You'd think renting from a community housing association would be free of the more predatory practices employed by private landlords, but unfortunately this has not been the case with NCHA. After putting my rent up by a whopping 70 quid per month after less than a year of living there, the NCHA have added insult to injury by failing to sort any problem or repair (of which there have been numerous) within a reasonable time frame. Having gone for over a week without a working toilet, I'm now without a working shower for at least 3 weeks - and the NCHA have flatly refused to give me any reduction in rent despite not providing basic amenities you would expect from renting a flat. Avoid, avoid, avoid!

GoogleI have been trying to book a repair which was left undone by ncha workers they have left the boiler outlet outside its pipe and the hot water is cascading down my wall onto the window which is making the wall damp and the putty soft everything I try and call repairs I'm on a long wait when I reach number 5 or 4 I get disconnected why?

NCHA can be a little slow with repairs, and Im thankful I’ve not had too much go wrong. Been without water 3 times, but this was repaired fairly quickly.However, my main concern is the increase in monthly payments. Rent for 2023/24 has increased 7% (the maximum allowed) and service charges have increased 307% (yup that much). This is mainly made up from ‘landlords utilities’. I hope it doesn’t get much higher. Total amount for a 2 bedroom flat with no garden and no visitor parking is £507 a month.Other tenants don’t help themselves though. They dont use the refuse area properly. They cant put recycling in the correct bins, and they leave large items for NCHA to clear, rather than arrange (and pay) for council collection. This adds to their costs.

Had massive fungal blooms caused by the extractor fans not being put in correctly, and an obvious and systemic 'bodge it for cheap' attitude it's been 4 months without a shower, my neighbor has had the same problem. I've got numerous health issues, not least the one caused by the very house itself... Funny thing is the surveyor from ncha came round and was top notch, the workmen- exactly the same(if not a little overwhelmed by an excessive and unrealistic work schedule/top down enforced ethic). The problem comes from management (this is echoed in some employee reviews) and the culture of profit over care which is obviously rife at the company.
At what point do things change?? Is this just a page for lonely outpouring of frustration, or is someone with some actual influence going to help. The money I've lost in earnings could of paid for the repairs... Not that an organisation who claims to look after people should be making those people fix problems the're too cheap to fix correctly.

Do not go into shared ownership with NCHA. I puchased 50% of a property from NCHA 3 years ago. everything worked well until i wanted to sell my share of the property, they will do everything to make it impossible for you to sell your share. refuse to take up first refusal to buy back despite people crying out for affordable housing in this area. They put so many obsticles in the way that it make it near on imossible to sell, this has caused my much stress and put me into finacial difficulties while stuck paying for a house which i no longer reside in. They off no help or support and the communication and customer service is diabolical.

NCHA are a terrible housing association. I have just got off the phone telling them that our boiler is not working it has error and no flame. The woman then asked me had I tried Google it to try and fix the problem myself. I said I had tried resetting it and also turning it off and on at the wall but it is still not working. She then said because it is still British summer time it would be 72 hours before they would do anything. I said that before when we had a problem because we are disabled they contacted repair people and they came out. She went away to speak to someone came back asked for address then said couldn't do anything and to ring back on Monday.My husband has a brain injury and diabetes is supposed to keep his bad foot warm. I am disabled and my condition has caused mobility problems. We have waited in past for months for repairs to be done. When repair people come out they are horrified the way we have been treated as they say we should be priority. Still British summer time she not got a clue we are now in autumn it has got a lot colder over past few days. THIS IS ABSOLUTELY RIDICULOUS.
UPDATE
So over a week after engineer looked at boiler and said it needed a new pump which he said he would order straight away, got a call from NCHA that someone would fix it on 1st November. We have no heating no hot water and can't have a shower because the boiler heats it. We are a disabled household and they think this is ok.

GoogleA tenant for a few years, the staff are lovely and my repairs are always dealt with promptly. The contractors are always cheerful and caring and very respectful. The only issue I have is Parking, no room for parking when contractors are arriving . Bearing in mind that many residents are elderly or need carers there are always parking issues. Ambulances have issues all the time, at times parking on the road blocking traffic, emergency services will have no chance in the day if there are contractors using
the car park This issue needs to be adressed.
I and other residents have complained but to no avail. Its an on going issues for many years. NCHA please sort this out.

GoogleI had an issue when my front door wouldn't lock properly after being looked at numerous times , I have 3 small children in the house and I was told to put planks against the door because they couldn't attend until the next day, so leave my door unlocked all night with a young family Inside! Now my boiler has a fault I have no hot water and because I can't take the day off work tomorrow to wait in between 8am and 4pm I am expected to wait until next Thursday to get it looked at , so no hot water for a week again with 3 young children in the house !

GoogleI have a boiler that has been leaking for two years it was new
for last year I have been emptying bucket of water on a weekly basis It is now so rusty it is unsafe and has to be replaced the reason for leek is a 20 foot pipe through my living room and a further 20 foot pipe out side to reach a down water pipe
They are going to keep it in same place even though I live in a ground floor flat with five outside wall that are suitable and near down pipe
No one in a potion of authority will talk to me I have requested visit and phone comunicatin
I waited in on the 23rd of December for a manager to look into my situation he did not turn up or offer any apology
I feel bullied
with a take it or leave it attitude
I pay full rent and I am not in areas .
I know that after a few month it will leek again and I will be expected to empty buckets again i will be talk down to when I ring up and will have to sit in on my days off waiting for repairs that will last a few weeks and start again
Nobody cares or ancer emails and now they don't even pass massages on .
ÑCHA will put the rent up in April after wasting monies all year
