I moved to France and required an agent to handle the letting of my UK property. I found one, but had problems with them. I then changed agents and had similar problems. Tenants were smoking in my property, pets were peeing on the carpet etc. I then decided to change to Payne & Co. That was nearly 9 years ago and since then I haven't had a single problem. As far as they are concerned, their purpose as an agent is to make my life as easy as possible while still looking after my tenants. Jason has always been very helpful, kind, professional and has taken the strain so that I don't have to. When I decided to sell the property, Karen handled the sale while Jason dealt with my tenant and the termination of the rental agreement. I was worried that being abroad would cause problems but the word "problem" doesn't appear to exist in their vocabulary. They both even calmed me down when things were taking longer than expected. No question was deemed too banal and the patience of both Jason and Karen seems to know no bounds. I cannot thank either of them enough for what they have done for me and I would not hesitate to use them again, or recommend them to others should the circumstance arise.

Payne and Co., and Karen Hesketh in particular, have been so helpful throughout our property search in Oxted. Karen was so committed to finding us the house we wanted and even stayed late one evening so that my husband could make it to see the house we are now about to move into. It is possible that, without Karen, we would have bought a completely different house (we had had an offer accepted and were proceeding) which was not as well suited to us. We would highly recommend Payne and Co. if you are selling or buying.

I have recently completed on an apartment in Oxted. The conveyancing turned out to be somewhat protracted and without the patience and professionalism of Payne and Co. I think we'd still be at it. Karen Hesketh identified the perfect property for my needs and skilfully negotiated an agreement that suited both parties. During the conveyancing things began to stall somewhat so Karen, Stuart and the team went above and beyond the call of duty to negotiate directly with the vendors and seek out answers to various queries with repeated visits to the property. A good deal of my frustration was eased by the "can do" and pleasant attitude of everyone I had dealings with at Payne's. I highly recommend their services.

Payne & Co were extremely professional throughout our sale. The realistic valuation enabled the house to sell within a week, avoiding a drawn out process and price reductions. We were particularly pleased with the marketing of the house and the quality of photos taken by a professional. Having Payne & Co conduct the viewings was also very convenient on our time, allowing for prompt feedback for every viewing. The aftersales support was superb. Karen Hesketh was incredibly professional keeping in regular contact with us and our buyers to ensure a smooth progression of sale. This support was invaluable and without it I question whether the house sale would have gone through. Karen’s local knowledge was amazing as our buyers were not familiar with the area, I’m sure this knowledge contributed to secure a quick sale. Some three years ago we were searching for a new home in Oxted, we didn’t know the area well but Stuart and the team helped with advice to narrow down our search area. Due to unexpected personal issues we had to call a temporary halt to our search but when ready to start again the team, by now knowing our requirements swung into action and a day after we returned from holiday we viewed four properties and put again with advice put in a successful offer on one of them. Extensive renovations were required and not wanting to jeopardise our house sale the Lettings team found us a flat conveniently situated that we were able to rent in the interim. We are now in and very happy and subsequently were responsible for the sale of another property which we again entrusted to Stuart’s team and a buyer was found within a week. We cannot praise highly enough the enthusiasm, understanding and professionalism of the entire team in the Oxted office. In the last three years we have bought through Payne & Co., rented through Payne & Co., and sold through Payne & Co. We would unreservedly commend this highly talented team.

As a first time buyer this was always going to be a very new experience and throw in a bit of uncertainty it could have been more stressful than it needed to be. Luckily Stuart (Taylor) could not have been more helpful, even though he was acting on behalf of the sellers he kept in constant communication and provided chases where it was required.
