Our purchase has been handled by Jayne who has been fantastic. After just missing out on a property we loved she offered us a viewing on another even better property Straight after. She knew instinctively what we were looking for and had an offer accepted the next day. The process is running so smoothly I couldn’t be happier with the service we have received so far as first time buyers.PositiveResponsiveness, Quality, Professionalism, Value

Dealt with Joanne and Ruth in the West Derby branch. Ruth had been amazing and dealing with her kept my stress levels low. What I thought she couldn’t help me any further Ruth never gave up and did it successfully to help me chase things up to help me complete my sale.Thank you so much

Somewhat lacking

This letting agent leaves a lot to be desired. Zero support for tenants, acting solely as sales agents in the interests of the landlords, despite their obligation to provide clarity for tenants about what they're signing up to. My nightmare began with the tenancy agreement arriving just one week before I moved in, forcing me to sign a "Deed of Surrender" (I was led to believe it was a 12-month new contract via the existing flatmate who had gotten his information from the agent). When I raised concerns, the agent admitted it was a bad deal to take on responsibility for anything that had gone on with a prior flatmate, but offered no alternatives. Emails in one thread are typically answered by different agents, and phone calls vanish into an off-site messaging black hole. Even after I moved out, getting my deposit back was irregular. After a second email asking when it would be returned, I was told it should've been returned via the new flatmate (a stranger!), who didn't even have my account details. This is not standard practice, it's a recipe for disaster! How are you supposed to enforce getting your deposit back from a new tenant if they dispute they already sent it? If you pay your deposit into a Govt. Protection Scheme via an agent, it should be returned that way. Instead, this agent feels it is "problematic" to treat me as an individual tenant with my own rights and so prefers to wash their hands of it. The new flatmate is left feeling the same. UK law doesn't help flatmates moving in with existing tenants under one umbrella agreement, but the treatment I experienced felt demoralising. It was my first time in such an arrangement and an agent knowing this should provide support. If you value clear communication, tenant support and basic professionalism, avoid this agency and avoid joint letting agreements.

If I could give no stars I would

If I could give no stars I would. Do not, I repeat do not, ever use this company to let a property with either as an owner or as a tenant. They are thieves, take money each month and do nothing to earn it. We were stuck with them as had the same tenant for over 11 years, luckily our tenant was great. She hated them with a vengeance as did we because they were so useless. Sadly our tenant died a few weeks ago. Northwood Wigan have now plumbed the depths by not returning owed monies to our former tenants grieving family. They had the gall to tell them it was us witholding the money. I cannot express strongly enough how awful this company is. How anyone can work for them is beyond me.

If I could leave no stars I would

If I could leave no stars I would! The Doncaster branch has been nothing but incompetent as a letting agent! This appauling service has been going on for several years. The staff don’t care about the tenants or the landlords they are supposed to be acting on behalf of. If you use this company with its inept and careless staff you are certain to have nothing but problems which you are paying the privilege for. You have been warned!

Most incompetent letting agency.

This is the worst and the most incompetent letting agency. My property manager is off 70% of the month. And the days she is in she only responds by saying leave it upto me. And that’s all.. the issue is left with her and she doesn’t do anything about it. None of the employees would get back to you even after promising a call back including the managers. They simply don’t care what the tenant is going through.

Bad customer service and incompetent

Bad customer service and incompetent - their rental properties are overpriced (obviously). I was paying £750 a month (now being let for £870) to stay at 97 South Gyle Gardens in Edinburgh. The building was more like a drafty caravan and it has a really bad damp problem. It also has rats which chew the waste pipe of the toilet which floods your bathroom creating more smell and damp.. The damp smell ruins all your clothes and belongings as it is near impossible to get rid.The staff are 'mostly' very arrogant useless pepole.Having to deal with the incompetent estate agents and staying in that property was genuinely the worst experience of my life. Please advise avoid at all costs.

Do not use this company- they are utter…

Do not use this company- they are utter liars. 'You get your rental income on the same day of the month, no matter what, meaning that you know what to expect.'- You absolutely do not. Only once have we received our income on time without having to chase. They have small print terms and conditions stating it can take up to 14 days. 'We hold regular property inspections and manage all maintenance queries'-Luckily we have wonderful tenants in our property. Having said this, this was luck. Northwood didn't even tell us who the tenants were before they moved in. We had no idea until we popped over to deliver a card. However, they have informed us that Northwood have not been to inspect the property once (they have been in there almost a year). We deal with all problems ourselves and will be getting rid of Northwood after a year.

