GoogleWorst experience with absolute lettings. Rented a property in Torquay.Received the property without cleaning,lots of dirt and floor full of stains,dirty stained old carpet.Letting agent said property is avaiable and keys can be collected from their office.Believing property is ready to be moved in ,booked movers, packed everything and collected keys .I was shocked to see the state of property which was left to me to move in.As everything was already booked and arranged I couldn't do anything other than tidying up the property by myself and move in.I informed absolute lettings agency about the condition of the house and it was all mentioned in the inventory list with images and described as not cleaned.On top of that, back door keys were not handed to me for 6 days ,I had to live there without any access to the garden or rear of property for 6 days. While vacating the property I was asked to contribute towards the cleaning of property with a huge amount quoted for cleaning the house, cleaning the garden,pressure washing patio and what not. This happened while I was admitted in hospital and I had to chase and follow up with letting agent,email after email to convince the letting agent about how the property was left to us which was extremely stressful and was getting to a point where I felt like I shouldn't have rented this property from absolute property lettings.The letting agent did quarterly inspections and never ever gave a feedback after inspections. several pictures were taken during each inspection and never gave a feedback on how they would like the property or garden to be maintained.I never caused any damage to the property,I left the property way better than how I received it and my bad there were several weeds creeping into this property's garden from neighbors garden.As it was not mentioned in any inspection about weeding,I never thought about it and I mowed garden as required.If that was ever mentioned I would have sorted out while I stayed there. After a lot of follow up mails and communication I ended up contributing towards cleaning the garden.I wouldn't mind paying if the property was handed to me in good standards. I wouldn't recommend absolute lettings to anyone considering the service I received.
We appreciate all reviews, even if they are 1 star, as they often give us valuable feedback as to how we can continue to improve our service for our clients. We are however disappointed with this review, as what has been mentioned had already been resolved between all parties, if the tenant was not happy with the £100 deduction, there is an adjudication process to deal with this and they chose not to do so. Sometimes it can take a little while to resolve any negotiations with the deposit as we have to correspond with both the tenant and the landlord. Whilst we can advise to a certain extent during the tenancy if works need completing, it is outlined in the tenancy agreement that there is a responsibility for looking after and maintaining the garden. The internal cleaning mentioned was not claimed for from the deposit, it was just the works in the garden which were agreed to and it was resolved directly with the property manager. Where properties are not at the standard that a tenant would expect them at the outset, we always do our very best to rectify any problems as quickly as possible, often we are only given access to the property for the inventory is just as the tenant is due to move in. Ultimately we are only acting as an agent for the landlord and it is up to them what they decide to claim for, accordingly it seems that this is more of a review for the landlord rather than ourselves.

I decided to try their online auction department. From the initial meeting with Darren Hole who went through the options with me in great detail and the subsequent viewings with Frank and Simon to the sales progression with Kim and Debbie and contact with the rest of the team I was so impressed with the professionalism and experience the company offer. I would not hesitate to recommend Absolute Sales and Lettings.

I had been with a national company who not only neglected the tenants (and I lost a few) but me as a landlord. When I decided to change I wanted to 'go local'. From the minute I called Chelsey and Simon they made me feel like they were the company that would look after the property even though I lived more than 200 miles away. I have been with Absolute a while now and do not even think about the property, tenants or any problems. If they phone me with a problem, eg washing machine, they have already got a solution and a price. Before, with the other agent I had ' washing machines broke, what do ya wanna do about it'. I have used Simon and his team for 2 years. Initially I used Absolute to rent my property. They were excellent and found me two tenants over the two years without any problems. Any little issues in relation to the maintenance of the property or servicing of utilities was dealt with efficiently and rapidly, At the same time I was also trying to sell the property and they continuously kept me updated in relation to market value fluctuations and trends. My property was promoted regularly to increase interest and they gave numerous showings. I was eventually made an offer and the sale went through within 6 weeks with the Absolute team keeping me regularly updated.. I would recommend them to any prospective landlord or vendor. Fantastic team all round - thank-you guys and girls.
We're sad to lose you as a one of our landlords but very pleased to have been able to look after your property for a couple of years before selling it for you. Matheu, Simon, Frank & the team provided an excellent professional & friendly service from first contact to completion. The solicitors & purchaser were contacted regularly & we were kept fully informed during all stages of the process. Absolute went above & beyond our expectations visiting one of the vendors at home (they had broken their hip) to witness their signature & then delivering the completed contracts to the solicitors on the same day. The team at absolute have been amazing. I have rented with lots of different people but Cheryl and the team at absolute went above and beyond and were really helpful. Most letting agents don't return your calls and simpley don't care about your business let alone the fact you are trying to find a home. The team here responded well and supported us with our love and nothing was a problem for them and they genuinely care.
It's always a pleasure to read such a lovely review of our team, I know it's a bit cheesy but we do really care about what we do and we think that shows in the service we provide.

GoogleTeam of scammers, over three weeks ago I inquired about a property and requested a viewing, they said they will call me back although the didn't ask for me details. So I called again to confirm that they have my details, they said yes and we will definitely get back to you. No-one called back and the ridiculous thing is that they still list the property. So they place fake adv to show that they have a large portfolio of properties, but you know this is not true when you contact them. Scam artists.
I’m sorry that you feel this way, but we will only take applicants forward who will pass our referencing. If you haven’t completed our brief history form out, we won’t book a viewing in. If you have filled it out and don’t fulfil our criteria, again we will not allow a viewing. We also will not book viewings in for everyone that would pass referencing, we sometimes have over 20 good applications for a property and cannot practically accommodate every viewing request. We work for our landlords to secure them suitable tenants, none of our listings are fake, we do not need to do this. I would be happy to look into this for you and give you more precise reasons why you may not have been selected on this occasion. GoogleI first met Nicola from Absolute as I was very interested in a new development they were selling. Due to sad personal circumstances I was thinking that maybe I would sell as I loved the apartments that were being built. The team wrote a beautiful review of my home which I found very touching and all of them were so kind. My home was sold within 5 weeks I think at almost the full asking price. I had 4 people look at it and the 4th person bought it. I also secured the purchase of the apartment that I put my home up for sale for. I had a few personal wobbles on the way but the whole team at Absolute were so kind and reassuring. I never felt pressured but did feel cared about. They are so organised and on the ball right from the very start of the process and keep you informed at every stage and every viewing. I guess the thing that most impressed me, apart from their professionalism, was the personal service I feel I have received in selling my much loved home and moving to start anew in the coming months. I really cannot think of anything they could do better - they have been amazing and I am so glad I trusted Absolute with the selling of my home.
