If you are considering renting through Abbott Fox I would strongly advise against it based on our recent experience with them. 7 months ago, we agreed to rent a brand new flat in Rose Lane. After signing the paperwork, we discovered that our landlord and the agent were father and son which created a conflict of interests and there was a constant lack of communication between them throughout our tenancy. When viewing the flat we were assured that blinds would be provided but this was later retracted with the agent stating, “The landlord is allowed to change his mind”. It quickly became apparent that there was a mould problem in the flat. Initially, the landlord tried to blame us but eventually acknowledged there was a faulty window then proceeded to do nothing about it. The building also had a problem with rats which no-one seemed concerned with addressing. The landlord was completely unreasonable at times and the flat was not enjoyable to live in so we moved out. The agent sent us an email thanking us for leaving the flat in an really good condition and informed us we would be getting our full deposit back. When this had still not been refunded after a month we began chasing them. Finally they paid, but deducted agency fees we had already paid in advance and we had to wrangle with them all over again. Overall we found Abbott Fox to be both incompetent and dishonest.

I echo the reviewer below me in not recommending to work with this agency if you are a tenant who is looking to rent a property. I made an offer for a rental property, offering to pay a full year of rent upfront and wanting a standard 12-month contract. Everybody knows that a 'standard tenancy agreement' involves a break clause - even the UK government's website's recommended 'Model Agreement for a short-hold tenancy' includes a break clause... But the people at this agency took my offer and then wanted to force me to take a 12-month contract without a break clause, meaning I had to stay the full year whether I liked it or not, even if there were maintenance issues I would be contractually forced to stay. When I confronted them about this, they played innocent and tried to take me for a fool, saying that "a break clause is not in a standard contract". Really? I've had standard contracts for the last 10 years and they all had a break clause. And from them it was either "Take it or leave it" - after I had already handed them the fees to take the property off the market. This agency only has the landlords' best interests at heart, not the tenants' and they are willing to play games with tenants in order to get the best possible deal for the landlord, even if that means it is the worst possible deal for the tenant. Avoid.

As a first time buyer I hadn't had much to do with estate agents (but had heard all the stories). So I was pleasantly surprised to find that from start to finish AbottFox provided a really professional and efficient service with minimal 'sales' tactics. I was particularly impressed with the support provided by Julie who was a huge help in ensuring both the Vendor and I got what we wanted. All in all, a very painless and short process (3 months).

While I decided to buy a house with another property agent in the end, I really wish I had gone with abbot-Fox. I was helped by an agent called Jonathon Walton and he went above and beyond in order to cater to my needs and try to find us a good house at a good price. He was more than willing to send me a copy of what the contract would look like before I bought a house. I really cannot exaggerate how hard he worked to find us the perfect house, and I appreciated it so much. He was also very understanding of how oblivious I was to everything - considering I am a student and a first time renter - he went through everything that I should do and everything I should be wary of in other estate agents. He honestly made my experience with renting a house - even through another company - a hell of a lot easier!

having called with a view to rent a property at the top end of the property rentals in this area I found the staff unhelpful and rude. They totally lacked the ability to sell the property to me nor were they that enthusiastic when I had indicated that I was interested in the property ...... If I were letting a property I would not use them as they turn customers off.... The property in question had been on the market for at least 6 months and had a rental of approx £3,000 pcm. Somewhere there is a landlord loosing money whilst this agency is treating customers with contempt... I only give one star because this system insists on at least one before the review can be posted.....

Although myself and my boyfriend are not currently renting with AbbottFox, I would just like to say how pleasant our experience has been. Luke Savins, the agent who helped us, was extremely helpful and had such a pleasant and respectful attitude. It is such a shame that many other letting agencies in Norwich do not have such respectful staff. I would recommend that others ask for Luke. His approachability, respectful manner and kindness, is a breath of fresh air in the world of rude letting agencies in Norwich.

Worst of a bad bunch in Norfolk absolutely clueless! Last 5 properties I have enquired about to rent “Erh sorry sir, the tenants have decided to stay on “ 5 in a row lol !!