Although the staff where friendly and helpful me and my partner had some issues when we moved in. The previous tenant of the property changed the electrical and gas to a card and key top up. Me and my partner where not made aware of this untill the day we moved in. An upon moving in before we had any electricity we had to pay of the previous tenants £40:00 debt on the key card. And we still have no gas/heating as the property is being changed to a monthly tarrif next week. And Npower won't open the gas account till this change has happened. Overall Im disappointed that this wasn't sorted prior to me and my partner moving in. As we have gone 6days without heating untill Npower change the meter over.

Daniel · 29 August 2018

Agent replied · 27 August 2024

I am sorry that this situation has happened. The previous tenant had the Gas and electric meters changed to pre-payment meters without consent. As we are not the occupier we had to arrange for the new meters to be installed once you moved in, which had been booked. Ordering new gas and electric cards for new occupiers in the meantime is usually a very straight forward however on this occasion it seems that it was far from that, and as you, we spent quite some time on the phone to Npower. Had you not said you would wait until Tuesday for the meters to be changed we would have continued to try and sort this out for you. Npower should be refunding the £40.00 to you but we will cover this cost if this is not the case. I appreciate this was not the best start to your new home and we sincerely apologise for that and moving forward we hope will meet your expectations.

WOULD NOT RECOMMENDED!! Previous tenant of a flat Northwood managed. Ignored all emails of repair work needing carried out including condensation, broken windows, damp, mould etc. A member of their staff allowed themselves into the property when they believed it to be empty. Only I happened to be in the bath, heavily pregnant when I caught this member of staff snooping. When it comes to checking out, they split hairs to gain as much deposit as possible, however no issues were raised on monthly inspections. Needed persistent nagging to provide me with a replacement smoke alarm and carbon monoxide detector. Found staff to be very unprofessional and condescending and will be avoiding Northwood like the plague. IN REPLY TO NORTHWOODS REPLY... Yes, I did receive an email from yourselves to inspect the property in January 2017, I however cancelled this appointment 11 days before a member of your staff allowed herself in to the property which she believed to be empty and began snooping around. (All members of your staff were aware that this appointment had been cancelled) As for the help we received upon checking out, this was minimal if any. I got a patronising and snobby attitude from the branch manager of all people. Its a shame the interest which was shown to the property when we checked out, wasn't shown throughout our tenancy. But of course, when there is a considerable amount of money involved, hairs were most certainly split.

Thank you for using our complaints procedure, we will try to deal with your concerns quickly through the proper channels. I am sorry you felt the need to leave this review but In order to help other google users it may be of value to point out that any visit to a property is notified in advance and you are right to say we had no concerns following inspections. We do not gain from deposits, as this dealt with by an independent government backed scheme designed to protect the tenant in these matters. We would rather return all the deposit as claims cause a great deal of work for us but we must protect the landlords interest as well. We are disappointed by the remarks you have left given the help the staff gave you when you were moving out but you can rest assured that we take complains very seriously and will deal with all your accusations in the proper manner. We offer a number of tenant help guides on the website that may be of interest to other Google users.

I became a reluctant landlord when i was forced to move for work and have rented several times over recent years finally as a tenant with Northwood Newcastle. They have been nothing short of exceptional. They are very honest and matter of fact which i found refreshing. It was particularly difficult when i moved out because of work commitments and time away from Newcastle but they were very clear at the pre check out visit, (something i was never offered by other agents) and did my check out without me. A few cleaning issues were raised which i was happy to pay for as i just didn't have time myself. They made no deductions for this as they said it was done easily by the staff. Another first in my experience! I don't know how they remain so cheerful as i have had endless problems with my own tenants that seem to think they are paying for a "hotel" experience, want everything the next day and think they are doing you a favour living in your house. To top it all the staff at Newcastle actually helped me with my own property 200 miles away, giving me the right legal advice and prevented my agent putting me at risk. I wish they could manage it for me. I can not say anything but they are the best agent i have dealt with by some margin.

High praise indeed, I am glad we could help. It is often hard for tenants to understand the difference between poor service and service that you don't like such as property inspections and deductions. It is always pleasing to deal with someone that can see both sides of the argument. I hope you can find a Northwood office that will be able to manage your property but we are always just a phone call away and the legal team are on hand if you need them.

