GoogleSDL are very UNPROFESSIONAL and do not value the time of their customers. i would not even rate them with 1 star. It was my first and very last experience with them. Took a day of work and was given the green light to bid on the property in the morning, sat all day behind the computer only to find out late afternoon that the property was sold prior to the auction. No one bothered contacting me even though they had all my details. i contacted them afterwards, only for them to come back with pathetic excuses!

For clarity we do our utmost to advise all interested parties when a property sells prior to auction, as well as updating our website, Rightmove and auction addendum document. The lot you were interested in sold the afternoon prior to the auction and I'm afraid our team didn't call you to advise you of this. We are looking into how this was missed. We apologise again that you weren’t aware the lot you were interested in had been sold and we hope you will consider registering to bid with us in the future.

GoogleHave dealt with many property auction houses over the years. This is one I would not do business with again. Firstly has more properties withdrawn at the last minute than any of its competitors. I guess because not enough bidders registered. The legal packs again in relation to their competitors seem basic and lacking. The cynical would argue theres good reason for omitting certain facts/documents in the legal pack. Fees are the highest out there although yes they are clearly disclosed prior.

We do indeed withdraw our properties when we have no registered bidders, however the majority of those withdrawn are actually sold prior and therefore cannot be offered on the day. In terms of our legal packs, these are supplied by our seller's solicitors and not compiled by us. We do ensure the relevant legal requirements are met but in terms of anything else, this is the responsibility of our sellers - as it will be for all auctioneers. We're pleased to see you've noticed the transparent way we operate in terms of fees. This is important to us and something we proud to do in all areas of our business. We're disappointed that you do not wish to work with us again. We notice from our records that you don't appear to have bought anything from us and so we're sorry you appear to have missed out. We very much hope you consider working with us again in the future.

Largely good, could be a little more joined up in their processes. One example multiple emails that look similar causes confusion. Overall one of the better auctioneers I've experienced.

We are pleased with the help and advice given to us with regard to selling our property. We had experienced difficulty selling the property and this method of selling through auction has been much less stressful. The staff have guided us through the process and communication has been excellent throughout. We are now hopeful that a completion date has been achieved.

GoogleBrilliant service, it is my 1st time selling in a property auction. Had a few auction houses come to carry out an assessment on a commercial property. Chris from SDL came across as very professional and knowledgeable, Chris informed me he would keep me fully informed all through the process which he did. Unfortunately the property didn't sell at auction as it was a quiet month due to bank holidays. After the auction SDL starting getting offers. Sam in the office who deals with the offers and exchange of contracts was amazing. She kept me fully informed on each offer and her expert advice was very reassuring. If you want the best price and piece of mind when selling at auction I would recommend using SDL.

Buyer has to pay bidding fee plus 10% deposit as soon as they are successful bidder. Then during conveying £1650 plus vender"s searches including electric and gas certificates, Land searches. Then solicitor charge separate for searches. In short property cost more than they would buy carefully after viewing and through maths through estate agents

You are correct, thank you for highlighting this. It's essential that all bidders do their due diligence on the property and any fees associated with the purchase. All fees will be clearly detailed in the legal pack available to download for free from our website prior to the auction. It may be the case that the seller includes specific costs as part of their contract which is why it's important to read this carefully before bidding. Because of this we encourage all solicitors to fill out a 'Summary of Fees Form' and include it in the legal pack, to clearly show any additional fees that will be required to pay on top of the purchase price.

I’ve never considered selling property by auction before but as I couldn’t sell via the traditional route I decided to give it a go. I wish I did it sooner as it so much less hassle. All you need to do is pay a small fee for a legal pack which is part of the standard conveyancing process so contributes towards that final bill, and that’s it. No other fuss or fees as buyer can pay. The buyer has most of the hard work to do unlike the traditional route where it’s the other way around. I would not hesitate to use this process again as it’s so much quicker and easier and if the buyer pulls out you get to keep the deposit. Sdl were extremely professional and efficient and slick. The whole process from start to finish was about 30 days. Sdl have the entire process down to a fine art given their connections with conveyancers which they work with hand in hand. I will definitely use them again as the whole experience was so stress free.
