report they have done DOES NOT match how I left the property and I have pictures dated with the time to prove this, it’s unbelievable how they can think their report matches the pictures I took that morning. This is now a dispute with the TDS. The staff Declan and Cerys have lied with regards to the deposit and the check out report they have sent me, it’s a disgrace. I have all the pictures of the damp and mould at the property which FH said the landlord was not obliged to sort out. FH are looking for anyway possible to deduct from my deposit, hence why I have opened a dispute with the TDS. I have requested copies of the inspection reports that have been taken over the 10 year period to show how I have maintained the property very well and the landlord has not, the Lettings Agency and landlord will NOT give me any copies, why is this? Because it shows they are liars. As a lettings agency Farrell Heyworth allowed the landlord not to maintain the property and soon as I pushed for the work to be done I was issued with a Section 21. Jeremy Collins’ response is inaccurate which I can prove through emails & issues which have been logged etc, if I could upload emails and pictures to this review it would show this.

A few weeks later the tenant left and I went into the property to find they had installed a very cheap Electra and never informed me nor refunded me I have told them I want either a refund or a Beko cooker installing but this was weeks ago and nothing has happened.

My partner Rented with farrels, landlord decided to sell the property so of course she spent 2 solid months searching for somewhere to rent with her 2 young children, however rental is very high demand in Morecambe/Lancaster and not a normal first come first serve given checks ok with houses! She managed to find somewhere that was a lot smaller and not ideal but she didn’t want to mess the landlord about and moved so he could sell… she was informed by the lady at the checkout the landlord had 10 days to make a decision if she was to get my full deposit back or if the landlord wanted to make any deductions, it’s now 3 weeks down the line and she has been chasing daily only to be told the landlord has not decided if he wants to take any of the deposit for work he wants to carry out! On the checkout the lady who completed it told her to leave keys get her things and they will lock up… as soon as she walked out with her coat to put in the car she shut the door only to have a phone call letting her know she had left a laptop, she returned to get it and asked if everything was ok the lady said yes just finishing and she asked how long till she got her deposit which is when she was told he had 10 days to tell her . She is still waiting and all she get off farrels is that she need to be patient. The whole point of the tenancy deposit scheme so it’s fair, this is not fair!!! Absolute joke of a estate agent!!!!! I wouldn’t rate it 1 star more like -1… might not be a massive thing to them but it’s a lot of money and given she was very cooperative when she could of been a nightmare shows just how s**t they are…Now it’s 5 weeks and they have come back with wanting her whole deposit to carry out cleaning on the house… a grand for cleaning…. First of all the house was not in that bad of a state infact I went and hoovered bleached the bathrooms, the only thing I never got chance to do was the kitchen and living area because she was rushed out… when she spoke with farrels the woman basically told her she had 2 months to clean…. The house when she left was not in a bad condition infact it was cleaner than it was when she moved in! The day she moved there’s no access for the van to get outside the door and between the house and road was a green, the day she moved it was extremely wet and rained heavily all day… the down stairs was all tiled, and even putting things down never prevented the floor from getting dirty, she spent till early hours the next morning cleaning and trying to make it as clean as she possibly could. Which was explained to the checkout lady who replied don’t worry as the landlord is getting it professionally cleaned anyway! My partner has adhd and asd so she is vunerable and takes things as they are said, as this is part of her condition, farrels knew this and still took advantage of the situation, there disgusting and should not be allowed to treat people this way! Lancaster lettings need to be ashamed as they have taken advantage of this despite her disabilities she has 2 young children with Xmas literally round the corner…. They are probably the worst estate agents around and absolute con artists, there staff need training properly when dealing with people because it’s not right! they over value and rob people, shouldn’t be allowed to trade

I already have a review below explaining we were charged £300 for a level of service appropriately rated zero to one star. We made only one request when we paid this fee: that our (useless) property ad be taken down. We had zero viewers in over a year and next to zero contact from FH explaining why. FH refused to take the ad down by not replying. They relied on their practice of asking one month's notice before taking their marketing away. Bear in mind that the biggest online tool is Zoopla and they don't even use it. Bear in mind they only put your property on two online sites. Bear in mind they produced a year of zero viewers with their marketing. Selling your home? It's stressful enough without using this sort of £300 marketing approach.

