GoogleNot a great letting agent.
On the surface they seem ok, and they have some nice properties! However their communication is poor, slow to deal with requests they make you pay extra charges and do not inform you when maintenance workers are coming so there’s random people in your houses. They were very keen to take my deposit, but I was then told that was an admin fee so had to pay again for the deposit.
Contacting them is sometimes ok they do reply but their emails are misleading and confusing and they go back on what they say a lot of the time. They don’t seem to care about the individual just your money.
Also as a professional letting out one of their properties, they informed me the landlord would pay the council tax but then at the end of the tenancy asked me to pay it, and they will charge you for cleaning your property even if it’s spotless.
So keep all emails as proof as what they tell you, make sure everything is written down, and take pictures of evidence of cleanliness damage before and after you move in so you have proof.
Also in the last house I was at there was no locks on the doors, they never emailed to say someone New was moving in so it felt like being in a hostel at times. And they withheld how much coincil tax I should pay each month so they have deducted it from my deposit.
Worst letting agent I’ve been with and I’ve been renting in Nottingham for 5 years.

GoogleBad encounter with this letting agency.
Rented a house for a year. In the contract we had items, that were not there on arrival. The house was advertised with 42 inch TV-s in each room which were dismounted (stolen, as per claimed by the agency) on arrival. After few weeks of forwards and backwards communication we were able to retrieve 32 inch TV-s with reduction in rent with the difference, however the whole communication was sketchy. On one day, the landlord was supposedly on a trip across the world, and then the next day we were notified that TV-s have been purchased and are in the agency, just waiting on new wall fixtures.
On arrival, I tried to go to the office, which is advertised to open at 9AM, but no one showed up til 10AM, so I had to stand in rain and wait for an hour. I was not the only one waiting!
After departure, they first tried to make us pay for inventory which was not present, or for damages we hadn't done. Such as missing hoover, and damaged chairs. We sent emails to the agency about the condition of chairs and were assured they are fine and not to worry (at the beginning of the tenancy). In the end they chose to drop the charges for the chairs and for the missing inventory such as the hoover. There was also a sofa that was standing on bricks, and we pointed that out also to the agency at the beginning, they did not seemed too worried about it, as it was functional, which it was to be fair, but not a good practice in my opinion, to have furniture in such condition.

GoogleAbsolutely awful, everything about this company is terrible. They dont solve maintenance issues, we dont have a carbon monoxide alarm, they gave us the place in terrible condition and they took most of our deposit for no reason.
They lied about everything during deposit negotiation and took 3 months to reply. Ignored our phone calls and changed how much we ‘owe them’ half way through. Rude and useless staff. Exploit the hell out of students for every penny.
I hope they get closed down as soon as possible and if you are a tenant with them do everything you can to protect yourself and your deposits! Call them up for maintenance issues as they wont reply to emails, take pictures of everything when you move in, call the deposit company to see whats actually going on (top365 lie about the deposit status alot).
Awful, worst lettings agent ive ever seen.

GoogleThis is the WORST EVER place to rent. If you want to live in a property where you’re constantly WITHOUT HOT WATER or heating during a freezing winter, and have to chase again and again for maintenance, then this is the agent for you.
I’ve rented for 8 years in this country, and this is hands down the worst agent I’ve ever dealt with.

GoogleStayed in student accom through Top365 last year and was basically scammed out of 6k+. I moved in, in August and my room wasn't ready so they put me in another place for a week, then we didn't have wifi for 7 months!! We couldn't even do lectures because everything was online, bike was stolen and they didn't have any security cameras, so they just blamed me for it. Terrible company do not recommend find somewhere else.NegativeProfessionalism

Dear Sukhraj,
Thank you for your review.
As you have pointed out, your accommodation wasn't ready in time due to delays caused by Covid-19 meaning we were required to source alternative accommodation for you of which this was for one week.
As you were aware we were in continuous conversations with BT regarding the WiFi of which we updated you each time we received further information. BT provided temporary solutions to allow you to work.
As for your bike, we at no point put the blame on you. This was an unfortunate situation which we had no control over and security camera would provide little deterrent.
We wish you all the best with your future endeavours.
Kind Regards

GoogleMy girlfriend stayed with this agency last year, and honestly DO NOT MAKE THE SAME MISTAKE, if you do remember to take pictures of every little spec of dust (I'm not kidding) before you move in, they will charge you at the end of your tenancy even if you clean everything, not only that, they have people walk in a view your house all the time so be prepared to have 0 privacy, also there are mice in the kitchen, and there was traps left from the previous years.
P:s if you do make the mistake of choosing this agency, remember to take pictures and hire a lawyer to get your deposit back.

GoogleI wish I could give no stars. This agency has treated us so poorly. We moved into the property which had been left in an appalling condition, including a broken shower basin, and they have the audacity to try and charge us for a new shower basin, they claimed we broke. We have been constantly chasing them via phone and email about these ridiculous invoices, with little to no response. These deposits are really important to us, and they have no right taking our money on false accusations. Do not sign any agreements with them!

