TrustpilotAvoid Emily Lightley!! Illegal deposit holding and lying
Atrocious people rented with them over a year and at the end they illegally held my full deposit for 3 months? £1500. Then they lied to me about the flat being sold and served s21 and so many other things. Emily Lightley is the most incompetent property manager and needs to be sacked. She does not do her job and made my experience horrible. I’m shocked they hire such incompetent people.

After having issues with our previous property manager, Noor El Chamcham took over the managment of our two properties. Noor has always been extremely precise, attentive and fast replying to all our enquiries and making sure the apartments were very well taken care. She has been amazing in helping with the sale of the property organizing very quickly a heat pump maintenance and everything needed for the keys handover.

GoogleI moved into a property through this agency around November 2024. 1. When I moved in, I received a broken foe so whenever I entered the building, I needed to wait outside for others to open. It took around a month to get a new fob. I was explained that the fob was correctly working before my move in. 2. From the beginning there were issues with toilet flush button and front door lock. Finally in April there was a contractor visit planned. However, the contractor only fixed the toilet flush button and left the front door key broken. I contacted the agency through three emails and two calls, but they never replied back. I previously gave two stars but removed it as the agency decided to solve the issues. But I have to give one star until they solve the issue.

I had some unusual requirements and whilst some estate agents have been pretty unhelpful in this regard, Scott took the time to find some properties that met my needs and quickly arranged for us to view them. I just moved into my new home as a tenant. My agent Wesley Robinson and property manger Thomas Chan were both very kind to assist me in getting settled. I just moved from overseas, and was not familiar with the appliances in the flat, Wesley was very kind to answer all my questions after move-in even though it probably falls out of his responsibilities. Because I was not able to unlock the hob, Thomas and Wesley spent much time on trying to figure it out for me. Thomas made many phone calls and made many attempts to help me. Wesley even came by to my flat to help me unlock the hob himself, which is clearly many many extra miles that he is used to doing for clients of Life Residential. I am very grateful for the tremendous help I received from Wesley and Thomas.

One feedback I have though - Understandable that agents earn through the landlords and tends to be landlord-biased but in a landlord's world it would be nice if agents helped tenants exercise what a tenant should consider (eg: quality of building etc.) before renewing terms

A Terrible experience from start to finish, we signed a two-year contract and after one year they wanted to put our rent up by 20%, we negotiated down to 10% and so had to move the second year. It's now been 6 weeks since leaving and we still have not got our deposit back, its proving impossible to get any sense of urgency or accountability from any team member.