As someone who is actively looking to purchase a new property the estate agents do not seem very proactive at arranging viewings or getting back to their prospective buyers. There was no urgency to even arrange viewings for houses that have been on the market for a substantial amount of time. I managed to view two houses advertised elsewhere in the time it took for someone to respond to my first enquiry at Farrell Hayworth. It's only when I make multiple attempts to contact them that I actually get anywhere. Most other estate agents I've dealt with have jumped at the opportunity to sell a property. The only timely phone call I received was from their mortgage broker who tried selling me a mortgage even though I had a mortgage in place already.

My review is 100 percent true based on my own experience with the manager Daniel from the barrow in Furness branch on the telephone Thursday 11 may 2023 in the afternoon.I am from London not local and wanted to view a couple of properties in Barrow as I wanted to buy one, I had told him exactly what properties. Daniel had said we have no viewings available for Saturday I explained I'm not from here and still he would not offer any solution. He then went on to say we need to see proof example cash purchase or mortgage offer to view a property, basically judging me or thinking I might be a time waster. I have never experienced this, even when a client does a mortgage in principal on the phone or face to face they don't need to prove any paperwork until they want to make a full application.Daniel was very rude and he then mentioned look at the online videos of the property, I said I want to see it in person how can you tell a client to go online and look at the visual video when I have called to view the property myself? this is appalling service and off putting I would like to remind Daniel it is the customers right to view, and because many agents are so lazy to show properties like in this instance Farrell and Heyworth, they got used to it during covid and still using the same excuse, exactly what Daniel said to me. If I wanted visual online viewing then why did I call you?He then mentioned some people buy properties without viewing it, I said why are you telling me this? just see the absolute disgrace of manners? I then mentioned if I wanted to buy a car I would like to see it before and a house more so but clearly Daniel has no idea on how to talk his behaviour was the worst I have ever experienced with any agent or organisation in the UK or abroad.I then told him do not assume or judge anyone you have no right, when things go wrong in your life be it at work or outside this is due to your appalling attitude, terrible manners in this case no manners, low/cheap service. I suggest you go and learn how to speak, respect people and learn basic manners. Since my conversation with Daniel I have spoken to clients and people who live in Barrow saying Farrell Heyworth service is so poor and the bad experiences they have had themselves, the agent have lied to customers and the online reviews have been fake to give high ratings from people they know, fake ratings so the company is lying to themselves and the customers. So how could I trust you?They lost a true client but this was Gods blessings and saved me not to buy from them. Truth always prevails.

Customer service is extremely important to us and we always strive to operate with the best interests of our customers at heart. I think it's valuable to outline what our procedures regarding viewings are. Our process is as follows:All initial enquiries to view are provided with a virtual video tour which is received within minutes of the request.The virtual viewing is followed up and feedback obtained, this is extremely valuable to the owner of the property.If somebody wishes to then book a physical viewing we will ascertain if they are ready to proceed. A Mortgage agreement or financial qualification is then required to put the buyer in the best possible position to offer, along with acting solicitor details. The viewing can then be arranged. Unfortunately, we still receive many requests to view properties from individuals who have no intention of buying said property. If the person viewing the property wishes to make an offer, we would require a proof of funds at this stage in any event. We have found that proactively working with potential buyers to ensure transparency about their financial readiness results in a far smoother and more successful experience for both property buyers and sellers.Kind regards,Jeremy Collins, Director

Having had a few agents quote to sell our property we decided to go with F&H Garstang. Gareth gave a very good sales pitch Sadly these were not delivered. There is not enough staff some part time. Phone lines are dreadful, no answerphone and often not answered. Sales progression is poor considering their fees. If you want a less stressful move do not use F& H unless you are willing to do the work yourself.

I have recently moved out of a property I was renting from this terrible company. 3 years i waited for them to fix my bedroom window which would not open causing mould and a fire hazard. The bathroom was covered in mould due to no ventilation which they were made aware of numerous times and refused to fix. I left the property with 2 beds inside and a mattress. There were some bin bags in the garden too. They are now asking me for £780 for the removal of these items!!!! This company is disgusting and I urge everybody to never ever ever deal with them.

Dreadful from start to finish. Staff have no idea what property they are selling, no updates - we had to call for information the whole time, only one key given at legal completion and place they were selling was left in a complete mess. No accountability, no concern for the purchaser, beyond useless… Do not use, plenty of better Independant agents in the area that care and are proactive.