Terrible at answering the phone and calling you back. Still haven’t received my damage deposit back over a year after my tenancy, and all around a terribly run agency. We are the professional landlord of Numbers of properties in the UK. We have purchased the rental property via Top 365 in the past. The process was a bit slow but all went in the end. ( 6 months)We have passed the managing of the property to Top 365. Numbers of small issues didn't resolve before completion of the property. After visiting the property after a few months of complication the required work still wasn’t carried out or completed ( witch we ware assured it will be down). The rent payment was constantly to be a chase, including statements etc.The work has been carried out without our authorisation. Very complicated way of understating statement or contacts and tenants' rent schedule.
Few months after buying first property via Top 365. We have been approached with Top 365 to buy the second house via then. It was a new build house next to our property so it sounds like a good decision. The process was extremely slow this time due:-The house wasn’t ready for the seller when we been approached ( not water and gas connected to the house). -the building work wasn’t completed. ( we need to be told via builder that will take at least 3-4 mounts to be completed).-6 mounts later building work ware completed so the tenants moved in without required HMO license.- The HMO license wasn’t applied (a legal requirement to sell the property with tenants inside). Estate agent advised we can complete without HMO. Massive misleading information. Penalty to that up to 10k.- after numbers of chasing we been told all is fine, we will complete after license been issued. After almost 10 mounts of dealing with it applying for a mortgage and reapplying to pay twice for survey etc Top 365 start advertised the property behind our back and found a new buyer without telling us.They claim the property is worth more. Firstly all issue was related to them and potentials owner witch is an investor in Top 365 not to us they purely mislead us in numbers occasionally and all the staff been laying to us.Very unprofessional very annoying and super poor service. We are extremely sorry that you lost the property, please try and understand that this was a decision by the property owner not the agent, we also have no control over the delays between the builder and the property owner. We have been advised it is not illegal to have a property tenanted without an HMO licence, the property is compliant once acknowledgment has been given of the application and the first instalment paid. This has been confirmed by Nottingham City Council, Broxtowe Borough Council and East Midlands Property Owners, the largest landlord’s association in the Midlands.
On the 1st August 2018 there were 19,000 new applications made for selective licences in Nottinghamshire, to date there have only been 1000 licences granted. Based on the advice you have been given this would mean 18,000 people have been operating their properties illegally, in Nottinghamshire, for nearly two years with subsequent fines of over £180 million.
The HMO licence for the property was applied for and the property inspected by the HMO officer before the tenancy start date. The HMO officer gave a list of required works which were all completed within a few weeks.
The purpose of an HMO license is to ensure the correct level of compliance is being met with regards to health, fire and safety whist ensuring the licence holder meets the necessary requirements for a responsible person.
In practice it is impossible for properties to have to remain empty for years whist local councils bear the brunt of huge workloads, it is therefore accepted that once the application has been acknowledged and part paid the property is compliant.
You were certainly not misled; the information you were given was entirely correct.
We appreciate you’re led by the advice of your solicitor, unfortunately acting on this advice can occasionally result in delays that some vendors are not willing to accept.
With regards to the rest of your email, students are reliant on their loans to pay their rent, once received we pay all rent to our landlords within five working days. If your rent is delayed it is due to a late payment by the tenants, with students this is often due to a delay with the student loan finance, this is fairly common most years. With regards to the statements we apologise for this, in an attempt to maximize efficiency and modernise our service, we adopted a drop box system, this has caused issues with some landlords. An emailed version should have been sent through.
In order to maximise our level of service, our management agreement does state that works costing under £100 can be carried out without prior consent, this allows us to complete minor or urgent works quickly.
We wish you all the best with your new managing agent and any further investments you may acquire.

GoogleDon't bother, CORRUPT.
Left behind my chrome cast when I moved out of one of their properties and told them within 7 days, it's taken FOUR months of me calling and emailing for them to acknowledge they don't know where it is. They refused to check the property for it unless it was at their convince and tried to charge me £25 for them to look. Only now have they told me that they couldn't find it and that new tenants have moved in to the property. So either they never looked, they took it, a new tennant kept it or a cleaner took it? All of which shouldn't be an outcome. Just to add insult to injury, the person I just spoke to over the phone was telling me that it's 'only a £25 chrome cast' as if the value is whats important here.
Despite it being my fault it was forgotten in the first place, they did nothing to aid me getting back my belonging. The guy also said in the same sentence that them searching would have been a waste of time, yeah the 'half an hour' he said it would've taken to search the property... not that it would be anywhere other than behind my TV.
On top of this, they took 2+ months for deposits to be returned, were EXTREMELY slow at fixing problems in our flat - namely a roof which leaked beyond belief every time it rained. Extremely poor at communicating with students.

GoogleSo I went for a viewing with this company last week/ the week before with this company. And not a great time, I mean I called on the day to ask if it was possible to view a few more properties and thank god I did because the property that we'd agree to meet at had been signed for the day before so we'd have turned up not to met anyone at all. then when we got to the house we were viewing it was nice and clean tbf but it was completely different to the pictures that they showed on the website because what they'd sneakily done is swapped out the living room for another bedroom (so the house was clearly a 3 bed thats become a 4 bed). I mean it's a shame because it was set to be our fav but having seen that I was so dissapointed. And then the guy said that there was a living room upstairs, it wasn't a living room, there was only space for a 2 seat sofa and a tv it was a box room and tbh an absolute joke. Really disappointed as I felt that the communication with this agency was very poor indeed, hence why we didn't go with them in the end.

Due to the high volume of viewings booked during the student letting season it is difficult to cancel viewings as soon as a property has been signed for. We always call the appointments in the morning of the viewings to confirm the meeting location and to advise which properties are still available. I understand you viewed a property on Allington Avenue which is a fully licensed HMO. The pictures and description on the advertisement are true and accurate. It is a landlords choice if they wish to change the layout of the property of which it has been this way for the last 4 years and have no intention of being “sneaky” with how the property is portrayed.
We are glad you have now found a property you are happy with.
