GoogleI have been using Brookdale for around 6 years and now have 3 properties that are let and managed through them. For each property I have always found Brookdale very professional and efficient. They are thorough at searching and validating suitable tenants, efficient in all contract negotiation and documentation and also continually follow up on tenants post contract to ensure that the property is being properly maintained. At contract renewal they provide appropriate advice based on current market conditions to ensure that they correct rental is agreed. They are also supportive of the tenants when there are any issues which results in a healthy relationship between tenant, landlord and property management. This has also led to long term tenancy for the three properties that Brookdale manage on my behalf which is very important to myself to avoid any gaps in occupancy and loss of income as a result and I feel that they offer good value for the services they provide. We were also fortunate that Brookdale kindly offered to sponsor a local grassroots football team in the local community last year and the Hampton FC Under 13 Yellows proudly wear their kit with the Brookdale logo on!

GoogleIn the interest of full disclosure I haven’t used this agency, but as a landlord in Peterborough I spoke to them and checked their terms of business for landlords since I was interested. I was horrified to see that if they find a tenant for the landlord, you cannot then cancel their management whilst that tenant resides in the property…. Without a fee of TWO YEARS rental commission. Ie- you are stuck with them. Read the fine print!!

GoogleSmall minded, Discriminatory and rude. I have not had any trouble with my applications for the past 2 properties I have lived in, both more expensive than the property we applied for and both of which did thorough referencing. Never needed a guarantor but was willing to provide one for the property we applied for, to be told that even with the guarantee of rent it would not be good enough. We are a family with two young children, one of those being disabled and both hard workers.
Asked for a reconsideration and the response was quite rude. Explains why this property in particular has been up a while and had numerous changes in rental price. Landlords would not be losing out on money if Brookdale looked at applications in an openminded, fair and modern way. This property in particular could have gone to reliable tenants a long time ago.

Having looked into the points you raised, I can see there were only 3 viewings carried out whilst you were living at the property, and for all 3 viewings you were given at least 24 hours’ notice as per the terms your tenancy agreement.
We deal with all urgent maintenance issues in a timely manner, I cannot see that any maintenance issues you reported to us were left for a year.
A video inventory is carried out prior to you moving in, so we can see exactly what the condition of the property was like, and we compare it when doing the final inspection. You are not expected to make any improvements to the property, but it needs to be in the same condition as it was when you moved in.
Any charges made against the deposit are fair and unbiased. As you have been advised, if you disagree with us then you are welcome to dispute it with DPS and we will provide evidence for any charges.
