TrustpilotDisappointing Experience with Unprofessional Service, but a Few Bright Spots
Our experience with Ryder & Dutton has been quite disappointing from the start. Trying to schedule an appointment to view a property was extremely difficult, and communication with the team was frustrating. The first time we called to arrange a viewing, they asked when we were available. I gave two dates, but neither worked for them. Instead of offering alternative dates, there was silence on the other end, no suggestions, no effort to accommodate us. The conversation felt awkward, with me asking all the questions, and it was so unhelpful that I ended up hanging up promptly.However, I eventually called back a few days later, and this time I spoke to a lady (Rachel, I think) who was much better. She was very professional and accommodating, making the process smoother. I also dealt with another lady, Lois (I believe), who was great to deal with as well. Both were a noticeable improvement in terms of customer service compared to the initial experience.The first property we managed to view was guided by a gentleman who was far from professional. He didn’t offer any guidance throughout the viewing and was generally unfriendly, leaving us with a poor first impression.On another occasion, we were shown a property by a young lady who was clearly inexperienced. She seemed to know very little about the property, and it was obvious she wasn’t prepared to conduct the viewing alone. It made the experience awkward and uninformative.When we made an offer on a house, I called for feedback, and the person handling my offer was uninterested and fobbed me off onto another colleague. It felt like they couldn't be bothered to engage with the process. I made two separate offers on this property, clearly showing my interest, and was ready to make a final offer of a few thousand below asking price. However, due to the lack of professionalism and how everything was handled, I ultimately decided to step away from the deal. Throughout this, we were left constantly chasing for updates, with little initiative shown on their part.It seems like Ryder & Dutton have a lot of local properties on their books but simply don’t have enough staff to service them properly. Given the poor communication and lack of professionalism, we chose not to list our property with them. This was further cemented by their high fees, which are among the most expensive in the area, yet the service we received was far from premium.We expected a more professional and knowledgeable service, but unfortunately, Ryder & Dutton fell short at nearly every stage.

Trustpilot"Unprofessional Service and Misleading Communication: A Frustrating Experience with Ryder & Dutton"
I initially called to arrange a viewing for a house and was told by Agent 1 via a callback after a few hours that the house already had an accepted offer.Later, I asked my wife to call, and she spoke to Agent 2, who told her they would speak to the owner and arrange a viewing for us. Shortly after, we received an email confirming a viewing for 2 PM on Sunday.However, the next day, Agent 1 called my wife to inform her that the house was no longer available because an offer had been accepted, despite the fact that Agent 2 had already spoken to the owner and secured a time slot for the viewing.Today, I called and spoke to Agent 2, who asked if I had cancelled the booking. When I said no, they mentioned something vague about the owner not wanting a chain and preferring a quick sale. This directly contradicted the earlier assurance that we were scheduled for a viewing.Frustrated, I spoke to the manager, who simply reiterated that an offer had been accepted, without addressing the miscommunication or misleading information we'd been given throughout this process.This experience has been marked by extremely poor communication, inconsistent information, and outright misinformation between agents. It has been the worst experience I've ever had with an estate agency, and I will certainly be looking elsewhere in the future.

On further investigation it seems that in between the phone calls from yourself and your wife to book the viewings, unfortunately our system hadn’t been updated regarding the vendors wish for no further viewings to go ahead. Once again, we apologise for any confusion caused, but ultimately we do have to take our sellers instructions regarding viewings, but we hope that you can find a suitable property going forward. Amy handled our sale and was really professional throughout, Amy was contacting all parties on our behalf and we were always informed and kept up to date during the process. She responded to every query immediately, in a friendly and helpful way, keeping communication flowing between the vendor and I. When I came into the office to provide required documentation she was always welcoming and extremely efficient. At the property, Tom was great. He was there with answers but he stood back and let me take viewings at my own pace. The most important aspect of the house sale was the good clear communication regarding the progress of the sale.Amy was always able to update me and answer any questions I had, if not immediately then by a return call. Not having sold a house for many years I did find it quote fast moving near to completion having to wait for funds to transfer arrange removal and key collection at both ends all in one day.

Not the most stressful thing in life, anymore.Nobody is saying moving house is easy. It's an emotional rollercoaster..."Are we going for it? Aren't we?!" Alex & Fleur at R&D Uppermill were with us every step of the way. Every loop the loop, every sweeping bend. Their communication from day dot was outstanding. Always available and always able to answer the pertinent questions. Our sale & purchase was particularly tricky because we were in a lengthy chain. Not to mention we had a baby arriving within 4 days of the moving date. When you're chucking a newborn onto the "moving house rollercoaster" - you've got to be sure you've picked the right team. As we shot though the photo finish & the wheels ground to a halt, we were all smiles. So yeah - moving house used to be one of the most stressful things you could do. Not anymore, not if you pick the right team to do it with.

The Manager Alex Fitton who started a sale of property with us, was very efficient and friendly. He committed a very good price and advertised it well. The initial photo of the property was not correctly done by the photographer that we paid for and Alex changed it straight away and the photo turned out well, so it was advertised very efficiently. Then the staff were dealing with the sale. They were all efficient and friendly. When we agreed on a purchase price, a lady called Jenny, was then straightforward to me. She was very good, she phoned me about things. Any emails were responded very quickly from her. She was very good. She understood everything I was thinking about and had lots of ways to make me feel better and more relieved. Thank you Jenny. Please tell all the staff they were working extremely well. in two words, CUSTOMER SERVICE! Jade and Michaela were absolutely terrific! They individually and collectively kept the sale moving forward, going above and beyond to make sure the sale was a success. An example is that I live and work in the US and they were able to help find service providers to make the property presentable for the purchasers, so they didn't lose their affinity for the property! Both Jade and Michaela, kept me apprised throughout the process. They always answered the phone and always relayed a positive attitude! It is hard to find good people in todays environment so it is a testament to R&D that they can attract and keep such talent. I interviewed several realtors to sell this property, which had geographical challenges for me. It was a long and tiring journey between marketing our house and completion of sale but throughout the Ryder and Dutton team kept us updated with every twist and turn. Many of the team helped us at one point or another but special mention to Jade who was constantly 'on the ball' with her quick responses to all of our (many) queries. Hats off, too, to Michela beavering away on our behalf with constant 'harrassing' of involved legal representatives. The whole team made our journey from decision to completion easy.