Rude, unprofessional, hideous - never work with them

Words fail me in trying to explain how horrifically terrible this company are. I've dealt with the Cheltenham branch for 3 and a bit years and unfortunately had no choice but to stay with them as the flat I was renting off them was perfect for me. I would like to say that this comment includes all staff members except for Holly and Julie who were an absolute delight whenever our paths crossed. I dealt with one person in particular, Lisa. An extremely unhelpful, unprofessional, rude woman. I won't go on and on because it's clear I have had a horrendous experience with the company but one incidence really feels like it needs to be shared. Our immersion heater broke in November one year so i called Northwood and explained the situation, they promptly got an electrician round to check if that was the issue but it wasn't so a plumber came round and it turned out they needed to replace a piece but the immersion heater in the flat is from a company that doesn't exist anymore so they need to have a bespoke piece made by another manufacturer to put into the boiler. The flat I was in had no central heating, single glazed windows and no hot water ... for 6 weeks! I was assured I would be kept in the loop but not once did I receive a call with an update on the whereabouts of this piece for the immersion heater. When I called after 5 weeks of no hot water and no central heating in a freezing cold flat I was told, and I quote, that I was being unreasonable and if i didn't stop asking about when the heating/hot water would be fixed then the landlord was prepared to serve notice. You might think that in this situation they would think about the fact the rent had never been late and always in full and on the day requiredor that the flat was beautifully maintained and was complemented on how well it was kept in every inspection but no, asking about an immersion heater part is just one step too far!Absolutely delightful service, really felt like I had someone on my side when things felt pretty terrible! Of course that is complete sarcasm, I've never had such horrendous service from a company. Could not recommend less. Hope they get shut down.

Northwood sent a employee to take pictures of number 16. The man sat in his car for an hr staring at me, a tennant of 11 wellington walk..then after an hour, he got out and tuck pictures of the vacant property, and said "I don't have to tell you anything!" And left.Verry blunt employees. This in turn sparked my anxiety

I contacted this agent and had a very specific request and had only a few weeks to make it all happen, any delay wouldn't have been acceptable. Fair play this agent pulled out all the stops and got everything done and I was moved in before Christmas they even went out of there way to drop the keys off at my hotel before I arrived so I wouldn't have to wait. Highly recommend the team at northwood.

Northwood in reading

Northwood in reading, offered on a house through them, told lies from the offset. House was advertised with no chain when it actually had a 4 tenants who wouldn’t vacate due to divorce. Lost our buyer because of it all. The estate agent has then gone and put it on again advertised with no chain. Beware the next person!!!

Avoid like a plague. What they do is illegal.

It is advisable to exercise caution when considering tenancy with Northwood Peterborough, as some tenants have reported extensive deductions for minor wear and tear issues. The company's practice of charging tenants for seemingly nominal damages, such as a £10 fee for a broken shower chain, has raised concerns regarding potential illegality and unfair financial practices. These practices may warrant review by the relevant authorities to ensure compliance with tenancy laws and regulations, particularly in matters concerning potential fraud and unjust deductions from tenants.

I would like to say a massive yes yes yes to Northwood Tyneside especially the letting side of the company. They look after multiple properties of mine. Not only do they guarantee 52 weeks rent but they have a 1st class maintenance team behind them. Any issues they have an engineer at the property same day and problem solved. It is this type of service my tenants stay at my properties. Thank you Northwood and team

When everything breaks, they do nothing

I’ve created an account just to write this review. I have been renting a Northwood property in Manchester for a little over 4 years now and they are absolutely appalling. Their communication is basically non existent and they take (sometimes literally years) to fix maintenance issues. The only way to get them to sort things seems to be threatening them with escalation. In the past, I’ve had to wait 2 months for a washing machine and when this was chased I was told that I would incur a fee because I, “didn’t wait”. When I put them straight they apologised and a washing machine magically appeared. I also had a non working toilet for 2 weeks as they like to cheap out and send their contractor over instead of an actual plumber. This would be somewhat fine but they have 1 contractor across all of Manchester. I am currently trying to get my oven fixed which has been broken for over 2 months. I’ve threatened to take them to court and that’s the only way they’ve sent the contractor over. I’ve sent a stream of over 15 emails and every time there’s always an excuse. They try to word things politely but actions speak louder than words. I get so stressed when things go wrong as I know I’ll be waiting for an eternity to get it sorted and I have to be all over them before they lift a finger. I reported a leak 3 years ago and chased it formally in writing many times and they just don’t care. There’s no out of hours service so if a disaster happens late at night I’m screwed. My ex girlfriend rented a property in Edinburgh from these lot and she lost her deposit despite having the flat professionally cleaned before she left and she is not an untidy person. So I’m bricking it for when I leave, thankfully I’ve kept records of their breach of contract for maintenance issues. Absolutely will be avoiding this awful estate agency again in the future, even if I find a dream flat and it’s ran by them.
